The 2021 Census shows how compact Manly is: 76.8 per cent of occupied homes are flats and only 11.3 per cent are separate houses, against 65.6 per cent across NSW. At the 2021 Census, 51.4 per cent of Manly homes were rented, far above the 32.6 per cent NSW figure. Most of that stock is units, and every change of tenant is a reason for the agent to check alarm dates, alarm coverage and the state of the board.

Usually. We run from 7am until 5:30pm Monday to Friday and from 7am until 2pm on Saturdays, with Sundays off. Calling 02 8999 3691 in the morning gives the best chance of a visit the same afternoon. Anything dangerous, like a burning smell, a sparking outlet or a main switch that will not reset, is moved ahead of routine bookings.
We do not quote blind. Two Manly jobs that sound identical can differ a great deal: a new circuit in a recent Whistler Street apartment runs through open ceiling space, while the same circuit in a Victorian terrace means lifting boards and working around lath and plaster. We inspect, explain the work and hand over one written price, which changes only if you ask for more.
Salt. Wind off the Pacific carries fine spray well inland from North Steyne and South Steyne, and it settles in fittings, terminals and cheap plastic housings. Over a few years that causes corrosion, water ingress and nuisance tripping. It depends on where the fault sits. Circuits running from your own board to your rooms are normally the lot owner’s responsibility, while the main board, meters, risers, lift wiring and hallway lighting are generally common property. Every storey needs a working alarm. When a tenant reports a fault, the repair must happen within two business days, and any alarm older than ten years from its manufacture date has to be replaced.
