Renting near Whitlam Park, raising kids by Busby West Public School, or managing a semi off Jersey Street by Johnson Park? This season’s Busby specials also stretch to Formica Park, Moore Park and the Green Valley Road end. Mention them on the phone and we knock the saving off.

Busby grew as part of the Green Valley housing estate of the 1960s and 1970s, and it still looks the part: 88.2 per cent separate houses, 8.0 per cent semis or townhouses, and 54.8 per cent of homes with exactly three bedrooms at the 2021 Census. Many of these estate houses keep their first switchboard, a handful of lighting circuits and too few outlets for today’s appliances. We add double outlets, rewire tired kitchens and swap old porcelain fuse panels for modern boards.

Busby is almost entirely residential, so its working buildings are mostly community ones: Busby Public, Busby West Public and James Busby High School, plus the Heckenberg Community Centre and children’s centre on Green Valley Road. For those, and for small owners who lease a unit or run a trade from home, we cover commercial electrical lighting, power and fault repairs.

Busby households can book same-day service right across 2168, from St Johns Road down to the Orchard Road side. Urgent calls in this 1960s stock tend to be a fuse that keeps blowing on the kitchen circuit, a scorched outlet behind the fridge, or lights dying across half the house after a storm.
Half of Busby rents. The 2021 Census put leased homes at 50.8 per cent against 32.6 per cent statewide, so much of our work comes through landlords and agents keeping three-bedroom houses compliant and liveable between tenants. The rest is owners, many with young families given a median age of just 32, who want a local electrician in Busby to modernise a home bought as the first step on the ladder: more outlets, a split system in the lounge, a safer board.
The suburb takes its name from James Busby, the viticulture teacher often called the father of Australian wine, and its streets still show that 1960s estate pattern of modest homes on their own blocks. We rewire rooms, fit ceiling fans for summer, chase electrical emergencies and replace worn fittings from Bradshaw Park to Skillinger Park, as part of our regular rounds across South-West Sydney.

Busby's houses went up during the 1960s and 1970s estate build, and many still carry original porcelain fuse carriers. We replace them with modern boards, circuit breakers and RCDs sized for air conditioning.
With 50.8 per cent of dwellings rented, agents call us between leases to test RCDs, replace expired alarms and fix loose switches, then supply dated paperwork for the landlord's records.
About one Busby home in twelve is a semi or townhouse. We work out which cabling belongs to each side, isolate only the right half and keep the neighbour's power on throughout.
Most Busby houses have three bedrooms and households average 3.2 people. We add outlets where powerboards pile up, fit fans in bedrooms and put the air conditioner on its own circuit.

Our licensed team knows what sits behind the walls of Green Valley estate houses, including original rubber-insulated cable, shared lighting circuits and earthing that has never been tested since the sixties.

Replacing a board in an original Busby cottage and adding outlets to a brick semi are costed separately, each with a written fixed figure handed over after inspection.

A dead fridge circuit in a Busby rental or sparks from a kitchen outlet gets moved forward on our run sheet, because tenants and young families cannot wait days.

Among our 250+ customers are Busby landlords, agents and first-home owners, several of whom found us through neighbours near Whitlam Park or James Busby High School.

Every circuit we run in a Busby house or granny flat has labour guaranteed for life, so a landlord who owns for decades never pays twice for our workmanship.

Tell us the street, whether a tenant needs notice, and where to park. On Busby’s quiet residential roads we can usually pull the van onto the verge right outside.

We open the board, test the circuits and look at the ceiling space, then email a fixed written figure so the owner and agent can approve it together.

We arrive inside the window agreed and ring the tenant ahead if an earlier job overruns, so nobody waits around wondering where the electrician is.

Ceiling access holes are patched, dust is vacuumed from carpets and the landlord receives the compliance certificate plus photos of the finished board for the property file.

