Leasing a flat above Railway Parade, running a stall in Burwood Chinatown or restoring a Federation house on The Appian Way? Our present Burwood specials also cover streets around Westfield, Burwood Park and Rowley Street. Bring up the deal on your call so it goes onto the quote.

Burwood grew fast after the 1855 railway, then again in the last decade: residents rose from 12,466 in 2011 to 18,224 in 2021. Flats now make up 67.5 per cent of occupied dwellings, separate houses 21.2 per cent and terraces or townhouses 9.4 per cent. We rewire Victorian and Federation houses near Burwood Park, add extra outlets to crowded two-bedroom units and fit ceiling fans in upstairs rooms of older brick homes.

The main shopping strip follows Burwood Road beside the station, with Westfield Burwood north of the line and Burwood Plaza and the Chinatown arcade to the south. Light industrial and commercial premises line Parramatta Road. We look after food outlets, clinics and offices with tenancy fit-outs, lighting upgrades and circuit additions timed around trade.

Our same-day service can be at any address from Parramatta Road south toward Liverpool Road. Urgent Burwood jobs we see: a food court kitchen losing a phase at lunch, a Federation house blowing ceramic fuses after rain, or a share flat with an overloaded power board scorching an outlet.
Tenants and landlords drive much of our Burwood work. The 2021 Census found 59.0 per cent of homes rented and 14.6 per cent classed as group households, nearly four times the state rate, which means lots of share flats with several fridges, heaters and laptops on the same circuit. Agents book alarm checks between leases, while owners of the grand old homes along Burwood Road ask their Burwood electrician to modernise wiring without harming ornate ceilings.
Retail keeps us busy too. Kitchens in the Chinatown arcade and around Burwood Road need dedicated supply for woks, steamers and cool rooms, and offices in the towers by the station want tidier lighting circuits. From a dead lighting circuit in a Belmore Street block to an urgent electrical repair in a restaurant before dinner service, we handle it across the Inner West.

Two in three Burwood homes are flats, many in high-rise blocks around the railway line. We upgrade unit boards, trace faults in lot wiring and coordinate with building managers on shared risers.
The Appian Way estate and homes along Burwood Road date from the late 1800s and early 1900s. We replace old rubber cable and fit modern protection while keeping decorative ceilings intact.
Burwood Chinatown, Burwood Plaza and the Burwood Road strip are packed with kitchens. We run dedicated supply for commercial cooking equipment and keep appliance circuits balanced across phases.
With 59 per cent of dwellings rented and many shared by unrelated adults, landlords ask us to add outlets, test RCDs and fit interconnected smoke alarms before new tenants arrive.

We are licensed and have spent years inside Victorian villas, Federation cottages and 21st-century towers in Burwood, and know how each era hid its cabling behind lath, brick or concrete.

We come out, test the board and send a written figure. Rewiring a double-brick house off Burwood Park and adding outlets in a Railway Parade flat are priced separately, never guessed.

When a kitchen on Burwood Road goes dark mid-service or a share flat trips its main switch, we rearrange our run so a van gets there fast.

Among our 250+ customers are Burwood landlords, property managers, restaurant owners and families in Appian Way homes, many of them referred by neighbours.

Every circuit we install in Burwood, from a new kitchen line in Chinatown to a rewire on Church Street, is covered by our lifetime guarantee on labour.

Give us your street and any building access details, such as a lobby intercom or loading dock off Railway Parade. We then offer a time that suits your lease, shop hours or family.

The electrician checks the board and the job, explains options in everyday language and sends one fixed figure in writing. Nothing starts until you have said yes.

Parking near Westfield and the station is tight, so we plan where the van will stop and arrive inside the window we promised, calling ahead if traffic delays us.

Drop sheets protect polished boards in older homes and shop floors alike, all waste leaves with us, and your compliance certificate arrives with a plain summary of the work.

Local pockets we cover in Burwood
Nearby suburbs we also serve

From a one-van start under Spyro in 2017, we now field five-plus licensed electricians, and Burwood turns up on the schedule most weeks. The suburb tests every skill we have: delicate rewires in homes built before 1900, strata work in towers near the station and fast repairs for kitchens that cannot lose a sitting. Whether you need one light fixed on Clarence Street or a full switchboard for a Rowley Street house, the same electrician sees it through.

