Only 9.9 per cent of Lavender Bay dwellings are freestanding houses, according to the 2021 Census. Flats account for 66.7 per cent and semi-detached or terrace homes for 23.3 per cent, and one-bedroom and two-bedroom homes each make up 28.8 per cent. That means small boards, shared risers and ceilings with little room to work. We handle board upgrades in cramped cupboards, LED lighting in harbour-facing living rooms and fault finding in the older semis dotted between Lavender Crescent and the water.

This is mostly a residential harbour pocket, but there is some non-residential work: the boatsheds and old slipway site by the wharf, Francis Xavier Retirement Village, a Montessori school, a gallery and church buildings. We service lighting, power and small switchboards for places like these.

Lavender Bay gets our same-day service on every street between Walker Street and the rail sidings. Typical urgent faults: water tracking into a balcony light after a southerly, a unit board tripping as soon as the kettle goes on, and dead stairwell lighting in an older walk-up.
More than half of Lavender Bay homes, 53.6 per cent, are rented, so a large share of our calls come from property managers who need alarm compliance handled between leases. Owner-occupiers usually want quieter upgrades: dimmable lighting for views across the bay, extra outlets in compact kitchens, and a safer board in a semi that has not been touched in decades.
The census also counted 22.4 per cent of dwellings unoccupied on the night, so we set up timers and external lighting for owners who spend long stretches away. As a Lavender Bay electrician we plan around narrow streets, steep stairs and limited parking. If something fails suddenly, such as a burning smell at the board or power lost to a whole floor, our emergency electrical team can usually get there the same day from jobs across the North Shore.

Two-thirds of Lavender Bay homes are flats, many on the slope above the water. We trace faults between lot boards and common property and keep stairwell and lobby lighting reliable.
Semi-detached and terrace dwellings make up 23.3 per cent of the housing here. We rewire them with care, feeding new cable through existing voids instead of cutting into plaster and joinery.
Balconies and gardens facing the bay take salt spray and rain. We choose weatherproof outdoor fittings, seal connections properly and replace corroded lights before they become a hazard.
The 2021 Census found 22.4 per cent of Lavender Bay dwellings vacant on census night. For owners who travel, we install timers, sensor lights and circuits that can be safely isolated.

Harbourside apartments and older semis each have their own quirks. Our licensed team has worked in small risers, tight meter cupboards and aged cabling across Lavender Bay and neighbouring McMahons Point.

We look first and then commit to one written figure. A studio above Lavender Street and a multi-level semi on the hill need very different labour, so each job is priced on its own merits.

When a unit loses power or a stair light fails in a block near Watt Park, we move that call forward so residents are not left feeling their way down dark steps.

Over 250 customers have booked us, including Lavender Bay landlords, strata committees and long-time owners who were referred by neighbours along the same harbour-facing streets.

Every piece of wiring we install in a Lavender Bay apartment or semi carries a lifetime labour guarantee, whether it is a single light fitting or a complete board replacement.

Let us know about gate codes, lift access or which stair leads to your door. Many Lavender Bay blocks sit on the slope, so a clear route saves time on the day.

The electrician inspects the board and circuits, explains what is needed in simple terms and sends a written figure, so you know the price before any work begins.

Kerb space by the wharf and Clark Park is scarce, so our driver scouts a legal spot beforehand and turns up inside the time window you chose. If we are held up, we call ahead.

Polished boards and balcony tiles stay under covers while we work. Scraps go home in the van, and the certificate arrives with a plain summary of the new wiring.

Spyro launched in 2017, and today the crew counts five-plus licensed electricians who work across the lower north shore, including the steep streets of Lavender Bay. Much of the work here is small but precise: a board upgrade in a tight cupboard, better lighting in a harbour-view lounge, or a set of alarms for a rental before the next tenant moves in. We take the same care whichever job it is.

Tenants occupy 53.6 per cent of Lavender Bay homes, well above the 32.6 per cent state rate, and most of those rentals are flats. Landlords and agents therefore come to us for alarm work more than for any other service in 2060.

