Merrylands housing is a genuine mix. The 2021 Census counted 48.8 per cent separate houses, 13.6 per cent semis or townhouses and 36.6 per cent flats, against 21.7 per cent flats statewide, and two-bedroom homes made up 36.9 per cent of dwellings. Medium-rise blocks now line Pitt Street, while older detached houses sit on the side streets around Merrylands Park. We upgrade tired boards in those houses, add LED downlights, and sort individual unit faults for owners and agents.

The main commercial strip runs along Merrylands Road near the station, where many shopfronts date from the 1930s and 1940s. Stockland Merrylands adds supermarkets and specialty stores. For shop owners we rewire tired tenancies, add circuits for cool rooms and kitchens and handle commercial electrical repairs without closing the doors for long.

Our same-day service covers Merrylands from Woodville Road across to Coleman Street. Typical urgent calls: a Pitt Street unit with no power after a switchboard fault, a Merrylands Road takeaway losing its fryer circuit mid-shift, or an older house tripping every time it rains.
Close to half of Merrylands homes are rented, 47 per cent at the last Census, so a large share of our work comes through property managers and landlords. Smoke alarm replacements between tenants, dead power points in two-bedroom units and repairs after a lease inspection keep us busy. As your Merrylands electrician we also help owner-occupiers renovating houses near Ted Burge Reserve, and shopkeepers along the station end of Merrylands Road.
The suburb is growing upward, with newer apartment blocks around Pitt Street and the Stockland centre, so strata committees call on us for common area lighting and meter room upgrades. We answer urgent electrical faults quickly here, and our vans are on these streets most weeks as part of our work across Western Sydney, from Granville through to Guildford.

Flats make up 36.6 per cent of Merrylands dwellings. We fault-find inside units, upgrade meter rooms for strata committees and keep common area lighting and exit signs working in the newer medium-rise buildings.
With 47 per cent of homes rented, agents book us to replace expired alarms, test RCDs and fix faults tenants report, leaving clear dated records for each managed Merrylands property.
Much of the Merrylands Road strip was built in the 1930s and 1940s. We rewire older tenancies, add circuits for commercial kitchens and replace dated signage and window lighting.
Detached homes around Merrylands Park and Ted Burge Reserve often run on older boards. We replace ceramic fuses, add safety switches and create space for air conditioning and induction cooking.

Our licensed crew has worked through Merrylands units, semis and detached houses, and knows how a Pitt Street meter room differs from an ageing board in a house on Richmond Street.

We see the job first, then write down one set figure. A two-bedroom rental near the station and a large family home by Ted Burge Reserve get priced separately and fairly.

A tenant without power in a Merrylands unit, or a Merrylands Road kitchen that goes dark at lunch, gets bumped forward on our schedule for a same-day visit.

Our 250+ customers include Merrylands landlords, strata committees and shop owners near Stockland, many of whom pass our number on to friends in the area.

Labour on each circuit we fit in a Merrylands home, unit or shop is guaranteed for as long as you own it, from a single outlet to a full board.

Tell us the building, unit number and how access works, whether a strata lockbox or a tenant who must be home. We then offer a time that suits everyone involved.

After inspecting, we walk you through the work in plain language and email a fixed written figure, so owners and agents can approve it without back-and-forth.

Street parking near Stockland and the station fills fast, so we plan the van stop ahead. We turn up in the agreed window and ring if Woodville Road holds us up.

We clear every offcut, wipe down the work area and send the CCEW plus a short job note, ready for the landlord file or the strata manager.

Spyro founded our company in 2017, and we now have five-plus licensed electricians on the road. Merrylands suits our crew because the work is so varied: a rental smoke alarm round in the morning, a shop repair on Merrylands Road at midday, and a switchboard upgrade in a family home by Merrylands Park in the afternoon. We keep the same electrician on each job, explain things clearly for owners who speak different languages at home, and always leave paperwork that agents can file straight away.

The 2021 Census recorded 47 per cent of Merrylands dwellings as rented, well above the 32.6 per cent NSW rate, and most rentals here are units and townhouses. That makes landlord smoke alarm obligations one of the most frequent reasons agents call us in 2160.

