Current Millers Point specials run from the Argyle Place terraces and Lower Fort Street across to High Street, the Walsh Bay wharves and the lanes under Observatory Hill. Say you saw the Millers Point offer when you ring, and we will take it off your written quote.

This is a harbourside village of colonial and Federation houses, not towers. The 2021 Census counted 80.4 per cent of occupied homes as flats and 18.8 per cent as terraces or townhouses, with only ten separate houses, and 60.4 per cent rented. A striking 32.2 per cent of private dwellings stood empty on census night, against 9.4 per cent across NSW. We carry out rewires of sandstone and brick terraces, new boards set into thick rubble walls, and lighting for restored Kent Street and High Street interiors.

Business here means heritage pubs such as the Lord Nelson, Hero of Waterloo, Palisade and Captain Cook, the converted Walsh Bay wharf buildings and theatres, and offices facing Barangaroo. For these we run new kitchen and bar circuits, replace tired lighting in bond stores and offer commercial maintenance booked around trade.

We offer same-day service across Millers Point, from Argyle Place and the Garrison Church down to Hickson Road. Typical urgent calls: a pub cellar circuit dead on a Friday, a Victorian terrace blacked out after rain seeped into an old roof junction, and hallway lights failing in a converted bond store.
Much of our Millers Point work is bringing old houses back into everyday use. New owners of High Street duplexes, Kent Street stone houses and Lower Fort Street townhouses want wiring that suits modern kitchens without cutting into protected fabric. Landlords in the 60 per cent of homes on a lease need alarm paperwork kept current, and pub licensees want circuits that survive a busy Saturday. As your Millers Point electrician we also handle offices and galleries in the wharf buildings on Hickson Road.
The suburb is small but awkward. Stone walls stop cable runs, the Argyle Cut and bridge approaches funnel traffic, and many houses share old service routes along the terrace. We plan each visit around those quirks, and treat an urgent fault in a heritage terrace with the same care as a planned upgrade anywhere across the City of Sydney.

The Millers Point Conservation Area is on the State Heritage Register. We replace worn cable in the High Street duplexes and Argyle Place rows while keeping fittings off facades and original joinery intact.
About a third of private dwellings were vacant in 2021. Before anyone moves in, we test insulation, fit a modern switchboard and confirm earthing on circuits that may have sat idle for years.
Heritage hotels on Kent and Lower Fort Streets and the converted Walsh Bay piers carry heavy kitchen, cellar and stage loads. We add dedicated circuits and fit exit lighting without disturbing listed interiors.
Sixty per cent of homes are rented. Between tenants we swap expired smoke alarms, test every RCD and hand the managing agent dated records for the landlord's file.

Our licensed crew has chased cable through sandstone party walls and Federation ceilings on High Street, so we know where colonial builders left room and where they did not.

Each Millers Point quote is a single fixed figure written after we see the house. A converted Walsh Bay apartment and a Kent Street stone cottage are priced separately.

When a Lower Fort Street terrace goes dark or a Hickson Road office trips mid-meeting, we shuffle the day so an electrician reaches you quickly.

Among our 250+ customers are Millers Point terrace buyers, heritage pub operators and wharf apartment residents, many sent our way by builders working in the conservation area.

Circuits we install in a Millers Point home or venue carry a lifetime guarantee on our labour, including work concealed behind restored lime plaster and timber panelling.

Ring with your street and whether the house fronts Argyle Place, a stair lane or Hickson Road. We pick a slot that avoids bridge traffic peaks and suits your builder.

Once we have inspected the board and the stone walls, you get a plain summary of the work and one fixed price in writing, before any tool is lifted.

Parking near Observatory Hill is tight, so we confirm the van spot the day before and arrive in the agreed window, calling ahead if bridge traffic slows us.

We sheet the floors, bag every offcut and leave you the compliance certificate with notes on which circuits changed, ready for your heritage file.

Spyro started the business in 2017, and our five-plus licensed electricians now spend a fair share of their week in the lanes behind the Harbour Bridge. Millers Point asks for patience: sandstone that will not take a chase, owners working with heritage architects, and publicans who cannot close for a day. We run the same small crew from first inspection to sign-off, so the person who quoted your Argyle Place terrace is the person who wires it.

