Mortlake is small, about 0.2 square kilometres, yet densely built. The 2021 Census found 79.3 per cent of occupied homes were flats or apartments, only 5.6 per cent separate houses, and 47.3 per cent had two bedrooms. Newer blocks on Tennyson Road, Hilly Street and Northcote Street now far outnumber the 49 separate houses the Census counted. We add circuits inside units, replace failed light fittings, sort unit board faults and update the few remaining houses.

Hilly Street and Tennyson Road carried Mortlake’s industry for decades, first with the AGL gasworks and later with factories and workshops. Some remain, next to the River Quays marina and the Palace Hotel. We service workshop boards, machine circuits, lighting and commercial electrical maintenance for the businesses still trading on the peninsula.

Same-day service reaches the whole Mortlake peninsula, from the punt ramp on Hilly Street to the River Quays end of Tennyson Road. Faults we see: a unit losing half its circuits after a tripped RCD will not reset, a workshop compressor circuit burning out, or a common-area lighting failure in a newer block.
Mortlake has turned from gasworks town to apartment suburb. About 58.8 per cent of households rented in 2021, and the median age was 35, so our calls come mostly from tenants, investors and strata managers in the blocks along Tennyson Road and Hilly Street. As a Mortlake electrician we fix unit board faults, add outlets for home offices, fit EV chargers in car spaces and keep common-area lighting running.
The suburb’s history still shows. The Mortlake punt, the last vehicular ferry in Sydney, links Hilly Street to Putney, and a slipway beside it maintains the state’s river ferries. Wangal Reserve and Mortlake Point sit at the water’s edge. Between strata work, workshop repairs and the odd electrical emergency, Mortlake is a regular stop for us in the Inner West.

Nearly four in five Mortlake homes are flats, many in newer blocks on old industrial sites. We fix unit boards, add circuits and liaise with strata managers about common-area wiring and car park power.
About 58.8 per cent of Mortlake homes are rented. Agents call us to check smoke alarms, test RCDs, fix tenant-reported faults and provide dated compliance records between leases.
Hilly Street and Tennyson Road have long been Mortlake's industrial strip. We maintain workshop boards, machine circuits, lighting and three-phase supply for the businesses still operating there.
Blocks and homes near the Parramatta River, Wangal Reserve and the River Quays marina face river wind and damp. We use suitable outdoor fittings and keep balcony and garden circuits properly protected.

Apartment blocks along Tennyson Road and Hilly Street hold few surprises for our licensed crew, who trace unit boards, sub-mains, common lighting and car park circuits routinely.

We inspect, then provide a single written price. A new outlet in a Northcote Street unit and a machine circuit in a Hilly Street workshop are always quoted separately.

If a unit on the peninsula goes dark, or a workshop loses power mid-job, we reorganise our day so Mortlake residents and businesses get help as quickly as we can manage.

We have 250+ customers across Sydney, and our Mortlake clients include apartment owners, tenants, strata managers and the small businesses that still trade near the river.

Labour on every Mortlake job is guaranteed for life, whether we replaced a light fitting in a two-bedroom unit or rewired a workshop on Hilly Street.

Let us know the building name, unit number and whether we need a strata key, fob or car park access. We book a time that fits your work hours or tenant notice.

After a look at the unit board and riser, a fixed written figure follows. If strata approval is needed, we give you the details to pass to the building manager.

Parking on Tennyson Road and Hilly Street can be tight near the punt, so we plan ahead and arrive within the agreed window. If we are delayed, we call.

Lift pads and floor covers go down, rubbish goes out with us, and leave the certificate plus a short summary for you, your agent or the strata manager.

Spyro’s one-man operation from 2017 has become a team of five-plus licensed electricians, and the Mortlake peninsula features on our regular round. The suburb’s apartments keep us busy with strata work, rental checks and EV chargers, while its remaining workshops call for sturdier jobs. The electrician who quotes your Mortlake job is the one who finishes it.

Mortlake households average 1.5 registered vehicles, and 79.3 per cent of homes are apartments. That makes EV charging in shared car parks a common question from owners and strata committees in 2137.

Every Mortlake job ends with a CCEW, as NSW law requires. In apartments we check that unit boards have proper RCD protection and that new circuits do not overload shared supply. When a board is replaced or altered, AS/NZS 3000 requires RCDs on final subcircuits, and we only fit Type A or better, since Type AC is no longer allowed in new work.
Before any tool comes out, you hold a written price that will not drift. The range in Mortlake is wide: a light fitting swap in a two-bedroom unit on Northcote Street is quick, while a machine circuit or three-phase upgrade in a Hilly Street workshop needs planning and more time. We inspect first, then agree on one number.
Need an EV charger in your Tennyson Road car space, a smoke alarm check for your tenant, or more power for a Hilly Street workshop? Ring 02 8999 3691. Expect an on-site look, a fixed quote on paper and labour covered for life.
Owners, tenants, committees and river-side businesses around 2137 send us questions like these. If yours is not covered here, call us on 02 8999 3691.
Frequently. Weekday visits run from 7am until 5:30pm and Saturday ones from 7am until 2pm; Sunday we rest. The peninsula is an easy detour from Concord and Five Dock jobs, so a morning call tends to land a visit that afternoon. Sparks, a hot smell or a building with no supply at all go straight to the front.
Only after a look. On the peninsula a pendant swap in a Northcote Street unit is brief, whereas a car park charger run or a workshop supply upgrade calls for measurement and planning. The figure you receive after that inspection is fixed and written, and it moves only when you change the brief.
Draw the line at your own unit board. Anything downstream of it is normally the lot owner’s to fix; main switchrooms, corridor and car park lighting fall to the owners corporation. With 79.3 per cent of Mortlake homes being flats, we often trace faults and give a written report to both the owner and the strata manager.
Usually, with strata approval. We check the building’s spare capacity and your unit’s board, prepare the details for the owners corporation, then run a dedicated circuit to your space and mount the charger. Mortlake households average 1.5 registered vehicles, so plenty of residents are asking.
NSW asks landlords for an alarm that works on each storey, a fix inside two business days of a tenant’s notice, and a new unit once ten years pass since manufacture. Hard-wired alarms are a job for licensed hands only. With 58.8 per cent of Mortlake homes rented, we regularly do smoke alarm testing for landlords and agents.
Yes. Hilly Street and Tennyson Road carry a long industrial story, from the AGL gasworks that opened in 1886 to the factories that followed. We maintain boards, add power points and machine circuits, upgrade workshop lighting and install three-phase supply where equipment needs it, planning each stage to keep downtime short.
Balconies and gardens facing the Parramatta River, Wangal Reserve and the River Quays marina catch more wind and damp than inland streets. We choose outdoor-rated fittings with a suitable IP rating, use stainless fixings where they are exposed, and keep outdoor circuits on their own RCD so wet weather cannot trip the whole home.
Yes. Only a small share of Mortlake homes are separate houses, but some older cottages remain from the gasworks era. Their boards often lack RCDs or have old fuses. We test the wiring, explain what needs replacing and quote a switchboard upgrade that meets current rules.
Yes. Owners in the newer Mortlake blocks often want to replace the lighting supplied at handover. We swap fittings, add dimmers and pendants and upgrade LED downlights, and we check the strata by-laws first whenever work would touch a common wall, a fire-rated ceiling or the building’s shared cabling.
