Warriewood is far from uniform. The 2021 Census counted 52.3 per cent separate houses, 25.1 per cent townhouses or semis (more than double the 11.7 per cent NSW share) and 22.2 per cent flats. Much of Warriewood Valley was only subdivided from 1991 onward, on land once covered in tomato glasshouses. We fit LED downlights, extra circuits for home offices, and board upgrades in older homes near Pittwater Road where original wiring is ageing.

Warriewood Square anchors retail at the southern end, and a light industrial pocket around Vuko Place, Apollo Street and Ponderosa Parade holds warehouse and office units, many with three-phase supply. We do tenancy fit-outs, machinery circuits, emergency and exit lighting, and maintenance for trade workshops and small manufacturers.

Warriewood sits on low valley ground between creeks and wetlands, so water getting into outdoor gear after heavy rain is a common call. Others include a strata garage door motor failing and a warehouse machine tripping its circuit. Our same-day service reaches Vuko Place to Narrabeen Park Parade.
Almost half of Warriewood households are paying off a mortgage, 46.2 per cent in the 2021 Census, well above the 32.5 per cent NSW figure. Many bought into the newer valley estates and now want the extras a builder skipped: more outlets, outdoor power, ceiling fans and EV-ready garages. Strata committees in the townhouse complexes call us for common lighting and intercom faults. As a Warriewood electrician we also look after units in the industrial streets off Jubilee Avenue.
History still shapes the jobs. Warriewood was once called Glass City, with around 3,500 glasshouses, and today streets such as Apollo, Daydream, Jubilee and Ponderosa honour old tomato varieties. Older homes near Pittwater Road carry decades of add-on wiring, while valley estates face damp from nearby wetlands. Whatever the call, from a new circuit to urgent fault finding, we cover this suburb and the rest of the Northern Beaches.

Townhouses and semis make up 25.1 per cent of Warriewood dwellings. We add outlets, fans and outdoor power, and help owners separate faults inside their lot from those in common property.
Warehouse units around Vuko Place, Apollo Street and Ponderosa Parade often run three-phase gear. We install machine circuits, distribution boards, high-bay lighting and isolation points for safe maintenance.
Warriewood Valley lies near wetlands and creeks, and flooding had to be managed as the land was developed. We seal outdoor fittings, raise equipment where sensible and test circuits affected by moisture.
Shops, food outlets and services cluster around Warriewood Square and the Narrabeen Park Parade strip. We handle lighting refits, extra circuits for equipment and emergency lighting checks outside trading hours.

Both halves of Warriewood are familiar to our licensed team: post-1991 valley estates with modern boards and the older streets near Pittwater Road that need more careful fault tracing.

Townhouse, detached home or warehouse, we look at the job first. Then you get one written figure, with no surprise add-ons once the work is under way.

A tripped warehouse circuit off Vuko Place or water in a garden light after a valley downpour gets moved up our list, so you are back running quickly.

Our 250+ customers include young Warriewood families, strata committees and small business owners near Warriewood Square, many referred by neighbours in the same complex.

Labour on each circuit we wire in Warriewood carries a lifetime guarantee, whether it is a machine feed in an industrial unit or outdoor power by a townhouse courtyard.

First let us know if it is a strata complex, a freestanding home or an industrial unit. We then choose a slot that suits building managers, school pick-ups or shift times.

Our electrician inspects your switchboard and cable paths, explains what is needed in everyday language and puts a fixed quote in writing before any tools come out.

Visitor parking in the newer estates is tight, so we check where to leave the van and turn up inside the window agreed, ringing ahead if traffic on Pittwater Road bites.

Floors are covered, dust is vacuumed and offcuts leave with us. You receive the compliance certificate and, for strata jobs, a short note ready for the managing agent.

Since 2017, when Spyro set the business up, the crew has grown to five-plus licensed electricians, and Warriewood is a regular stop on our northern beaches rounds. We enjoy the variety here: new valley townhouses wanting smarter lighting, older homes near the beach needing safer boards, and trade units that rely on three-phase machines. The same small team handles each job, so the person who quotes is usually the one who finishes it.

With 25.1 per cent townhouses and 22.2 per cent flats, Warriewood has far more attached housing than most beach suburbs, and 17.9 per cent of homes are rented. Multi-level townhouses need alarms on every storey, and interconnection is worth considering.

Paperwork is part of the job: a CCEW goes in for every Warriewood visit, which is how NSW records that wiring meets the rules. Strata committees and agents in the townhouse complexes lean on that document for common property. Replacing or reworking a board triggers the AS/NZS 3000 requirement for RCDs across the final subcircuits, and we fit Type A or higher because Type AC has been excluded from new installations since 1 May 2023.
A Warriewood quote is one fixed figure, written down once we have been on site. Swapping a light in a newer valley townhouse with an easy ceiling void can be quick, while a machine circuit in a Vuko Place warehouse needs cable sizing, a longer run and isolation. Seeing each job first keeps the number honest.
Townhouse short of outlets, rented unit with alarms due, or a warehouse circuit dropping out under load? Ring 02 8999 3691. We come to your Warriewood address, show you what the fix involves and commit to a fixed written price, and our workmanship stays guaranteed for life.
Warriewood townhouse owners, strata committees, landlords and business tenants in the industrial streets ask us these most. If yours is not covered here, call us on 02 8999 3691.
Frequently. Vans roll from 7am to 5:30pm on weekdays and from 7am to 2pm Saturdays, with Sundays off. Pittwater Road runs straight through Warriewood and carries much of our northern beaches traffic, so ringing 02 8999 3691 in the morning usually lands a visit that afternoon. Flag any burning smell or a circuit that refuses to reset.
We only give a figure after we have seen the work. A new outlet in a recent valley townhouse and the same outlet in an older home near Pittwater Road can take very different time, depending on ceiling access and existing wiring. After inspecting, we write down a fixed price, and it only changes if you ask for more work.
That hinges on location. Wiring between your own unit board and your rooms usually belongs to the owner, while main boards, driveway lighting, intercoms and shared garage doors are normally common property. We track the fault to its source and hand both you and the strata manager a written finding, so the right party pays.
Warriewood Valley sits low, beside creeks and wetlands, and managing flooding was part of developing the estates. Water in cheap outdoor fittings or poorly sealed joints is the usual cause. We test the circuit, replace faulty gear with properly rated fittings, and reroute cable where it keeps sitting in damp soil.
Yes, with the owners corporation on board. We check whether your supply comes from your own meter or a shared board, measure spare capacity, and give the committee a clear plan for the cable route through common areas. Once approved, we install the circuit, protection and charger, and label everything.
We do. Warehouse and office units around Vuko Place, Apollo Street and Ponderosa Parade house trades, workshops and small manufacturers, many on three-phase supply. We install machine outlets, sub-boards, LED high-bay lights and network cabling for offices, and can work early to avoid holding up production.
Leased homes in NSW must have a working alarm on each level. A reported fault has to be fixed within two business days, and alarms get replaced ten years after the date stamped on them. Only a licensed electrician may install hard-wired units. We run alarm testing between tenancies and send dated records to the agent.
Usually, yes. Homes in the older streets near Pittwater Road and Narrabeen Park Parade often predate the valley estates by decades. Ceramic fuses give no RCD protection and struggle with modern loads like air conditioning. We test the wiring, tell you what is sound and quote a new board with proper safety switches.
Yes. Many valley builds came with basic fittings and few extras. We add ceiling fans with wall controls, swap old downlights for efficient LEDs, and install outdoor power on balconies and courtyards, keeping to any strata rules on external appearance.
