Own a unit off Ebsworth Street, lease a shop near the library plaza or manage a block facing the Drying Green? Our Green Square deals also reach Zetland Avenue, Ngamuru Avenue and the Gunyama Park side. Name the deal on the phone and it lands on your quote.

Green Square is a renewal area, not an old suburb, so homes here are almost all apartments built this century. In neighbouring Zetland, the 2021 Census counted 92.5 per cent flats and just 0.3 per cent separate houses, with 56.2 per cent of dwellings holding two bedrooms. Council plans 33,000 new homes across the 278-hectare precinct. Jobs we see are LED lighting swaps, extra power points in open-plan living rooms, faulty unit boards and appliance circuits in compact kitchens.

Ground-floor tenancies along Ebsworth Street and around the plaza hold cafes, grocers, gyms and clinics, and the City expects around 22,000 permanent jobs when the area is complete. We do tenancy fit-outs, shop lighting, exit signs and new circuits for coffee machines and cool rooms, working around opening times and building manager rules.

Our same-day service covers the whole Green Square area, from the station exits to Joynton Avenue and the Drying Green. Typical urgent calls: a unit board that trips every time the oven runs, a dead circuit after a leak from the flat above, or a cafe that loses power just before opening.
Most Green Square work comes from apartment owners, investors and the agents who manage their leases. Zetland next door is 70.5 per cent rented, so we spend plenty of time on changeover checks, tripping safety switches and bedroom lights that never worked properly after handover. As a Green Square electrician we also look after shop tenants along Ebsworth Street and owners corporations with shared plant rooms and car park lighting.
New buildings are not fault-free. Water through a balcony door, overloaded induction circuits and badly labelled boards all show up here within a few years of settlement. We trace the cause, tell you whether it sits with your lot, the builder or strata, and fix what is ours to fix. For a sudden loss of power or a burning smell, our emergency electricians reach the precinct quickly from anywhere in the City of Sydney.

Plenty of towers around the station are only a few years old. We find loose terminations, mislabelled circuits and water-damaged fittings, then write up findings you can hand to the builder or owners corporation.
Close to seven in ten Zetland homes are leased. Agents book us between tenants to test RCDs, replace expired smoke alarms and record every result for the landlord.
Shells along Ebsworth Street and around the plaza need lighting, power and signage before trading. We wire to the landlord's design criteria and coordinate with centre management.
Underground car parks sit below the water table in parts of this old wetland area. We repair damp-affected lighting circuits and add dedicated supply for residents' storage cages where strata approves.

Our licensed crew knows the newer tower stock around the station, from sealed riser cupboards to basement distribution boards, and reads strata plans before touching anything.

We see the unit or tenancy first, then send one written figure. A studio near Ngamuru Avenue and a three-bedder over the plaza are quoted on their own merits.

When a unit near Gunyama Park loses half its circuits or an Ebsworth Street cafe goes dark, that call is moved ahead of routine bookings for the day.

Green Square owners, tenants and building managers are part of the 250+ customers who rate us, often after a neighbour on the same floor passed on our number.

Every circuit, light and board we install in a Green Square apartment or shop keeps its labour guarantee for as long as you own it, with no annual renewal needed.

Give us your building name, lot number and any loading dock or visitor parking rules. We book a slot that also suits the concierge or building manager’s access hours.

Once we have opened the board and checked the fault, we explain what is lot property and what is common, then email a fixed figure before any work begins.

Visitor bays around Zetland Avenue fill fast, so we plan where the van goes before leaving. We arrive in the window promised and phone you if the Botany Road traffic slows us down.

Lift lobbies and corridors stay clean, packaging leaves in the van, and you receive the compliance certificate plus photos for your strata or rental file.

