Renting a unit near the station, restoring a Federation home off Prospect Road or trading on Lackey Street? Our Summer Hill specials run past Cadigal Reserve, the Flour Mill precinct and Smith Street too. Quote the promotion at booking time and it comes off your bill.

Summer Hill is mostly apartments now. The 2021 Census found 63.1 per cent of homes were flats, 17.0 per cent semis or terraces and just 19.6 per cent separate houses, and almost half had two bedrooms. Many blocks rose in the 1970s after the old mansions near the station came down, while Federation houses still fill streets west of the village. We upgrade tired unit boards, add extra outlets to small kitchens and rewire Federation homes without disturbing their plaster and joinery.

The village centre around Lackey and Smith Streets is run largely by independent traders, with cafes and restaurants facing a small square, and the converted Flour Mill precinct adds more shops and a regular market. We fit out small tenancies, add kitchen circuits, update shop lighting and keep older buildings compliant.

Summer Hill gets same-day service from us across the whole 2130 pocket. Frequent urgent calls include a 1970s block losing power to one riser, a Federation house tripping after rain enters an exterior fitting, and a Lackey Street cafe whose espresso circuit keeps dropping out.
Renters make up a large slice of our Summer Hill work, with 49.3 per cent of dwellings leased in 2021, so property managers call us for smoke alarm checks and quick repairs between tenants. Owners of the Federation homes want period-friendly lighting and board upgrades, and village cafe owners need more capacity for coffee machines and ovens. As your Summer Hill electrician we also help strata committees with shared lighting and car park fittings.
The suburb is tiny, about 1.2 square kilometres, yet the jobs vary widely. One visit might be tracking a fault through a 1970s walk-up close to the station; the next could be adding circuits to a restored cottage near St Andrew’s. For anything that cannot wait, our urgent callout electricians are close by, working right across the Inner West.

Flats make up 63.1 per cent of Summer Hill homes, many built after mansions near the station were cleared. We replace ageing unit boards, trace riser faults and coordinate shutdowns with strata managers.
Summer Hill has more than one hundred heritage-listed properties. We rewire Federation homes through roof and subfloor spaces, keeping decorative ceilings, fireplaces and leadlight untouched.
Independent traders along Lackey and Smith Streets run coffee machines, ovens and display fridges. We plan dedicated circuits and schedule noisy work so trading carries on.
Almost half the homes in 2130 are rented, so agents book us between leases to replace old smoke alarms, test safety switches and supply dated records for the landlord.

Our licensed team knows the Federation homes of Summer Hill and the 1970s unit blocks near the railway, including where each era usually hid its junctions and earth links.

We inspect before quoting. A two-bedroom unit by the light rail and a detached house off Prospect Road take different effort, so each gets its own written price.

When a cafe on the square loses power before the morning rush or a flat near the station goes dark, we move our day around so an electrician arrives soon.

Our 250+ customers include Summer Hill tenants, strata committees, village traders and home owners, many referred by neighbours they chat with at the Flour Mill market.

Labour on every Summer Hill job is guaranteed for life, including wiring we tuck behind restored walls in heritage-listed Federation homes.

Share your address and tell us about buzzers, shared driveways or strata rules. We fit the visit around your working day and any tenant access you need.

Once we have seen the switchboard and cabling, we explain the plan simply and send a fixed written figure, which you approve before we lift a tool.

Street parking in the village is tight around the station, so we plan where the van goes and arrive in the agreed window, or ring you early if Liverpool Road slows us.

Period floors get covered, packaging and cable scraps leave in our van, and your CCEW comes with a short summary of the changes made in your unit or house.

Summer Hill has been a regular stop for us since Spyro launched the business in 2017, and our crew has grown to five-plus licensed electricians. The suburb rewards careful work: heritage-listed homes, strata buildings with shared risers, and village cafes that cannot afford a silent espresso machine. From a unit board swap near the station to a full rewire of a Federation cottage, the electrician who quotes is the one who finishes the job.

Many Summer Hill unit blocks went up in the 1970s, once mansions near the station were demolished, and many Federation homes are even older, so original boards are common here. With 63.1 per cent of homes being flats, board upgrades are the job we quote most in 2130.

