Greystanes is solid house country. Separate houses made up 85.1 per cent of dwellings in 2021, with only 1.4 per cent flats, and 43.7 per cent of homes had four or more bedrooms. Much of it was built after the poultry farms were subdivided, with builder Frank Cefai behind hundreds of homes and a record run of approvals in 1973. Those houses now need board replacements, extra kitchen circuits, outdoor lighting and rewiring for extensions and granny flats.

Local business centres on Greystanes Shopping Centre, a single-level Woolworths-anchored centre refurbished in 2014, the Greystanes Inn and small shopping strips. Industrial work sits just south in Smithfield. We service shops, clubs, aged care sites and trade premises with commercial electrical repairs and lighting upgrades.

Greystanes gets same-day service from the Prospect Hill side across to Merrylands West. Common urgent calls: a 1970s house with a failing original board, an RCD tripping after rain on outdoor Christmas light circuits, and storm damage to garden lighting near the Canal.
Greystanes owners stay put, with 40.1 per cent of homes owned outright in 2021, well above the NSW figure of 31.5 per cent. Many have lived in the same house for decades and now want it safer and ready for the next stage, whether that is an extension, a granny flat or ageing in place. As a Greystanes electrician we handle board upgrades, extra circuits, security lighting and smart controls.
December is its own season here. The Maltese community started a tradition of Christmas lights and nativity displays that still fills Greystanes streets every year, and we help residents run safe outdoor power for them. Across the year we also work for local shops, halls and clubs near Our Lady Queen of Peace and the shopping centre. For any urgent fault, our team responds promptly in Greystanes and across Western Sydney.

Many Greystanes homes date from the 1960s and 1970s building boom after the poultry farms were subdivided. Their original boards often lack full RCD protection, and wiring has usually been extended by several owners.
Greystanes streets fill with Christmas lights every December, a tradition started by the Maltese community. We add weatherproof outdoor outlets on protected circuits so large displays run safely without overloading the house board.
Large blocks and four-bedroom homes make Greystanes a common spot for granny flats and rear extensions. We run submains, fit sub-boards and plan renovation wiring so the new space has proper capacity.
Homes near the Lower Prospect Canal Reserve, Grey Box Reserve and the Widemere corridor face exposed outdoor fittings and storm debris. We fit sealed lighting and protect garden circuits against weather damage.

Our licensed electricians have worked in plenty of 1960s and 1970s Greystanes houses and know how those original boards, ceiling cables and later additions tend to be put together.

An extension on Gozo Road and a board replacement near Ettalong Road are priced separately after we see them, and every figure is confirmed in writing before we begin.

If a Greystanes home loses power or an outdoor circuit fails in a storm, we reshuffle our run sheet and send the nearest licensed electrician as soon as possible.

Long-time Greystanes owners, Maltese and Lebanese families and local shops are among our 250+ customers, and many recommend us to relatives around Old Prospect Road.

Labour on every circuit we install in Greystanes is guaranteed for life, whether it powers a Christmas display, a new granny flat or a rebuilt kitchen.

Call with your address and job details. Most Greystanes homes have driveways, so parking is easy, and we can work around family visits, mass times and weekend sport.

We inspect the board and roof space, talk you through the options clearly and send a written fixed figure, so there are no surprises when the work finishes.

Coming in from the Cumberland Highway or Old Prospect Road, we arrive when agreed and phone ahead if traffic around Prospect or Merrylands delays us.

We sweep up, remove old fittings and leave the compliance certificate on the kitchen bench, with a quick explanation of what was changed in your home.

Greystanes grew fast after poultry farms were subdivided, with Holroyd Council approvals peaking in 1973, and 85.1 per cent of dwellings are still separate houses. Many of those homes run on original boards, so upgrades are the job we quote most here.

Greystanes houses from the 1960s and 1970s often carry original boards and wiring extended by several owners, and outdoor circuits get heavy use each December. We test all our work and lodge a Certificate of Compliance for Electrical Work, the CCEW, as proof it meets NSW rules. Any board we alter is brought up to current RCD requirements with Type A devices or better.
We do not quote blind. After inspecting, we send one fixed figure in writing that stays the same unless you change the job. A board swap in a single-storey house near Old Prospect Road is quite different from wiring a new granny flat at the back of a large block off Gipps Road. Each gets its own quote based on the real work involved, not a rough estimate over the phone.
Whether your Greystanes home needs a new board, a granny flat wired or safer outdoor power for the Christmas lights, call 02 8999 3691. We will inspect at a time that suits your family, give a written fixed price and have a licensed electrician arrive when promised.
Greystanes homeowners, growing families, landlords and local businesses ask us these questions most often. If yours is not covered here, call us on 02 8999 3691.
Usually, yes. Our electricians work between 7am and 5:30pm Monday to Friday and between 7am and 2pm on Saturday, and Greystanes is close to our regular Parramatta and Blacktown runs. An early call improves the chance of a same-day booking. If you have sparking, a burning smell or no power at all, say so straight away and the call gets priority.
We inspect the board, wiring and access first, then give a fixed price in writing. Wiring in a Greystanes home that has had several additions over the years can take more tracing than a straightforward job, so a look beforehand keeps the quote accurate. The figure holds unless you ask us to do extra work.
Many homes from the Greystanes building boom still have ceramic fuses or boards with limited RCD protection. If your breakers trip often, the board feels warm or there is no safety switch on lighting and power circuits, an upgrade is worth considering. We inspect and explain whether a full replacement or targeted work is the right step.
Large displays can overload a single outdoor outlet or trip the RCD when moisture gets in. We install weatherproof outdoor power points on dedicated protected circuits, add timers if wanted and check the board can carry the extra load. It is best to book in October or November, before December displays go up across the suburb.
A granny flat usually needs a submain from the main house board, its own sub-board with RCD protection, and circuits for kitchen, bathroom, cooling and lighting. With large blocks and four-bedroom homes common in Greystanes, we see many of these projects. We work with your builder from slab to final fit-off and lodge the CCEW at completion.
Yes. With 18.9 per cent of Greystanes residents aged 65 or over in 2021, we often add brighter hallway lighting, sensor lights to paths, extra power points at convenient heights and interconnected smoke alarms. Small changes like these make homes easier and safer to live in, and we explain each one clearly.
Homes beside the Lower Prospect Canal Reserve, Grey Box Reserve and the Widemere corridor sit near trees and open ground, so storm debris and wind can damage outdoor fittings. We fit sealed lighting, protect cables in conduit and make sure garden circuits trip safely if water gets in. After a storm we can test outdoor circuits before they go back into use.
Certainly. Most Greystanes homes have garages or driveways that suit a wall charger. We check the board and supply can handle the added load, run a dedicated circuit with RCD protection and mount the charger where the cable reaches easily. If the board needs upgrading first, we explain that before starting.
We do. We handle lighting, power and emergency exit light testing for tenancies around Greystanes Shopping Centre and smaller shopping strips, plus clubs, halls and aged care sites. Work is planned outside peak trading or functions so customers are not disrupted, and we provide records for landlords and insurers.
We cover all of Greystanes in postcode 2145, including Old Prospect Road, Greystanes Road, Gozo Road, Ettalong Road, Hyland Road, Gipps Road, Harper Street, the Canal and the streets around Greystanes Shopping Centre. We are also regularly in Pemulwuy, Girraween, Pendle Hill, South Wentworthville, Merrylands, Prospect, Guildford West and Smithfield.