Local pockets we cover in Green Square
Nearby suburbs we also serve

Back in 2017 Spyro opened the doors with one van; today a crew of five-plus licensed electricians spends a steady share of every week in the Green Square renewal area. The work is different from the old terraces further north: sealed ceilings, tight riser cupboards, building managers and defect periods. We have learnt the local rhythm, from booking the goods lift to leaving photos for the strata file, and we keep the same electrician on your job from quote to sign-off.

Council is planning for 63,000 residents in Green Square, and the town centre was designed around low-speed streets and basement parking rather than kerbside spaces. With Zetland averaging 0.9 cars per dwelling, charging almost always means a strata-approved circuit in a shared car park.

Each Green Square job finishes with a Certificate of Compliance for Electrical Work, lodged as NSW requires. Newer buildings still need it: when we alter a unit board, AS/NZS 3000 calls for residual current protection on every final subcircuit. Since 1 May 2023, Type AC devices cannot go into new work, so any board upgrade we do uses Type A or better, matched to the induction cooktops and heat pumps common here.
Our figure arrives in writing, fixed, after an electrician has stood in the room. Two Green Square addresses can differ a lot: adding lights in a ground-floor shop shell with open ceilings is quick, while doing the same in a finished apartment with a sealed plasterboard ceiling and concrete slab above takes careful planning. Seeing it first keeps the number honest.
Tripping unit board near the station, a shop shell on Ebsworth Street waiting for power, or a strata committee weighing up basement EV charging? Ring 02 8999 3691. A licensed electrician will look at it, hand you a firm written figure and back the labour for life.
Apartment owners, tenants, agents and strata committees around Green Square put these questions to us most. If yours is not covered here, call us on 02 8999 3691.
Most days, yes. We work 7am to 5:30pm Monday to Friday and 7am to 2pm on Saturday, and Green Square sits on routes we drive constantly between the city and the airport side. Ring 02 8999 3691 in the morning and we can usually attend that afternoon. If there is smoke, heat at a power point or a board that will not reset, say so and we treat it as urgent.
We look at the job before naming a figure. In a Green Square tower the cost depends on ceiling access, cable paths through concrete and any building manager rules, which vary a lot between blocks. After the visit we send a written fixed price, and it only changes if you decide to add something.
In new Green Square buildings we most often find water getting into an outdoor light or balcony power point, an appliance with a failing element, or a loose connection left at handover. We isolate each circuit, test insulation and pin down the cause. If it is a building defect, we write it up so you can raise it with the builder or strata within the warranty period.
Usually, wiring from your own unit board to your lights and outlets belongs to your lot, while main switchboards, risers, corridor lighting and car park circuits are common property. By-laws in newer Green Square schemes can shift that line, so we check the strata plan, trace the fault and give both you and the building manager a written finding.
Yes, with strata approval. Most Green Square residents park underground, so the charger needs a circuit from your meter or a sub-meter to your bay. We assess the building’s spare capacity, prepare a scope for the committee, then install and certify the charger once the owners corporation signs off.
Much of Green Square was once lagoon and wetland, and the library itself needed triple-layer waterproofing because it sits in the water table. Moisture in basements and plant rooms can corrode fittings and trip RCDs. We replace damaged fittings with suitably rated ones, reseal entries and suggest moving outlets away from spots where water collects.
We do. Tenancies along Ebsworth Street and around the plaza usually start as cold shells. We install lighting, general and dedicated power, exit and emergency lighting and data outlets, working to the landlord’s design guidelines and handing over certificates the centre manager needs before you open.
NSW rules need a working alarm on every level of the rented home, repair within two business days after the tenant reports a fault, and replacement within ten years of the manufacture date. Hard-wired alarms must be fitted by a licensed electrician. With so many Green Square units leased, we do these checks between tenants and give the agent dated records.
Usually, yes. Concrete slabs and sealed ceilings limit where cable can go, so we look for routes through bulkheads, cupboards and wall cavities first. Where that is not possible we use neat surface channels painted to match. Strata approval may be needed if the work touches common walls.
