Ultimo is apartment country. The 2021 Census recorded 87.4 per cent flats, 11.7 per cent terraces or townhouses and only five separate houses in the whole suburb. Many blocks grew out of the woolstore and factory conversions that began in the early 1980s, while Victorian rows around Wattle, Jones and Quarry Streets survive from the 1880s building surge. Ultimo holds the highest density of startups in Australia and is a central pillar of the NSW Government’s Tech Central precinct, next to the ABC’s Harris Street headquarters and the main UTS campus. Much of that activity happens in reused industrial buildings whose original supply was never planned for rows of computers and servers.

Every Ultimo job ends with a CCEW, which NSW law requires of us. That matters in buildings converted from warehouses, where past owners often left undocumented alterations behind. We set the price after seeing the work, not before. Two jobs that sound alike can differ a lot here: extending power in a modern Broadway apartment is simple, while doing the same through the solid walls of a converted woolstore takes far longer. After a look, we write down a fixed figure, and it only changes if you add to the job.
Many Ultimo units were carved out of industrial buildings from the 1980s onward, and their boards were sized for the appliances of that time. Add split systems, induction cooking and a home office, and circuits run close to their limit, while ageing safety switches can trip on small earth leakage. We test each circuit, find the real cause and recommend a fix, which may mean splitting loads or upgrading the board.
Generally the lot owner looks after wiring downstream of their own unit board, while main switchrooms, risers, corridor lights and car park circuits are common property. Internal work is usually straightforward, but we keep new meter boxes, conduits and external lights off protected elevations and check with the City of Sydney where approval may be needed.
Each storey needs a working alarm, a fault the tenant reports carries a two business day repair deadline, and units older than ten years from manufacture must come out. Hard-wired units must go in via a licensed electrician.
