Live in a tower off Ebsworth Street, run a shop inside East Village or sit on a strata committee beside the Drying Green? Our limited-time Zetland deals also reach Victoria Park Parade, Joynton Avenue and the Gunyama Park end. Say you saw the offer when you ring to book.

Zetland is apartment country. The 2021 Census recorded 92.5 per cent of dwellings as flats, 6.9 per cent as townhouses or terraces and just 0.3 per cent as separate houses, and 56.2 per cent of homes have two bedrooms. Nearly all of it went up after the naval stores depot closed in the mid-1990s, on ground that once held the Victoria Park racecourse and a car assembly plant. Our usual jobs: extra power points for home offices, LED swaps in bathrooms, induction cooktop circuits and unit board faults along Defries Avenue and Geddes Avenue.

Ebsworth Street, the new high street running through the Green Square Town Centre, and the East Village centre hold most local shops, cafes and gyms. For those tenancies we handle shop fit-outs, lighting redesigns, dedicated circuits for coffee machines and display fridges, and work timed around trade and building-manager rules.

Our same-day service covers Zetland from O’Dea Avenue down to Epsom Road. Urgent calls in these towers tend to be a unit board that keeps tripping, a dead kitchen circuit, a basement car-space charger fault or a lift lobby gone dark where strata needs a quick written report.
Tenants make up most of our Zetland callers, which fits a suburb where the Census found 70.5 per cent of homes rented and a median age of 30. Property managers book alarm and RCD checks between leases, owners renovating a two-bedder want new lighting layouts, and strata committees ask us to trace faults in shared risers. As a Zetland electrician we also look after the small businesses fronting Ebsworth Street and Zetland Avenue.
The ground itself shapes some jobs. This was a lagoon and wetland until it was drained in the early 1900s for the racecourse, and the Green Square library under the plaza needed three layers of waterproofing because it sits in the water table. Moisture in basement plant rooms, a car park charger that trips after heavy rain, or an urgent power fault in a high-rise unit keep us busy here and elsewhere in the City of Sydney.

Two-bedders make up 56.2 per cent of Zetland homes. We fit extra circuits, replace failed LED downlights and work out whether a fault belongs to your lot or the shared riser before we quote.
With 70.5 per cent of dwellings rented, agents book us between tenants to test RCDs, replace expired smoke alarms and leave dated paperwork confirming each alarm works and sits in the right place.
Zetland was a drained lagoon before it became a racecourse. Moisture in underground car parks and plant rooms is common, so we test for water-affected cable, corroded terminals and nuisance tripping at the source.
Ground-floor shops along Ebsworth Street and in East Village need lighting, power and exit signs that suit each tenant. We plan the circuits, coordinate with building management and work outside trading hours.

Every licensed sparky on our crew has worked inside Zetland’s modern strata towers, from sealed riser cupboards to basement car park distribution boards, and carry the test gear to check them properly.

Before any work begins you receive one written figure. Swapping a light in a Portman Street studio and rewiring a kitchen in a three-bedder are priced separately, on what we actually saw.

A kitchen circuit that dies before dinner or a unit board tripping in a Grandstand Parade block gets a same-day slot whenever our weekday or Saturday schedule allows.

More than 250 customers have trusted us, including Zetland tenants, investors who live elsewhere and strata managers who need plain written reports on common property faults.

We back our labour for life. That covers every circuit, fitting and board we install in a Zetland apartment, a basement car space or a shop along Ebsworth Street.

Tell us the building name, the concierge or building manager contact and whether a lift booking is needed. We then pick a slot that fits around your work or your tenant’s.

Our electrician inspects the unit board and the fault, runs through choices without jargon, then emails one fixed figure. Nothing is added unless you ask for extra work.

Visitor parking under Zetland towers is limited, so we arrange loading dock or street access beforehand and arrive in the agreed window. If Epsom Road traffic delays us, we call.

Floors are protected, packaging and offcuts go in our van, and the certificate lands in your inbox alongside a summary your agent or strata manager can keep.

Since Spyro opened the doors in 2017, the crew has grown past five licensed electricians. Zetland keeps us busy because almost every home here is a strata unit built since the naval depot closed in the mid-1990s, where a fault might sit in your own board, the floor riser or a basement plant room. We work out which is which, fix what belongs to you and write up the rest for the building. Lighting upgrades, EV charger circuits and rental safety checks fill out most weeks here.

Spyro here. If your Zetland unit keeps tripping, or your strata building needs a fault traced down into the basement, ring 02 8999 3691 and I will have a licensed sparky there to sort it.

