Own a unit off South Terrace, lease a shopfront on Chapel Road or manage a block near Paul Keating Park? Bankstown specials also stretch to The Mall, Restwell Street and the Griffith Park end. Name the deal when you phone and we take it off the job price.

Apartments now define Bankstown housing. The 2021 Census found 58.5 per cent of dwellings were flats, nearly triple the NSW rate of 21.7, with separate houses down to 30 per cent and townhouses or semis at 10.1. Almost half of all homes, 49.4 per cent, have two bedrooms. Much of the unit stock went up in the decades after the Second World War as the population swelled. We upgrade tired unit boards, add extra outlets and ceiling fans, and rewire older walk-ups and brick houses on the quieter western streets.

The town centre wraps around the station, taking in Bankstown Central, the Chapel Road and Fetherstone Street strips and dozens of eateries, plus the Western Sydney University city campus and TAFE. We handle shop fit-outs, restaurant kitchen circuits, office data cabling and emergency lighting for landlords and tenants across the CBD.

Same-day service from our crew reaches all of 2200, from the Bankstown Reservoir on Beresford Avenue to the Bankstown Oval side. Typical urgent jobs: a dead stairwell light in an old walk-up, a unit switchboard that will not reset, or a CBD restaurant losing its kitchen circuit in the lunch rush.
About half the homes in Bankstown are rented, so a large share of our work comes from property managers, investors and strata committees. They call for smoke alarm renewals between leases, fault finding in shared meter rooms and upgrades on 1960s and 1970s unit blocks. Owner-occupiers in the remaining houses want air conditioning circuits and safer boards. As a Bankstown electrician we also wire the cafes, grocers and offices that fill the streets around the station.
The CBD is changing fast. The rail line closed in September 2024 for conversion to Sydney Metro, a new hospital is planned on the TAFE site, and new towers keep rising along South Terrace. That brings a steady mix of fit-outs, tenancy changeovers and urgent electrical repairs for us across St George and Canterbury-Bankstown.

Flats make up 58.5 per cent of Bankstown dwellings, many in older walk-ups. We replace worn unit boards, trace faults in shared meter rooms and repair common-area lighting for strata committees and building managers.
Streets around the station are packed with restaurants, bakeries and grocers. We run shop fit-outs, dedicated feeds for kitchen equipment and illuminated signage, and plan noisy work outside peak trading hours.
Separate houses now make up about 30 per cent of Bankstown homes. Many carry original wiring and small boards, so we rewire, add circuits for air conditioning and replace ceramic fuses with RCD-protected boards.
The Bankstown Airport weather station averages 8.8 days a year above 35 degrees. We wire split systems and ceiling fans on their own circuits so summer cooling does not trip the whole unit.

Bankstown unit blocks are familiar territory for our licensed crew, from post-war walk-ups with cramped meter cupboards to newer South Terrace towers with booked lift access and building rules.

A Chapel Road restaurant and a two-bedroom unit near Griffith Park get separate written quotes after we look, so each price reflects the real access and wiring involved.

When a CBD kitchen loses power at lunch or a tenant reports a smoking outlet, we reshuffle the day so an electrician reaches Bankstown without leaving you waiting.

Property managers, café owners and Bankstown families make up a solid slice of our 250+ customers, and many of them now book us for every tenancy changeover.

Labour on each Bankstown circuit, board and fitting we put in is covered for life, so a fault traced back to our workmanship never costs you a second time.

Share the building name, unit number and how the intercom or car park works. We then book a slot around tenants, strata managers or your trading hours in the CBD.

After seeing the switchboard and access, we write up the scope and one fixed figure. Landlords and strata managers get it by email so they can approve it quickly.

Parking near Bankstown Central and Chapel Road fills early, so we plan where the van goes before we leave and arrive inside the window you were given.

Common areas get swept, packaging leaves with us, and landlords and tenants each receive the compliance certificate with a plain summary of the finished work.

Local pockets we cover in Bankstown
Nearby suburbs we also serve

The story begins in 2017, when Spyro took out his contractor licence; now five-plus licensed electricians work alongside him, and Bankstown fills a good share of the diary. The suburb keeps us busy on three fronts: rental units that need compliance work between leases, family houses that need more power, and a CBD full of shops and offices changing hands. One electrician stays with your job from the first visit to sign-off and explains each step clearly.