Millers Point has been settled since Thomas Miller’s 1814 land grant, and its conservation area covers terraces, stone houses and shops listed one by one on the State Heritage Register. With a third of dwellings empty in 2021 and many older homes being restored, full rewires are the job we quote most here.

NSW law ties a Certificate of Compliance for Electrical Work to each job, and we lodge one after every Millers Point visit. In houses dating back to the 1830s, that means anything we touch is either brought up to standard or flagged in writing for you. Changing a switchboard triggers the AS/NZS 3000 rule for RCD protection on all final subcircuits, and since 1 May 2023 Type AC safety switches cannot go into fresh work.
Nothing starts until you hold a fixed price in writing. That matters in Millers Point, because a lighting upgrade in a modern apartment inside a Walsh Bay wharf may take one visit, while the same fittings in a two-storey Windmill Street terrace mean lifting boards and threading cable past sandstone. We inspect first, explain the scope, then commit to one number.
Restoring a High Street duplex, reopening a vacant Kent Street house, or keeping a heritage pub’s kitchen running? Call 02 8999 3691 and a licensed electrician will walk the property, explain what the wiring needs and give you a written fixed price, with our labour guaranteed for life.
Millers Point terrace buyers, landlords, publicans and wharf apartment owners send us these questions most. If yours is not covered here, call us on 02 8999 3691.
Most days, yes. Our electricians are out from 7am to 5:30pm on weekdays and from 7am to 2pm on Saturdays; Sundays we rest. Millers Point is close to the CBD routes our vans already run, so a morning call to 02 8999 3691 often means a visit that afternoon. Tell us straight away about scorch marks, a hot board or a main switch that will not reset, since those go first.
We come out, look at the wiring and the walls, and then give a fixed written figure. We avoid phone estimates in Millers Point because two similar jobs can differ hugely: a sandstone cottage on Kent Street may need cable fished through floor cavities, while a converted wharf unit has open ceiling space. The price holds unless you add to the scope.
Not always. About 32 per cent of Millers Point private dwellings were unoccupied at the 2021 Census, and wiring that has sat idle can hide rodent damage, perished rubber insulation and water in junction boxes. Before power goes back on we test insulation resistance and earthing, check the board, and tell you which circuits are fit to use and which need replacing.
The conservation area and many individual houses are on the State Heritage Register, so any work affecting fabric or the street face may need approval. Internal rewiring is usually straightforward if it avoids cutting stone and original joinery. We plan routes through existing voids, keep meter boxes and lights off facades, and can supply a written method for your heritage adviser or the approving authority.
Often, once the supply and board are assessed. Many Millers Point terraces still have small boards sized for lights and a few outlets. We measure the existing load, check the incoming supply capacity and plan dedicated circuits for cooktops, ovens and heat pumps. If the supply itself needs upgrading, we explain what Ausgrid requires and what that means for your project.
Every storey needs a working alarm, a fault reported by the tenant must be repaired within two business days, and any alarm past ten years from manufacture must be replaced. Hard-wired units require a licensed electrician. With about 60 per cent of local homes rented, we do a lot of these jobs and leave the agent a dated record of every alarm tested.
They can. Houses on Lower Fort Street and the wharf buildings on Hickson Road face the harbour, and salty wind corrodes outdoor fittings, meter box hinges and terminals faster than inland. Wet southerlies also find gaps in old roofs. We use sealed outdoor fittings, check terminations for corrosion and trace nuisance tripping back to moisture entry.
Usually. Several heritage hotels trade here, including the Lord Nelson, Hero of Waterloo, Palisade and Captain Cook. We stage the work in sections, move essential refrigeration to temporary supply while we work, and book the noisy parts before opening. Emergency lighting and exit signs are tested and brought into line as part of the job.
It depends on parking. The Census found 0.9 vehicles per dwelling, and most terraces have no off-street space. Where there is a garage, rear yard access or a basement bay in a wharf apartment building, we check spare board capacity, run a dedicated circuit and fit the charger. We cannot install chargers on public kerbs.
All of Millers Point 2000, including Argyle Place, Kent Street, Lower and Upper Fort Streets, High Street, Windmill Street, Merriman Street, Dalgety Road, Hickson Road, Trinity Avenue and the Walsh Bay wharves. We also work daily in Dawes Point, The Rocks, Barangaroo, Wynyard, the Sydney CBD and Circular Quay.
