Living off Bestic Street, backing onto Muddy Creek or looking across Cook Park to Lady Robinsons Beach? Kyeemagh households can claim our running specials this season, including homes near Kyeemagh Public School and the Endeavour Bridge end. Mention the deal when you ring to lock it in.

Kyeemagh is a small, house-heavy pocket wedged between the Cooks River, Muddy Creek and Botany Bay. The 2021 Census counted 84.3 per cent separate houses, 9.4 per cent semis or townhouses and just 4.1 per cent flats, with three-bedroom homes the most common at 48.3 per cent. Nearly half of owners hold their place outright, so many dwellings have been lived in for decades. We rewire tired older house circuits, add outdoor power for alfresco areas and cure breakers that trip whenever sea air and damp get into exposed fittings.

Business activity here is modest: a short strip of shops on Bestic Street near General Holmes Drive, plus the fishing association clubrooms and the TS Sirius navy cadet base beside Muddy Creek. For these we handle lighting refits, extra outlets, fridge and freezer circuits and small commercial repairs planned around opening hours.

Kyeemagh sits right at the Endeavour Bridge and M5 entry, so our vans reach it quickly for same-day service. Typical urgent jobs on these streets: a tripping outdoor circuit after a southerly soaks the patio, a burnt-out meter box connection, or half a house suddenly without lights.
Our Kyeemagh customers are mostly long-settled owners. The Census shows a median age of 44 and 46.9 per cent of homes owned without a mortgage, and plenty of those families have been here through several generations of appliances. That brings us jobs like replacing ceramic fuses, adding circuits for split systems and moving power points during kitchen updates. Being the electrician Kyeemagh locals call also means knowing that salt spray off Botany Bay shortens the life of outdoor lights and garden sockets on The Grand Parade side.
We also look after the few townhouse blocks, the Bestic Street shopfronts and clubrooms beside Muddy Creek. If a board is buzzing or a circuit smells hot, book an urgent callout and one of our electricians will be sent from our run through St George and Canterbury-Bankstown the same day.

Separate houses make up 84.3 per cent of Kyeemagh dwellings. Many have original circuits extended piecemeal over the years, so we test, label and consolidate them into a safer modern layout.
Streets closest to Cook Park and Lady Robinsons Beach take constant sea breeze. We fit marine-grade weatherproof enclosures and replace corroded garden lights and sockets before they start tripping.
With nearly half the homes owned outright, some boards have never been replaced. We swap ceramic fuses for circuit breakers and RCDs and leave clearly marked circuits.
The small row of shops near General Holmes Drive needs dependable lighting, refrigeration circuits and signage power. We schedule noisy work outside trading so the counter keeps serving.

Our licensed electricians regularly work on post-war Kyeemagh houses and understand how salty air off Lady Robinsons Beach attacks outdoor fittings, meter enclosures and exposed conduit on the eastern streets.

You receive one written figure after we inspect. A single-storey home on Mutch Avenue and a two-storey rebuild near Cook Park are priced separately because their cabling and access differ.

Loss of power in a Kyeemagh home, a hot switchboard or a tripping pool pump gets pushed forward in our day so households near the Endeavour Bridge are not left waiting.

Among our 250+ customers are Bayside homeowners, Greek-Australian families who have held Kyeemagh homes for decades, and small traders who heard about us from a neighbour on Bestic Street.

Every circuit, board or light we install in a Kyeemagh home carries a lifetime guarantee on our labour, including outdoor work exposed to the bay wind.

Call or book online and tell us your street, whether you are on the beach side or the Muddy Creek side, and a time that suits. We confirm a window by text.

We walk through the home, test the board and existing circuits, then give a fixed written quote in plain English before any cable or fitting is touched.

Parking is rarely a problem on Kyeemagh’s wide residential streets, so the van pulls up on time. If traffic on General Holmes Drive delays us, we phone ahead.

Floors are covered, holes patched, cut-offs taken away and the certificate handed over, along with a short note on anything else in the house worth watching.

Spyro started the business in 2017 and the team now runs to more than five licensed electricians. Kyeemagh is a quick run for us off the M5 and Endeavour Bridge, and its houses make up most of our work here: old fuse boards in family homes, new lighting for renovated kitchens, and weatherproof outlets on the bay side. The electrician who quotes your job is the one who does it.