NSW law requires a Certificate of Compliance for Electrical Work after every installation, and each Merrylands job we complete gets one. In older houses and early walk-up units that matters, because touching a board triggers the AS/NZS 3000 rule that all final subcircuits get residual current protection. Since 1 May 2023, Type AC safety switches cannot be used in new work, so we fit Type A devices instead.
In Merrylands we quote a fixed, written amount after seeing the job. Phone estimates miss too much: replacing a light in a new Pitt Street apartment with open ceilings is straightforward, while rewiring an older house near Merrylands Park can mean crawling under floors and replacing a fuse board. Looking first lets us give one honest figure.
Need alarms replaced before the next tenant moves in, a shop circuit that keeps failing, or an old board swapped in your Merrylands house? Call 02 8999 3691. A licensed electrician will inspect it, give you a fixed written price and back the labour for life.
Landlords, strata committees, shop owners and families in Merrylands put these questions to us most. If yours is not covered here, call us on 02 8999 3691.
Often, yes. Merrylands is on our regular Cumberland run, and our hours are 7am to 5:30pm Monday to Friday, plus 7am to 2pm Saturday. We do not work Sundays. Phone 02 8999 3691 before lunch for the best odds of a visit the same afternoon, and tell us straight away if there is heat, smoke or sparking, as those jobs move ahead.
We cannot price it sight unseen. An electrician comes out, looks at the board and the access, then sends you a fixed written quote. A unit in a newer block and an older house on a quiet side street can need very different amounts of work for what sounds like the same job. The quote only changes if you add extra work.
That depends on where the fault is. Wiring from your unit’s own board to its lights and outlets is usually the lot owner’s concern, while the main switchboard, meter room and hallway lighting tend to be common property. With more than a third of Merrylands homes being flats, we get asked this weekly. We trace the problem and put our finding in writing for both parties.
Ask them not to keep resetting it, and book a visit. Repeated tripping usually points to a faulty appliance, water in an outdoor fitting or worn wiring on one circuit. We isolate the cause, repair or replace the faulty part and give you a written report. For rented homes, getting this done quickly also keeps you on the right side of repair obligations.
Many do. Houses on the older streets around Merrylands Park and Ted Burge Reserve can still carry ceramic fuses or boards with no safety switches. Adding air conditioning, induction cooktops or an EV charger pushes them further. We replace the switchboard with a modern unit, add RCD protection on every final subcircuit and label the circuits clearly.
Yes. The strip near the station has many buildings from the 1930s and 1940s, often with old wiring and more tenants than the original supply was planned for. We add circuits for commercial kitchens and refrigeration, replace signage and shop lighting, and wire tenancy fit-outs. Where possible we schedule noisy work outside trading hours so you do not lose customers.
Often, yes, but it needs planning. We first check the capacity at the building’s main board and meter room, then propose a layout the owners corporation can approve, whether that means one charger on a single lot’s circuit or a shared system. Houses with a driveway are simpler: we run a dedicated circuit from your board and fit the charger in the garage or carport.
We do. Two-bedroom units make up more than a third of Merrylands dwellings, and many were built without fans or dedicated air conditioning circuits. We fit ceiling fans to existing light points where possible, run new circuits for split systems and check that the unit’s board can take the extra load before any installer arrives.
Yes. Newer medium-rise blocks around Pitt Street and the town centre have emergency and exit lighting that must be tested and logged regularly. We run the discharge test, replace failed battery packs and fittings, and give the strata manager a dated logbook entry. We can also upgrade old fluorescent exit signs to LED units that draw less power.
We cover all of Merrylands 2160, including Merrylands Road, Pitt Street, Woodville Road, Coleman Street, Neil Street, Hawkesview Road and the streets around Stockland, Merrylands Park, Ted Burge Reserve and Granville Park. We also work every week in Granville, Guildford, South Granville, Parramatta, Westmead, Harris Park, Wentworthville and Greystanes.
