Manage a tenancy near International Towers, own an apartment in Alexander or Anadara, or run a venue along Wulugul Walk? Current Barangaroo specials also cover Watermans Cove, Hickson Park and the Globe Street lobbies. Mention them as you book and we apply them.

Barangaroo is tiny and almost entirely high-rise. The 2021 Census counted 220 residents, 95.2 per cent of dwellings flats and no separate houses, compared with 65.6 per cent houses statewide. Two-bedroom apartments make up 53.6 per cent. Alexander and Anadara hold roughly 160 apartments each, and One Sydney Harbour opened in 2024. We handle lighting upgrades, extra power, appliance circuits and fault tracing inside these lots, always coordinated with building management.

Barangaroo South carries about 270,000 square metres of premium office space, including International Towers, plus Crown Sydney, Barangaroo House and the dining strip along the harbour. For tenants we deliver office fit-outs, relocated workstation power, meeting room lighting and ongoing maintenance scheduled to suit the building’s access and loading dock rules.

Our same-day service covers every Barangaroo precinct, from the southern towers to the headland at Barangaroo Reserve. Typical urgent calls here involve a restaurant kitchen circuit tripping before lunch service, a dead apartment board after a renovation, or workstation power failing across part of an office floor.
Barangaroo keeps us busy mostly on the commercial side. Office tenants in the southern towers ask for power and lighting moved when teams reshuffle, and restaurants facing Wulugul Walk need circuits that handle commercial ovens, fridges and bar equipment. Residential calls come from apartment owners and renters, since 62.5 per cent of dwellings here were rented at the last census. As your Barangaroo electrician, we understand how these buildings manage contractors, from inductions to lift bookings.
Work in a precinct designed to be carbon neutral in use also brings extra care. Many jobs need liaison with facilities teams before anything is isolated, and we document every change for the building’s records. When something fails suddenly, our emergency electrical team heads over from jobs already running across the City of Sydney.

Nearly every Barangaroo home is an apartment, most with two bedrooms. We trace faults within the lot, fit feature lighting and add circuits while leaving risers and common areas to the building's management.
The southern towers hold around 270,000 square metres of offices. We relocate floor boxes, rewire meeting rooms and adjust lighting controls when tenants change layouts or expand onto new levels.
Restaurants and bars line Wulugul Walk, Barangaroo House and Watermans Cove. We add kitchen circuits, sort nuisance tripping and install lighting that suits both service and cleaning.
Barangaroo South was planned to be carbon neutral in use, with a district cooling plant and recycled water. Our work respects metering, controls and the documentation these systems depend on.

Premium towers, contractor inductions and facilities managers are everyday territory for our licensed team, so an office floor in Barangaroo South or an apartment in Anadara is familiar ground.

We scope the work in person and send one written price. Rewiring a meeting room in International Towers and adding lights in a Globe Street apartment get separate figures.

If a Wulugul Walk kitchen loses a circuit before service or an apartment board trips and will not reset, we juggle the day’s route to get there quickly.

Harbourside office tenants, apartment owners and hospitality operators feature among our 250+ customers, and many came to us through a building manager or a neighbouring business.

The labour on every circuit we install in a Barangaroo office, venue or apartment is guaranteed for life, including workstation power hidden beneath raised floors.

Tell us the tower, level and loading dock rules. We book lift access, complete any induction the building requires and choose a time that suits your team or residents.

After inspecting the floor or apartment we explain the scope clearly and email a fixed figure, so building management and your accounts team see the same number.

Before leaving we lock in a dock space or a car park near Hickson Road, then arrive inside the agreed window. If we are running late, you hear from us first.

Ceiling tiles go back, raised floor panels are refitted and packaging leaves with us. You receive the CCEW plus a note for facilities covering every change we made.

Spyro set the business up in 2017 with a simple aim: electricians who turn up prepared and leave clear records. That approach suits Barangaroo, where buildings run strict contractor processes and tenants expect their office or apartment to be back to normal quickly. Our five-plus licensed electricians fit out office floors, restore power to harbourfront kitchens and look after apartments in the residential towers, working to each building’s rules every time.