Spyro launched the business in 2017 with a simple aim: turn up, explain the fault honestly and fix it properly. Today more than five licensed electricians carry that into Busby, where the jobs are rarely glamorous but always useful. We bring 1960s estate homes up to current standards, help agents meet rental deadlines and give young families enough outlets to stop running powerboards. The same small crew handles your job from first call to signed certificate.

Busby’s rental share of 50.8 per cent is far above the 32.6 per cent NSW average, and most of those tenancies are in 1960s and 1970s estate houses. That pairing of ageing wiring and frequent tenant changes is why a pre-lease safety check matters more here than in most suburbs.

After every Busby job we issue a CCEW, the compliance certificate NSW requires for electrical work, and the landlord or owner keeps a copy. In houses from the Green Valley estate era, any original wiring we disturb gets tested, and anything unsafe is pointed out in writing rather than quietly covered. When a board is replaced or altered, AS/NZS 3000 brings RCD protection to all final subcircuits, and since 1 May 2023 Type AC units cannot go into new work.
Our figure is fixed and written down before a tool comes out. In Busby the difference usually comes from what hides in the ceiling. Adding a circuit to a brick semi with a clear roof space is quick, while the same job in an original cottage with a low pitched roof and brittle cable takes much longer. We inspect first, then commit to one number.
Old fuse box in a Busby rental, a lease starting soon, or a kitchen that trips whenever the kettle and microwave run together? Ring 02 8999 3691. A licensed electrician will check it in person and give you a written fixed figure, with our labour backed for life.
Busby landlords, tenants, agents and first-home owners send us these questions most often. If yours is not covered here, call us on 02 8999 3691.
Often, yes. We run jobs from 7 each weekday morning through to 5:30pm, and on Saturdays until 2pm, and Busby sits right on the routes our vans cover around Liverpool. Phone 02 8999 3691 early with the details. A burning smell, a hot outlet or a whole house without power goes ahead of routine bookings. We do not work Sundays.
We set the price once we have looked. Two Busby homes built a few years apart can hide very different wiring, and roof access in a low-pitched cottage is slower than in a brick semi. After the inspection you receive a fixed written figure. It does not change unless you ask for extra work.
Usually because the original circuits were never meant for today’s loads. A Green Valley estate kitchen might share one old circuit between fridge, microwave, kettle and toaster. Rewireable fuses also age and can be fitted with the wrong wire. We find the overloaded circuit, split the load and, if the board is still fuses, recommend a switchboard replacement with breakers and safety switches.
Yes, and it is one of our most common requests here. Split systems should run on a dedicated circuit, and many Busby boards have no spare space or capacity. We check the incoming supply, add the circuit and isolator, and upgrade the board first if it is still running fuses.
In NSW the landlord is responsible for keeping the electrical installation in safe working order, and you should report faults to the agent or owner in writing. If a fault is urgent, such as exposed wiring, sparking or total loss of power, the tenancy rules treat it as an urgent repair. We work directly with agents, so they can book us and we contact you to arrange access.
Every storey needs a working alarm, faulty units must be repaired within two business days of the landlord hearing about it, and alarms must be swapped out within ten years of their manufacture date. Hard-wired alarms can only be installed by a licensed electrician. We test, replace and log the results so your agent has proof.
It happens in older Busby houses, especially where eaves and vents have gaps. Chewed insulation can expose live conductors and cause trips, flickering or even heat damage. If you hear scratching and notice faults, we inspect the roof space, repair damaged cable and suggest where the entry points might be, though pest control is a separate trade.
It can be. Busby averages 1.7 vehicles per dwelling, and most homes have a driveway or carport close to the board, which keeps installation simple. We check whether the board has room and capacity, then run a dedicated circuit to a wall charger. On older fuse boards we quote the upgrade separately so you can decide.
Yes. All our electricians hold NSW licences, the business carries insurance, and each job comes with a compliance certificate. Our labour is guaranteed for life, which matters to Busby landlords who hold properties for many years and do not want to pay for the same repair twice.