Once a Summer Hill job is finished we lodge the CCEW, the state’s official sign-off that the installation passes. Houses from the 1880 to 1910 boom years often hide cable spliced by several generations of tradespeople, so whatever we disturb gets corrected or reported to you on paper. Touch the switchboard and AS/NZS 3000 expects every final subcircuit to gain RCD cover, and since May 2023 the older Type AC design cannot go into fresh work.
Before anyone opens a wall, a locked figure lands in your inbox. Phone estimates suit Summer Hill badly: swapping lights in a two-bedroom unit by the railway might be over by lunch, yet the identical fittings in a heritage-listed Federation home need roof crawling and hand-fed cable around ornate ceilings. Seeing it first lets us name a price and keep it.
Ageing board in a unit by the station, an agent chasing smoke alarm paperwork, or a Lackey Street cafe short on capacity? Dial 02 8999 3691. We come out, check it properly, put a firm figure in writing and stand behind our workmanship for the life of the installation.
Tenants, strata committees, owners of Federation homes and village traders in Summer Hill put these questions to us most. If yours is not covered here, call us on 02 8999 3691.
Usually. Our electricians are on the road 7am until 5:30pm on weekdays and 7am until 2pm Saturdays, and the village is only minutes from our regular inner west jobs. Phone before mid-morning for the strongest chance of a visit that day. Scorch marks, a hot or buzzing board, or a main switch that flicks off again straight away should be mentioned first, because those move ahead of routine bookings.
By seeing the job in person. An added circuit in a 1970s flat near the railway is usually quick, while the same request in a Federation cottage can mean squeezing through a low roof and replacing brittle old cable along the way. After the visit you receive a written figure that stays fixed unless you widen the scope.
It is worth checking. Many Summer Hill homes date from the 1880 to 1910 boom and have been rewired in parts, so we often find old rubber or cloth cable joined to modern PVC, missing earths and boards without RCDs. We test what is there, tell you which circuits are sound, and quote a staged upgrade that suits your budget.
That depends where the fault sits. Circuits beyond your own unit board are normally the lot owner’s concern, whereas main switchrooms, risers, stair lights and garage lighting fall under common property. Because 63.1 per cent of Summer Hill homes are flats, we sort this out often. We trace the problem, then send the owner and the strata manager the same written result.
It shapes the approach. More than one hundred properties in Summer Hill are heritage listed, and the Lewisham Sewage Aqueduct on Grosvenor Crescent is on the state register. Internal rewiring is usually fine; we keep new meter boxes, conduit and outdoor lights off street facades and avoid damaging original plaster and joinery. Inner West Council can advise if you are unsure whether consent is needed.
Put a working alarm on every level, get any tenant-reported fault sorted inside two business days, and swap out alarms once they pass ten years from the date of manufacture. A hard-wired unit is a job for a licensed electrician only. Close to half of homes in 2130 are leased, so we run plenty of these visits and provide smoke alarm testing backed by dated records.
Often, but it takes planning. Summer Hill averaged 1.2 vehicles per dwelling in 2021, and many units have a single car space in a shared garage. We check spare capacity, arrange strata approval, run a dedicated circuit to your bay and fit the charger. Houses with a driveway are simpler and usually just need a new circuit.
Yes. Independent traders around Lackey Street, Smith Street and the Flour Mill precinct often need more power than older shopfronts were built for. We plan circuits for coffee machines, ovens and fridges, update lighting, test exit and emergency lights, and handle shop fit-outs outside trading hours so customers are not disrupted.
We can. Summer Hill owners renovating Federation homes often want better kitchen lighting, more outlets and a modern board without losing period character. We coordinate with your builder, rough in cable before plastering, and add LED downlights or feature fittings to suit the ceilings, keeping everything compliant and neatly labelled.
All of Summer Hill 2130, including Lackey Street, Smith Street, the station precinct, Grosvenor Crescent, Cadigal Reserve, the Flour Mill precinct, Prospect Road, Moonbie Street, Drynan Street and the Taverners Hill and Lewisham West light rail stops. We also work daily in Ashfield, Lewisham, Haberfield, Dulwich Hill, Hurlstone Park, Croydon and Petersham.
