Trading off Freedom Plaza, leasing a shop inside Dutton Plaza, or living in a walk-up near Cabravale Park? Our Cabramatta specials also cover Belvedere Arcade, Ingal Way and the Railway Parade blocks. Bring up the offer when you phone and we take it off the final figure.

Cabramatta housing is split almost evenly. At the 2021 Census 38.8 per cent of its 7,463 dwellings were separate houses, 38.7 per cent flats and 22.0 per cent semis or townhouses, nearly double the NSW share of attached homes. Two-bedroom dwellings made up 41.6 per cent. Post-war brick houses sit beside older walk-ups, so we swap ageing switchboards, add circuits for split systems and fix tired lighting in units where one cramped board serves everything.

Cafes and restaurants are Cabramatta’s top employer of locals at 3.4 per cent, with takeaway food and hair and beauty salons close behind. Around John Street, Arthur Street and the arcades we fit out small shops, run feeds for woks, fryers and display fridges, and provide commercial electrical repairs scheduled outside trading so Freedom Plaza stays busy.

Cabramatta shops and households get same-day service across 2166. Faults that cannot wait here include a restaurant losing its cool room circuit before lunch, a walk-up stairwell gone dark, water tracking into outlets during heavy rain in low-lying streets, and a unit board tripping as every air conditioner starts at once.
Our Cabramatta clients are a mix of shopkeepers, strata committees, landlords and families. With 47.2 per cent of dwellings rented, property managers keep us busy with alarm checks and repairs in units off Park Road and McBurney Road, while owners of post-war houses want safer boards and more capacity. As the Cabramatta electrician for a lot of small traders, we also rewire food stalls, noodle shops and beauty salons in the arcades between John and Arthur streets.
The centre has deep roots: a railway ran through in the 1850s, the station opened to passengers in 1856, and Freedom Plaza with its Pai Lau gateway opened in 1991. Buildings from each era need something different. Older shopfronts often hide decades of add-ons behind the ceiling, while Dutton Plaza from 2016 needs neat tenancy fit-outs. Add urgent fault repairs in the unit blocks and you have a normal Cabramatta week for us across South-West Sydney.

Flats account for 38.7 per cent of Cabramatta dwellings. We work with strata managers on meter rooms, stair lighting and unit boards, and sort out which faults belong to owners and which to common property.
Belvedere Arcade, Dutton Lane, Ingal Way and Viet Hoa Arcade are lined with small food and retail tenancies. We add circuits for cooking gear, refrigeration and signage without disturbing neighbouring shops.
Many Cabramatta houses date from the post-war migration decades. Their original boards and cabling were never sized for split systems and induction cooking, so we upgrade them one sensible step at a time.
Cabramatta Creek flooded badly in August 1986 and again in 1988. In lower streets we raise outdoor outlets, seal external fittings and check RCDs after heavy rain gets into the wiring.

Our licensed electricians have opened plenty of Cabramatta shop ceilings and unit meter rooms, and understand how extensions and shared supplies were patched together over the decades.

A two-bedroom unit near the station and a restaurant kitchen on John Street get separate written figures, fixed once we have seen the board, the cable routes and the access.

When a cool room fails before the lunch crowd or a stairwell light dies in a walk-up, we rearrange bookings so a van gets to Cabramatta quickly.

Our 250+ customers include Cabramatta traders, strata committees and landlords, and many heard about us from another shop owner along the plaza or a neighbour in the same block.

Labour on every circuit we install in a Cabramatta shop, unit or house is guaranteed for life, including cabling hidden above arcade ceilings and inside strata risers.

Tell us the address, the unit number and whether the building has a meter room key or a loading zone nearby. Shops get a slot before opening or after closing.

Once we have checked the board and the cabling, we explain the job in plain words and send one written fixed figure for approval by the owner or strata manager.

Parking around the plaza is tight at busy times, so we plan where the van goes and arrive in the agreed window, calling ahead if traffic on Cabramatta Road holds us up.

Shop floors are swept, ceiling tiles go back in place and rubbish leaves with us, and you get the compliance certificate plus a short list of what we changed.