Spyro speaking. If your Kyeemagh house still runs on an old fuse board, or the patio lights keep failing in the bay wind, call 02 8999 3691 and we will send a licensed electrician to take a look.

Kyeemagh is framed by Botany Bay on the east and the Cooks River and Muddy Creek to the north-west, so exposed fittings live with salt and damp year round. With 84.3 per cent of homes being separate houses, most have patios, garages and garden lighting that feel the weather first.

For every Kyeemagh job we lodge a Certificate of Compliance for Electrical Work, the CCEW required under NSW law. In a house that has had decades of additions, that means we test what we connect to and write up any older wiring that needs attention. When a switchboard is altered or replaced, AS/NZS 3000 calls for residual current protection on its final subcircuits, and since 1 May 2023 Type AC safety switches cannot be used in new installations.
No Kyeemagh job gets a guessed phone price. A rewire in a single-level brick home off Bestic Street may be done from the roof space in a day or two, while a split-level renovation with a new garage and alfresco area needs extra circuits and trenching. We inspect first, then set out the full cost in writing, and it only changes if you add to the scope.
Corroded garden lights near Cook Park, an ageing fuse board in a Jacobson Avenue home, or a shopfront on Bestic Street that needs fresh lighting? Ring 02 8999 3691. A licensed electrician will come out, inspect the job properly and put a firm price in writing, with our labour guaranteed for life.
Kyeemagh homeowners, long-time Bayside families and Bestic Street traders put these questions to us most. If yours is not covered here, call us on 02 8999 3691.
In most cases, yes. We work 7am to 5:30pm Monday to Friday and 7am to 2pm on Saturday, and Kyeemagh is close to the M5 and Endeavour Bridge routes we use every day. Call 02 8999 3691 early and we can usually slot you in that afternoon. Sparking, a burning smell or no power at all jumps to the front of our schedule.
We look before we quote. A power point swap in a townhouse and a rewire of a brick family home near The Grand Parade are very different amounts of work. After testing the board and seeing the cable routes, we give a fixed written price. That figure holds unless you ask us to add something while we are there.
Salt carried off Botany Bay settles on fittings, gets inside cheap covers and corrodes terminals. In Kyeemagh we often find garden lights and sockets that have rusted through within a few years. We replace them with sealed, marine-grade fittings, check the circuit insulation, and make sure the whole outdoor run sits behind an RCD so any moisture fault trips safely.
Very likely. The 2021 Census shows 46.9 per cent of Kyeemagh homes owned outright, and many long-held houses still have ceramic fuses with little or no RCD protection. A new board with circuit breakers and safety switches is safer, easier to reset and leaves room for air conditioning, induction cooking or an EV charger. We quote after testing every existing circuit.
Yes. Kyeemagh averages 1.9 vehicles per dwelling and most houses have a driveway or garage, which makes home charging practical. We check the spare capacity of your supply, run a dedicated circuit from the board and mount the charger where the cable reaches the car easily. If the board is old, we may recommend an upgrade first.
We do. Split systems and ducted units draw heavily, and many Kyeemagh homes were wired long before either was common. We run a dedicated circuit and isolator for each unit, check the main switch and board can carry the added load, and coordinate with your installer so the cooling is ready to commission once our part is done.
Certainly. Sea breezes help, but upstairs bedrooms still get warm in summer. We fit ceiling fans on their own switched circuit, check the ceiling framing can hold them, and can pair them with lights or remote controls. In homes with low roof space access we plan the cable run before cutting any plaster.
Yes. We look after shopfronts, clubrooms and small offices around Bestic Street and General Holmes Drive. Typical jobs include LED lighting upgrades, extra circuits for fridges and coffee machines, exit and emergency light testing, and fault finding when a breaker keeps tripping. We book work early in the day or after closing so trade is not interrupted.
Almost always. Older Kyeemagh kitchens often have one or two outlets serving a fridge, kettle, microwave and toaster through a power board. While the walls are open we add dedicated circuits and extra power points along the benchtop, including USB outlets if you want them, so appliances are not overloading a single circuit.
All of Kyeemagh 2216, from Bestic Street and General Holmes Drive to The Grand Parade, Cook Park, Muddy Creek, Kyeemagh Reserve, Lance Stoddert Reserve and the streets around Kyeemagh Public School.