Burwood became a municipality in 1874, and its Victorian and Federation houses, including the Appian Way estate, still make up a share of the 21.2 per cent of homes that are separate houses. Many carry boards that were patched decade by decade and have little or no RCD protection.

Each Burwood visit ends with our Certificate of Compliance for Electrical Work, as state law demands of any licensed job. In a Victorian or Federation house, any old cabling we uncover is either brought up to standard or listed for you in writing. AS/NZS 3000 obliges RCD protection on final subcircuits once a board is replaced or altered, while Type AC devices cannot go into any installation started after 1 May 2023.
Each Burwood quote is a set figure, written down before work begins. Jobs that sound similar can differ widely: new lights in a recent apartment tower beside the station may take an hour or two, while the same lights in a two-storey Federation house near Burwood Park mean lifting floorboards and working around ornate plaster. So we look first and then commit to one price.
Fuse board in an Appian Way home, a smoke alarm deadline from your agent, or a Chinatown kitchen needing more capacity before opening day? Call 02 8999 3691. One of our licensed people will walk through it with you, set the cost down in writing and guarantee the workmanship permanently.
Burwood landlords, share-flat tenants, heritage home owners and restaurant operators bring us these questions time and again. If yours is not covered here, call us on 02 8999 3691.
Most days we can. Monday to Friday we start at 7am and wrap up at 5:30pm, Saturday runs 7am to 2pm, Sunday is off, and Burwood sits right on our regular routes through the inner west. An early call to 02 8999 3691 gives us the best chance of reaching you the same day. Tell us if anything smells like burning or a switch will not reset, since those jobs move up our list.
We see the work before we put a number on it. The gap between a quick job in a new unit and the same task in a Federation house with lath ceilings can be large. Once we have seen it, a written fixed price follows, and it moves only if you widen the scope, and we agree any change with you before we start it.
It is worth a check. Many older Burwood homes were rewired piece by piece, so we often find rubber insulated cable joined to modern wiring, missing earths and fuses fitted with wire that is too heavy. Those boards rarely have RCDs. We test each circuit, tell you which are sound, and quote an upgrade that fits the house and your budget.
Yes. The Appian Way is listed on the local heritage list, but that mostly affects the exterior and streetscape. Internal rewiring, new boards and extra outlets are usually fine when done with care. We run cable through roof and floor spaces rather than chasing walls where possible, and check with council if any work touches the outside of the house.
That comes down to location. Cabling on the load side of your own unit board is generally the lot owner’s responsibility, while mains, risers, lobby lighting and car park circuits are usually common property. We find the fault, tell you which side it falls on, and if it belongs to the building we contact the strata manager so the owners corporation can approve and pay for the repair.
Landlords in NSW need an operating alarm on each floor, must repair a faulty one within two business days of hearing about it, and must renew any alarm by its tenth birthday. Only licensed electricians may fit the hard-wired type. With so many rental and share homes here, we often check alarms between tenancies and leave a dated record for your property manager.
Sometimes, but often it is simply too much load on one circuit. Group households are common in Burwood, and several heaters, fridges and computers on one power circuit will trip a safety switch. We test the circuit and the appliances, find any genuine fault, and can add circuits so the load is spread properly.
Yes. We install dedicated circuits for woks, steamers, fryers, cool rooms and display fridges, and balance the load across phases. We can also fit exit and emergency lighting and test it. Work is planned outside service where possible so you do not lose trade.
Often, yes. We check spare capacity at the main switchboard, work out how the charger will be metered to your lot, and provide the details your strata committee needs to approve it. For houses with a driveway or garage, installation is usually simpler and we can often finish in a single visit.
We cover the whole 2134 postcode: Burwood Road, Railway Parade, Church Street, Rowley Street, Clarence Street, Belmore Street, Shaftesbury Road, The Appian Way and the streets around Westfield Burwood and Burwood Park. We also work in Burwood Heights, Croydon, Enfield, Strathfield, Concord, Croydon Park, Ashfield, North Strathfield, Five Dock and Homebush.