Before we pack up at any Lavender Bay address, a Certificate of Compliance for Electrical Work is lodged, exactly as state law demands. Older semis and walk-ups here can hide aged cable behind newer fittings, so any circuit we disturb is tested and either fixed or noted in writing. Under AS/NZS 3000, changing a board brings RCD protection to every final subcircuit, while Type AC safety switches stay off the list for any new work from 1 May 2023 onward.
Prices here depend heavily on access. Replacing a light in a modern unit with a lift and open ceiling space is straightforward, whereas the same job in a narrow semi further up the slope might mean working through a small manhole or old timber floors. We inspect first and then give you a single written price that stays fixed unless you change the scope.
Rental alarms due before a new lease, an older semi still on its original board, or a balcony light that fails every time it rains? Phone 02 8999 3691. We come and look, put a fixed number on paper, and stand behind that labour permanently.
These are the questions Lavender Bay landlords, apartment owners and residents of older semis ask us most often. If yours is not covered here, call us on 02 8999 3691.
Often, yes. Vans roll out at 7am, weekdays finishing 5:30pm and Saturdays wrapping up at 2pm, and Lavender Bay is close to many of our lower north shore jobs. If you call 02 8999 3691 in the morning, there is a good chance we can visit that afternoon. Tell us straight away about scorch marks, a hot switch or a main that keeps dropping out, because those are prioritised.
We inspect first and then give you a fixed written price. Access makes the biggest difference here: a unit with a lift and roomy ceiling void is quick to work in, while a narrow semi on the slope can mean tight roof spaces and stairs for every trip to the van. The quoted price stays the same unless you ask us to add work.
Units built decades ago were often wired for far lighter loads than today’s kitchens and heating. A circuit that trips under combined load may be overloaded, have a failing breaker or have a fault that only shows when it warms up. We test the circuit, check the board and recommend a fix, whether that is a dedicated circuit, a new breaker or a full switchboard upgrade.
Usually, wiring from your lot board to your rooms belongs to you, while the main switchroom, risers, lobby lights and stair lighting are common property. With 66.7 per cent of Lavender Bay dwellings being flats, this comes up regularly. Our job is to find where the fault physically sits, then document it for you and the strata manager so the bill lands with whoever owns that section.
Landlords here must keep an alarm working on each floor, fix any tenant-reported fault inside two business days and retire alarms once they pass ten years since manufacture. Mains-wired types are a job for a licensed electrician only. Because 53.6 per cent of homes in the suburb are rented, we can also book smoke alarm testing between tenancies and leave dated records.
It can. Balconies and gardens facing the bay are exposed to salt spray and wind-driven rain, which can corrode fittings and let moisture into connections. We use fittings rated for outdoor exposure, seal cable entries properly and position outdoor power points where they are less likely to be hit directly by rain.
The 2021 Census recorded 22.4 per cent of Lavender Bay dwellings as unoccupied on census night, so many owners ask about this. We can install timers on selected lights, add sensor lighting at entrances and set up circuits that can be isolated safely while keeping essentials like the fridge or security system powered.
Yes. Semi-detached and terrace homes make up 23.3 per cent of local dwellings, and many have plaster, joinery and floors worth keeping. We run new house wiring through existing voids and roof spaces where we can, keep new switches and outlets consistent with the room, and patch only small access points.
Yes. Many Lavender Bay living rooms face the water, so owners usually want lighting that works at night without reflecting heavily off the windows. We can install dimmable LED downlights, wall lights and separate lighting zones so you can light the room without losing the view outside.
Every street in 2060 is ours to cover, among them Walker Street, Lavender Street, Lavender Crescent, Arthur Street, Waiwera Street, King George Street, Clark Park, Watt Park, Quibaree Park and the wharf area. We also work regularly in McMahons Point, Milsons Point, North Sydney, Kirribilli, Waverton, Wollstonecraft, Neutral Bay and Crows Nest.
