Leasing a two-bedder off Haldon Street, running a grocer or takeaway on the strip, or chasing repairs for a block near Lakemba station? Specials this month also reach Canterbury Road, Oneata Street and Quigg Street. Say you saw the Lakemba deal and we apply it.

Lakemba is a unit suburb. The 2021 Census found 69.8 per cent of dwellings were flats or apartments, over three times the NSW share, with 25.5 per cent separate houses and just 4.1 per cent townhouses. Two-bedroom homes account for 63.3 per cent, and 58.1 per cent are rented. The railway came through in 1909, so the older houses sit on early subdivisions such as Benjamin Taylor’s land by the station. We replace outdated boards, add power points to cramped kitchens and fix faults in older wiring.

Haldon Street is the heart of trade, packed with grocers, takeaways, restaurants, clothing and book sellers, and it hosts the Lakemba Nights food market through Ramadan. More commercial buildings line Canterbury Road along the ridge. We wire shop and restaurant kitchens, add capacity for ovens and fridges, and install signage and security lighting.

Our same-day service covers Lakemba from Haldon Street to the Canterbury Road ridge. Urgent calls we attend: a whole walk-up floor losing power, an overloaded kitchen circuit in a two-bedroom rental, a smoking outlet behind a shop freezer, and water seeping into a light fitting after heavy rain.
Most of our Lakemba work comes from landlords, agents and strata managers, which is no surprise when nearly six in ten homes are rented and most are two-bedroom units. Alarms, dead stairwell lights and tripping kitchen circuits dominate. As a local Lakemba electrician we also look after the food businesses along Haldon Street, where cool rooms and ovens run long days.
The suburb was called Belmore South until 1910 and took its name from Benjamin Taylor’s cottage, itself named after a Fijian island. Oneata Street recalls that link. Today the mix runs from older houses on the early subdivisions to unit blocks near the station, now being converted for Metro services. Whether it is an emergency repair or a planned board upgrade, we cover Lakemba and the rest of St George and Canterbury-Bankstown.

Nearly seven in ten Lakemba homes are flats, mostly two-bedroom units. We repair shared lighting, replace worn meter panels and explain clearly to strata managers which faults belong to owners and which to common property.
Grocers, takeaways and restaurants on Haldon Street run cool rooms, ovens and display fridges long hours. We add dedicated circuits, balance loads across phases and fix tripping before it costs a day’s trade.
Separate houses make up about a quarter of Lakemba homes, many on land subdivided around the 1909 railway. We upgrade old fuse boards, add earthing and bring kitchens and laundries up to current standards.
Commercial buildings line the Canterbury Road ridge above the Cooks River catchment. We install three-phase outlets, LED and security lighting, and handle scheduled maintenance so tenants keep operating without surprise shutdowns.

Our team works in Lakemba unit blocks every week and understands how common property wiring, meter rooms and individual boards connect in older blocks of flats.

A two-bedroom flat off Haldon Street and a house on a quieter side street get separate written quotes, fixed after we see access, cable routes and the board.

When a tenant loses power or a Haldon Street shop cannot trade, we move it up the day’s list and send whoever is closest from our Canterbury-Bankstown runs.

Lakemba property managers, landlords and shopkeepers are part of our 250+ customers, many coming back for each tenancy changeover or new tenant fit-out.

Whatever we do in Lakemba, from one smoke alarm in a rental to a full board swap for a strip shop, the labour is guaranteed for life.

Tell us the unit number, any intercom code and whether the tenant needs notice, and we will arrange a slot that suits your agent, tenant or shop hours.

First we look over the board and work out what belongs to the lot and what to strata, then one fixed written price goes to you before any repair begins.

Parking around Haldon Street can be tight, especially near the market season, so we plan where the van will stop and arrive within the agreed window.

We sweep up, remove old fittings and packaging, and leave you with the compliance certificate and a clear note of changes for your agent or strata records.

