Collaroy is mostly units. The 2021 Census counted 53.2 per cent flats against 21.7 per cent across NSW, plus 41.7 per cent separate houses and 4.3 per cent townhouses, with 38.4 per cent of dwellings holding two bedrooms. Development took off after the mid twentieth century, so most unit blocks postdate the 1950s, while some houses stand on lots from the 1922 Collaroy Heights Estate. Salt air, ageing common-property wiring and meter rooms that have been patched for years make a proper inspection the most useful first job for a Collaroy owners corporation.
