Living in a Russell Avenue unit block, a Malua Street home or near Cook Park and the Clareville Avenue shops? This month’s Dolls Point specials apply to Carruthers Drive and Oldham Crescent too. Say you saw the offer when you call and we note it on the booking.

Dolls Point is mainly walk-up units by the bay. The 2021 Census recorded 69.5 per cent flats or apartments, over three times the NSW share of 21.7, and just 15.4 per cent separate houses. Nearly six in ten dwellings have two bedrooms. Many small blocks sit a street or two back from Cook Park and Lady Robinsons Beach, where salt air works on meter boxes, balcony lights and exterior outlets. We handle unit switchboard upgrades, lighting refreshes and corrosion repairs for owners and strata committees.

Commerce here is a single small village where Clareville Avenue meets Russell Avenue, with cafes, a few shops and Sans Souci Library, plus Primrose House, the historic building now used as a community health centre. We look after shop lighting, refrigeration circuits and commercial electrical repairs, timed so doors stay open to customers.

Every Dolls Point block is within our same-day service, from Russell Avenue to the Cook Park foreshore. Typical urgent jobs here: a common-area stairwell left dark in a walk-up, a balcony light shorting after salty rain, or a unit board tripping as soon as the oven and heater run together.
In Dolls Point, owners and renters split the work almost evenly. The 2021 Census found 39.7 per cent of dwellings rented, above the state figure, and a median age of 44, so we hear from property managers organising smoke alarm replacements and from retirees and downsizers updating units they have owned for years. Strata committees call about hallway lighting, intercoms and meter room faults. As your Dolls Point electrician, we know which work sits with the lot and which with the owners corporation.
The beach is the other big influence. Salt spray from Botany Bay corrodes outdoor fittings faster than inland, and older balcony circuits often lack proper weather sealing. We replace pitted fittings, add RCD protection to wet-area circuits and relocate outlets away from direct spray. When something fails suddenly, our emergency electricians cover St George and Canterbury-Bankstown, and Dolls Point is quick to reach via Rocky Point Road.

Flats and apartments make up 69.5 per cent of Dolls Point dwellings. We upgrade unit boards, fix common-area lighting and trace faults to confirm whether the lot owner or strata is responsible.
Homes near Cook Park and Lady Robinsons Beach face constant salt air. We replace corroded balcony lights and outlets with marine-grade fittings and reseal junction boxes against wind-driven spray.
With 39.7 per cent of dwellings rented, we help Dolls Point landlords with alarm replacements, smoke alarm testing and RCD checks, leaving dated reports for the agent.
Almost 60 per cent of dwellings here have two bedrooms. When owners renovate kitchens or add split systems, we check the unit board can carry the load and add circuits where needed.

Compact meter rooms and narrow risers in Dolls Point walk-ups are familiar ground for our licensed team, as is the salt-worn outdoor wiring on homes facing Cook Park and the bay.

You get one fixed written price after we inspect. A two-bedroom unit on Russell Avenue and a freestanding house on Malua Street are quoted separately, because access and wiring differ.

A dark stairwell, a tripping unit board or a sparking balcony light in Dolls Point is pushed up our list so residents and tenants are not left waiting overnight.

Our 250+ customers include Dolls Point strata committees, landlords and long-time residents, many referred by a neighbour in the same building or a property manager nearby.

Any circuit we put into a Dolls Point unit or house keeps a lifetime guarantee on labour, and that covers outdoor fittings chosen to cope with the salt air.

Call or book online and tell us the unit number, intercom code and where visitors can park. Near Cook Park on weekends, parking fills quickly, so we plan ahead.

We look at the unit board and any shared equipment involved, explain what belongs to you and what belongs to strata, then send a written fixed price.

Our electrician turns up at the agreed time. If Rocky Point Road or The Grand Parade traffic slows us down, we call to let you know.

We protect floors and lift areas, clear away offcuts and old fittings, test everything, and send your compliance certificate plus notes for the strata manager if needed.

