Wollstonecraft 2065 is apartment country. The 2021 Census recorded 79.3 per cent of dwellings as flats, 13.5 per cent as semis or townhouses and only 7.3 per cent as separate houses, against 65.6 per cent across NSW. Often we can. We book jobs between 7am and 5:30pm from Monday to Friday and from 7am until 2pm on Saturday, and Wollstonecraft is a short hop from our regular North Shore work. Pricing waits until an electrician has stood in the unit. In Wollstonecraft the difference between buildings is large: a newer apartment may have easy ceiling access, while an older brick block might need surface conduit and strata approval for the same result. Once we have seen it, the fixed amount goes to you in writing and stays there unless the scope grows at your request.
Most often an old unit board carrying more load than it was built for. Older flats were wired in an era when a unit ran a fridge, a few lights and a heater; today they power induction cooktops, dryers and several split systems. A worn appliance, water in a balcony fitting or a failing RCD can also be the cause. We isolate the faulty circuit, fix it and advise whether the board needs replacing.
Usually it splits at your unit board. Wiring from that board into your rooms normally belongs to the lot owner, while the main switchboard, rising mains, lobby, stair and garage lighting are generally common property. Because 79.3 per cent of Wollstonecraft homes are flats, we get this question often, so we trace the fault first and send a written finding to both you and the strata manager.
Normally the building manager or strata manager holds the keys. When you book, give us their contact and we will arrange entry, confirm whether a lift needs protecting and agree a time if power has to go off to other units. A landlord must keep a working alarm on every level, repair a fault within two business days once the tenant reports it, and replace alarms within ten years of the date they were made. In many cases, yes, with approval from the owners corporation. The Census recorded 1.2 vehicles per dwelling, and most parking is in shared basements. We assess spare capacity on the building supply and your own circuit, supply the information strata needs to approve it, then lay a dedicated feed to your bay and fix the charger to the wall.