At the 2021 Census, 50.4 per cent of Bankstown dwellings were rented, well above the NSW figure of 32.6 per cent. With most of that stock in apartment blocks, keeping alarms and safety switches compliant between tenancies is some of the most frequent work we do here.

Each Bankstown visit ends with a Certificate of Compliance for Electrical Work, which NSW law makes compulsory. In older walk-ups we often find boards altered piecemeal over decades, so any board we modify gets RCD protection on its final subcircuits as AS/NZS 3000 demands. Since 1 May 2023 fresh installations have excluded Type AC devices, so Bankstown boards we touch get Type A or higher.
Our Bankstown quotes come after a proper look, and they stay fixed once written. The gap between jobs can be wide: swapping a light fitting in a newer South Terrace apartment is quick, while the same task in a 1960s walk-up with an overloaded shared meter room means tracing old circuits first. So we inspect, explain and then commit to one number.
Rental unit due for new alarms, a CBD shop to fit out, or a house that trips every time the air conditioner starts? Ring 02 8999 3691 to book an on-site look. You approve a fixed written figure first, and the labour on any Bankstown job stays guaranteed for life.
Bankstown landlords, unit owners, strata committees and CBD business owners ask us these questions again and again. If yours is not covered here, call us on 02 8999 3691.
Often within the same day. Our working week runs weekdays from 7am to 5:30pm plus Saturday mornings from 7am until 2pm, and Sundays stay closed. Bankstown is central to the routes our vans cover, so phoning 02 8999 3691 before lunch usually gets an electrician to you that afternoon. Burning smells, sparks and a main switch that will not stay on are moved ahead of routine jobs.
Yes, always, but only after we have seen the work. A new light in a recent apartment tower and the same fitting in a sixty-year-old walk-up can take very different amounts of time. We inspect, explain what the job involves and give you a fixed written price. That figure only changes if you ask us to add extra work.
That depends on where the fault is. Wiring after your own unit board is normally the owner’s responsibility, while the main switchboard, meter room, stairwell and car park lighting are usually common property for the owners corporation. With 58.5 per cent of Bankstown dwellings being flats, we get asked this constantly. We find the fault, then give both you and the strata manager a written report.
It works, but it is not up to current standards. Many Bankstown walk-ups built after the war still have ceramic fuses or boards with only one safety switch, if any. Modern boards put RCD protection on every circuit and have space for air conditioning and induction cooking. In a strata building we check whether the board is lot or common property before quoting the upgrade.
About half of all Bankstown homes are leased. Owners need a functioning alarm on each level of the property, two business days to repair one once the tenant reports it, and replacement by the ten-year mark from manufacture. Only a licensed electrician may install hard-wired units. We handle installation and smoke alarm testing between tenancies and send dated records to the agent.
Usually, yes. Bankstown gets far more hot days than the coast, averaging 8.8 days a year above 35 degrees at the airport weather station. Before adding a split system we check spare capacity on your unit board and the building supply, run a dedicated circuit and fit an outdoor isolator. In strata we confirm the condenser location with the owners corporation first.
Yes. The streets around the station hold a dense mix of restaurants, bakeries, grocers and service businesses, and tenancies change hands often. We design circuits for commercial kitchens, cool rooms and display fridges, install lighting and signage, fit exit and emergency lights, and schedule disruptive work outside trading hours so neighbouring shops are not affected.
We can. Offices, medical clinics and education providers across the Bankstown CBD need structured cabling for desks, phones and cameras. We run and terminate cable to each point, label everything at the patch panel and add power along new partition walls, so changes later do not mean pulling up the floor or ceiling again.
Sometimes. It depends on having an allocated car space in a basement or garage and approval from the owners corporation. We check how much spare capacity the building supply has, work out a cable route from your unit meter or a common-area board, and install the charger on its own protected circuit. For houses with a driveway the process is simpler.
Yes to all three. Our electricians hold current NSW licences and full insurance, and Spyro has run the business since 2017. A compliance certificate follows every Bankstown job, and our labour carries a lifetime guarantee. If anything we fitted fails because of our workmanship, we return and fix it without charging for labour.
