Mascot is overwhelmingly apartment territory. At the 2021 Census, 74.3 per cent of dwellings were flats, 21.0 per cent separate houses and only 3.9 per cent semis or townhouses, and 45.7 per cent had two bedrooms. The median age was 30. We inspect before we price. A task inside a modern apartment tower differs greatly from the same task in an older house or a busy shop, because access, cable runs and building rules change the labour involved. After the visit you get a fixed price in writing, and it only moves if you ask for extra work.
Usually one of three causes. Compact kitchens and bathrooms put heavy appliances on shared circuits, so ovens, cooktops and heaters can overload them. Moisture in balcony fittings or bathroom fans can trigger earth leakage. Or a failing appliance may be leaking current. We isolate circuits one at a time, find the culprit and fix it rather than replacing the switch blindly.
That depends where it sits. Circuits running from your own unit board into your rooms are generally yours, while main switchrooms, risers, corridor lighting and car park circuits are usually common property.