Barangaroo South holds roughly 270,000 square metres of premium office space, far more floor area than homes in a suburb of only 220 residents. That makes tenancy fit-outs and layout changes the job this precinct needs most from an electrician.

Each job ends with a Certificate of Compliance for Electrical Work under NSW rules, and in Barangaroo that paperwork usually goes straight to the building’s facilities team as well as to you. When a switchboard is altered or replaced, AS/NZS 3000 requires RCDs on its final subcircuits. Type AC safety switches cannot go into fresh installations from 1 May 2023, which is why our boards carry Type A units or better.
Our price is set in writing after we see the site. Two Barangaroo jobs can look alike on paper yet differ widely: adding pendant lights in an Anadara apartment is quick work, while rearranging power across an office floor in International Towers involves raised floors, permits and coordination. Once we have inspected, you get one firm figure.
Planning a tenancy refresh in the southern towers, a new kitchen circuit for a waterfront venue, or lighting changes in your apartment? Phone 02 8999 3691; one of our licensed team inspects in person, provides a written fixed price and stand behind the labour for life.
Barangaroo office managers, hospitality operators and apartment owners ask us these questions most often. If yours is not covered here, call us on 02 8999 3691.
Frequently, yes. We run Monday to Friday 7am to 5:30pm and Saturday 7am to 2pm, and Barangaroo sits close to our regular CBD routes. Call 02 8999 3691 early, and let us know any induction or dock booking needs so we can arrive ready. A kitchen that cannot trade or an apartment with no power is treated as a priority over routine work.
We avoid phone estimates, because building rules and access vary so much here. A lighting change in a residential tower can be straightforward, while office work may involve permits, ceiling access and coordination with facilities. We visit, confirm the scope with you and the building, then send a written fixed price that only changes if you add work.
Yes. Towers in Barangaroo South control contractor access closely, with inductions, permits to work, lift bookings and approved isolation procedures. We ask for the building’s requirements upfront, complete paperwork before the visit and keep facilities informed throughout, so your job does not stall at the loading dock or security desk.
Usually it depends on location. Wiring from your apartment’s own board into its rooms normally belongs to the lot owner, while main switchrooms, risers, lobby and car park lighting are generally common property. With 95.2 per cent of Barangaroo homes being flats, we see this often. We trace the fault and give you and the strata manager a written finding.
Yes. Office tenants often rearrange desks, add meeting rooms or expand onto another level. We relocate floor boxes, add general power along new partitions, update lighting controls and run data points where needed. The work is documented so your facilities team knows exactly which circuits changed.
We can. Venues along Wulugul Walk and around Watermans Cove often need more capacity for ovens, dishwashers, fridges and bar equipment. We assess the tenancy supply, plan dedicated circuits, install exit and emergency lighting where needed and book noisy stages outside service so trading continues.
Possibly, but it needs strata approval and a check of the building’s electrical capacity. Residential towers here have basement parking, and many owners corporations have rules about how chargers are supplied and metered. We assess the spare capacity, discuss options with building management and install a dedicated EV charging circuit once consent is in place.
With 62.5 per cent of Barangaroo dwellings rented, this comes up regularly. NSW requires a working alarm on every level, repairs within two business days of a reported fault, replacement within ten years of manufacture, and a licensed electrician to install hard-wired alarms. We can handle smoke alarm replacement and work around any building-wide fire system rules.
Yes. Our labour carries a lifetime guarantee, so if a problem traces back to our workmanship, we fix it at no cost. Every electrician is licensed and insured, and since Spyro founded the company in 2017 we have completed more than 7,000 projects across Sydney, including offices, venues and apartments like those in Barangaroo.
All of Barangaroo 2000, including Barangaroo South, Barangaroo Central, Barangaroo Reserve, Wulugul Walk, Watermans Cove, Hickson Park, Hickson Road and Globe Street. We also work across Millers Point, Wynyard, the Sydney CBD, Dawes Point, The Rocks, Darling Harbour and the rest of the City of Sydney.