Spyro set up the business in 2017, and more than five licensed electricians now work under his name. Cabramatta suits a small crew that can move between very different jobs in one day: a kitchen rewire before a restaurant opens, a board swap in a post-war house, a smoke alarm round for an agent. We keep the same team on each job, explain everything clearly and leave shops ready to trade.

Spyro here. If your Cabramatta shop keeps tripping when the fryers fire up, or your unit still runs on an old fuse board, call me on 02 8999 3691 and one of us will come and check it.

Cafes and restaurants employ more Cabramatta residents than any other industry, and Dutton Plaza alone added 31 retail premises in 2016. Small kitchens packed with woks, fryers and fridges push old shop supplies harder than almost anywhere else in south-west Sydney.

Every Cabramatta job, from a single outlet in a walk-up to a full restaurant kitchen, ends with a CCEW, the NSW Certificate of Compliance for Electrical Work. In older shopfronts that means old wiring we disturb is either brought up to standard or listed in writing for the owner. Replace or alter a board and AS/NZS 3000 requires RCD protection on the final subcircuits, and Type AC units have been ruled out of new work since 1 May 2023.
We give a fixed written figure after an inspection, never a guess over the phone. In Cabramatta the job type changes the price a lot: adding a circuit to a two-bedroom unit with a clear route is short, while wiring a restaurant kitchen in an older arcade shop can mean working above crowded ceilings once the day’s trade has ended. So we look first and commit to one number.
Fryers tripping the shop board, a fuse panel still in your unit, or an agent asking for alarm paperwork? Call 02 8999 3691. A licensed electrician will come to your Cabramatta address, check the job in person and give you a written fixed figure, with labour backed for life.
Cabramatta shop owners, strata committees, landlords and families ask us these questions most. If yours is not covered here, call us on 02 8999 3691.
Frequently, yes. Our vans run from 7am on weekdays until 5:30pm and on Saturdays from 7am to 2pm, and Cabramatta is close to several of our regular routes. Call 02 8999 3691 early and tell us what happened. Shops without power, burning smells and tripping main switches are moved ahead of routine bookings. We are closed on Sundays.
We only price a job after seeing it. A new outlet in a unit near the station and extra circuits in an arcade restaurant are very different jobs, with different access, cable routes and hours we can work. Once we have looked, you receive a fixed written figure that only moves if you request more work.
Old unit boards with fuses or only one safety switch, overloaded kitchen circuits, split systems added without their own circuit, and failing stairwell and car park lighting. With 38.7 per cent of dwellings being flats, we see these weekly. We test the unit board, fix the fault and tell you whether a board upgrade makes sense.
Generally the wiring inside your unit from your own board is yours, while mains, meter rooms, common lighting and shared risers belong to the owners corporation. By-laws can vary, so check with your strata manager. We identify where the fault is and can report to both the owner and the strata manager so the right party pays.
Yes. We work through the layout with you, calculate the load from cooking gear and fridges, and install the board, circuits, lighting and signage feeds. We can coordinate with shopfitters and time noisy work outside trading so neighbouring tenancies are not disrupted. You receive compliance certificates for the landlord at the end.
In low-lying streets it can. Fairfield City Council records major flooding along Cabramatta Creek in August 1986 and April to May 1988. For homes and shops in flood-affected areas we keep boards and outlets higher where possible, use weatherproof outdoor fittings, and test RCDs after water has entered. If water has reached any wiring, do not switch it back on until it is checked.
Cabramatta has low tree cover, dense apartments with poor cross ventilation and higher surface temperatures, so air conditioners work hard. Too many split systems on one circuit cause tripping and overheated cable. We add dedicated circuits, check board capacity and install ceiling fans that help reduce the load.
NSW landlords must have a working smoke alarm on each storey, repair a faulty alarm within two business days of being notified, and replace alarms before they pass ten years from manufacture. Hard-wired alarms must go in with a licensed electrician. With 47.2 per cent of Cabramatta homes rented, we do this for many agents and send dated records.
In a house, usually yes, provided the board has capacity. We run a dedicated circuit and fit a wall charger in the garage or carport. In a unit block the strata committee must approve any work on common property, and the supply may need load management. We can inspect the building and give the committee a clear written proposal.