Zetland averages 0.9 vehicles per dwelling, and almost every one of those cars is parked in a shared basement beneath a strata tower rather than a private garage. Adding a charger there means strata approval, a load check on the building supply and a circuit run from your meter to your bay.

Zetland jobs each finish with a lodged Certificate of Compliance for Electrical Work, which NSW law demands. In a strata tower that paperwork matters to more than you: the building manager and any future buyer will ask for it. When we alter or replace a unit board, AS/NZS 3000 means every final subcircuit gains residual current protection, and because Type AC devices were ruled out of new installations from 1 May 2023, we fit Type A.
You get a fixed written price before anything is switched off. We rarely price Zetland work over the phone because two jobs that sound alike can differ a lot: new pendants in a Defries Avenue apartment might take an hour, while a charger three levels down may need long cable runs, strata sign-off and dock access. We look first, then commit to the number.
Tripping unit board off Joynton Avenue, an agent chasing smoke alarm records, or a new cafe on Ebsworth Street that needs power and lighting before opening day? Phone 02 8999 3691 and a licensed tradesman will assess it on site, commit to a written figure and guarantee the workmanship for good.
Zetland tenants, unit owners, strata managers and Ebsworth Street shop owners raise these points with us most often. If yours is not covered here, call us on 02 8999 3691.
Most days, yes. Weekday vans roll from 7am until 5:30pm, Saturday runs 7am until 2pm, and Sunday is our day off. Zetland is an easy run for our vans, so an early call to 02 8999 3691 usually gets someone there the same day. A burning smell, a hot socket or a board that refuses to reset is handled ahead of routine jobs, so mention it when you ring.
We hold off naming a figure until we have seen the job. A fitting swap in a newer Portman Street unit is quick, while running a circuit through a concrete slab, or down to a basement bay, involves core drilling, strata paperwork and more time. Once we have inspected, the written figure is locked in unless you add to the scope.
That comes down to where the fault is. Generally the wiring from your unit’s own board into your rooms belongs to the lot, while main switchrooms, risers, corridor lights and the car park are common property. With 92.5 per cent of Zetland homes being flats, this comes up constantly. We locate the fault first, then give you and the building manager a written finding so the right party is billed.
In NSW a faulty alarm reported by a tenant has to be repaired within two business days, alarms must be replaced within ten years of manufacture, and each storey needs a working one. Hard-wired units need a licensed electrician. Since 70.5 per cent of Zetland homes are rented, much of our work here is exactly this. We can also test the alarms between leases and email dated records to your agent.
Usually, yes, once strata approves it. We check the building’s spare supply capacity, prepare a proposal the owners corporation can vote on, then run a dedicated circuit from your unit meter or sub-board to the bay. Where plenty of residents want chargers, we can talk to the committee about a shared, load-managed setup so the tower’s supply is not overloaded.
Much of Zetland sits on what was a lagoon and wetland until it was drained in the early 1900s, and the underground Green Square library was built with triple-layer waterproofing because it lies within the water table. After heavy rain, moisture can reach basement light fittings, charger outlets and plant rooms. We isolate the affected circuit, replace damaged parts and recommend sealed fittings for damp areas.
Yes. Many Zetland apartments were designed with outlets in only a few spots, and 29.3 per cent are one-bedroom units where the desk ends up in the living room. We add outlets with USB charging, run data cabling to a study nook and choose surface or in-wall routes that suit your building’s rules on drilling into concrete.
We do. Ebsworth Street was laid out as Sydney’s first new high street in a century, and its ground-floor tenancies are often handed over as bare shells. We lay out power, lighting and appliance circuits for coffee machines, ovens and fridges, install exit and emergency lighting, and coordinate shutdowns with the building so residents upstairs keep their power.
A board that trips repeatedly is warning you about something, so avoid resetting it over and over. In newer Zetland units the usual culprits are a faulty appliance, moisture in a balcony light or a failing safety switch. Unplug everything on that circuit and try once. If it drops out again, call us and we will test each circuit and replace the faulty part.
Every electrician on the team holds an NSW licence and carries insurance. Spyro founded the business in 2017, and the crew of five-plus electricians has now completed more than 7,000 projects. Our labour is guaranteed for life, whether we swapped a light in a studio off Zetland Avenue or rewired a whole apartment kitchen near the library.
All of Zetland 2017, including Ebsworth Street, Joynton Avenue, Epsom Road, O’Dea Avenue, Zetland Avenue, Portman Street, Geddes Avenue, Defries Avenue, Victoria Park Parade and the blocks around East Village and the Drying Green. Our vans are also in Green Square, Waterloo, Rosebery, Beaconsfield, Alexandria, Kensington, Moore Park and Redfern most weeks.