Since 2017, when Spyro started out, the crew has grown to five-plus licensed electricians covering Bayside and St George. Dolls Point has its own rhythm: small unit blocks, long-term owners, a steady flow of rental changeovers and a coastline that is tough on outdoor wiring. We keep strata managers informed, give landlords clear paperwork, and treat every unit as someone’s home, not just another address on the list.

Nearly 70 per cent of Dolls Point dwellings are flats or apartments, and 59.7 per cent have two bedrooms, according to the 2021 Census. With so many small walk-up blocks, meter rooms, shared risers and stairwell lighting come up constantly when owners corporations plan maintenance.

Once a Dolls Point job is finished we submit the CCEW, NSW’s Certificate of Compliance for Electrical Work, and pass a copy to you or the strata manager. In older walk-ups we test any existing circuit we connect into and flag hazards in writing. Where a unit board is swapped or modified, the wiring rules in AS/NZS 3000 call for RCDs over every final subcircuit, and the May 2023 ban keeps Type AC switches out.
Seeing the job comes first, then a written number that does not drift. Swapping lights in a ground-floor Dolls Point unit is very different to rewiring a salt-damaged balcony on the top floor of a walk-up or upgrading the board in a freestanding house on Malua Street. Each gets its own fixed figure once an electrician has been through it.
Corroded balcony lights, a dark stairwell, or smoke alarms due before the next tenant arrives? Ring 02 8999 3691. We will look over your Dolls Point unit or house, commit to a written figure and guarantee our labour for good, strata paperwork included.
Dolls Point unit owners, strata committees, landlords and renters regularly ask us these questions. If yours is not covered here, call us on 02 8999 3691.
Quite often. Our hours are 7am to 5:30pm weekdays and 7am to 2pm Saturdays, closed Sundays. Dolls Point sits at the end of Rocky Point Road, close to routes we travel through Sans Souci and Ramsgate. Calls made in the morning usually get an afternoon visit, and urgent faults like sparking fittings, burning smells or a dead stairwell take priority.
We only price after seeing the work. A fault in a ground-floor unit with easy board access is a different job from one in a top-floor walk-up with cable running through a shared ceiling. After inspecting, you receive a fixed figure on paper; it stays put unless you request extras, and we confirm any addition with you first.
It depends on where the fault is. Generally, wiring from your own unit board into your rooms belongs to the lot owner, while the main switchboard, meter room, common lighting and supply cables through the building are common property. We find the source first, then write up whose responsibility it is for both you and the committee.
NSW rental law wants a functioning alarm on every level. Landlords get two business days to act on a fault notice from the tenant, and an alarm ten years past its manufacture stamp has to go. Only a licensed electrician may fit hard-wired units. Close to 40 per cent of Dolls Point dwellings are rented, so these visits are routine for us, and we leave dated records.
Salt spray from Botany Bay settles on outdoor fittings and slowly corrodes the metal and seals. Once moisture gets in, the circuit can trip or the light can fail completely. We replace damaged fittings with marine-grade or stainless options, seal the connections properly and, where possible, move exposed outlets to a more sheltered spot.
Usually, yes. Many older unit boards have ceramic fuses or only one or two safety switches. We check your board, confirm what is inside your lot and what belongs to the building, and fit a modern board with RCD protection on every final subcircuit. If the meter room is involved, we coordinate access with strata first.
Sometimes. It depends on whether you have a dedicated garage or car space, how much spare capacity the building supply has, and whether strata approves the work. We assess the board and meter room, advise on options, and install a charger on its own circuit once approval is in place.
Yes. The small village where Clareville Avenue meets Russell Avenue has cafes and local shops that need reliable lighting, refrigeration and power. We repair circuits, add power points for new equipment and replace worn shop lighting, working around trading hours.
First check whether the whole building or street is out. If it is, report it to Ausgrid on 13 13 88. If only your unit is affected, check your safety switch; if it trips again straight away, leave it off and call us. Do not keep resetting it, as there may be a fault such as moisture in a balcony fitting.