Since Spyro founded the business in 2017, we have grown to five-plus licensed electricians working across Sydney. Lakemba keeps us busy with a mix of rental compliance, strata repairs and shop work that demands clear communication and reliable timing. Our same crew returns for each visit, learning the quirks of a building and its board, which makes future repairs faster and easier to plan for owners and agents.

The 2021 Census recorded 58.1 per cent of Lakemba homes as rented, well above the NSW rate of 32.6 per cent, and 69.8 per cent of dwellings were flats. With so many tenancies turning over in unit blocks, smoke alarm compliance is the job agents and landlords book with us most.

Everything we complete in Lakemba is covered by a CCEW, lodged as NSW rules require. In older unit blocks and in houses from the early railway era, we often come across tired cable and overloaded circuits, which we upgrade or report in writing. Changing a board brings an AS/NZS 3000 obligation to put RCDs on all final subcircuits, and we never fit Type AC devices, which were ruled out for new work from 1 May 2023.
Our quotes arrive as one fixed written figure, prepared only after we have seen the job. Lakemba work varies widely: swapping a light in a two-bedroom unit with easy ceiling access is quick, while running a new circuit through an older brick house near the station takes longer and needs careful work around walls and floors. The quote lists the scope clearly and holds unless you add work.
Rental alarms due, a strata block with dark hallways or a Haldon Street shop tripping every afternoon? Call 02 8999 3691 today. We inspect first, commit to one written price, and our labour carries a guarantee that lasts for life.
Questions Lakemba landlords, property managers, strata committees and Haldon Street traders raise with us most. If yours is not covered here, call us on 02 8999 3691.
Usually. Our hours run 7am to 5:30pm on weekdays and 7am to 2pm on Saturdays, and Lakemba sits on routes our vans cover most days. Ringing 02 8999 3691 in the morning gives the best chance of an afternoon visit. A hot smell from a power point, arcing, or a main switch that snaps straight off again should be mentioned first, because those get handled ahead of routine calls.
We only quote after inspecting the work. A quick fitting change in a two-bedroom unit near Haldon Street is simple, while adding circuits in an older house with limited roof space takes much longer. After our look, a single written figure covers parts and labour, and it stays put unless you request extra work.
Usually the owners corporation looks after the main switchboard, meter panels, hallway and stair lighting, while the lot owner is responsible for wiring inside the unit. With nearly 70 per cent of Lakemba homes being flats, this question is common. We find the fault, explain who is responsible in writing, and liaise with the strata manager and agent if needed.
Rentals need a working alarm on each level, a two business day turnaround on any fault the tenant reports, and replacement once an alarm passes ten years from its manufacture date. Hard-wired units can only go in via a licensed electrician. Between tenancies we run smoke alarm inspections, replace what is due and give the agent paperwork for the file.
Many older two-bedroom units have just one or two power circuits for the whole kitchen. Running a kettle, microwave, air fryer and fridge together can overload them. A faulty appliance can also trip the safety switch. We test each appliance and circuit, and if the wiring is undersized we can add a dedicated circuit or recommend a board upgrade.
Yes. Lakemba Nights brings large crowds to Haldon Street, and shops often run extra ovens, fridges and lighting. We check capacity ahead of time, add dedicated circuits where needed, repair faulty outlets and make sure exit and emergency lighting works. Booking in the weeks before gives us time to finish before trading gets busy.
Not always, but many need attention. Houses built in the decades after the railway arrived in 1909 may still have ceramic fuses, old rubber or cloth insulated cable and missing earthing. We test the insulation and earthing, advise which circuits are safe to keep, and quote a staged rewire or board upgrade to suit your budget.
Yes. We handle shop fit-outs along Haldon Street and Canterbury Road, from new layouts and display lighting to power for kitchens, counters and signage. We coordinate with your builder, plan work around trading hours and make sure emergency lighting and exit signs meet requirements before you open.
Yes. In a compact two-bedroom unit a ceiling fan in each bedroom is an easy way to move air through summer. We check the ceiling structure and existing wiring, and in strata buildings we confirm whether approval is needed. Fans are wired on their own switch with proper support so they run quietly and safely.
