Spring Farm is new-estate country. Farmland, a winery and an electricity substation occupied this east bank of the Nepean until subdivision arrived, and the 2021 Census now counts 93.8 per cent separate houses, with 74.7 per cent holding four or more bedrooms against 33.9 per cent statewide. Big floor plans handed over with builder-minimum electrics keep us busy: extra power points, bedroom fans, dimmable living-room lights and weatherproof alfresco outlets, plus spare circuits for home gyms carved out of double garages.

Commercial land in 2570 south of Narellan is scarce. The biggest non-residential site is the Resource Recovery Park, which sorts kerbside waste for four council areas, while residents shop in Narellan and Camden.
