Balgowlah is a genuine mix. Census 2021 counted 34.6 per cent separate houses, 23.1 per cent townhouses or semis and 40.3 per cent flats, nearly double the 21.7 per cent state share of apartments. Two-bedroom homes are the largest single group at 34.7 per cent.
