Como is almost entirely detached housing. The 2021 Census recorded 91.3 per cent separate houses against 65.6 per cent across NSW, and 52.2 per cent of homes have four or more bedrooms. Families dominate, with couples raising children making up 61.1 per cent of families, and 48.2 per cent of dwellings are being paid off. Usually it is. We run from 7am to 5:30pm Monday to Friday and 7am to 2pm on Saturday, and Como is close to the southern Shire routes our vans cover daily. Call 02 8999 3691 before lunch and we will aim to reach you that day. Burning smells, sparking fittings or a board that will not reset jump ahead of routine work.
We inspect before quoting, because steep blocks and multi-level homes change the effort a lot. A new circuit in a flat, single-storey house is straightforward; the same circuit run down three levels to a river deck takes much longer. After the visit you get a written fixed price, and it only changes if you ask for extra work.
Moisture is getting into something on that circuit, usually an outdoor light, garden outlet, pool fitting or a damaged cable underground. Como’s river frontages and sloping gardens make this very common. Resetting it repeatedly is not a fix. We isolate each circuit, test insulation resistance, locate the faulty item and replace it with a properly sealed fitting.
Keeping the house wiring in good order is the main thing. Como West lost upwards of 70 homes in the 1994 fires, and storms regularly bring branches down near the reserves. We check that outdoor fittings and cables are sound, that the board has proper RCD protection, and that smoke alarms are interconnected so everyone hears a warning. We can also add outdoor lighting for safer night access.
Yes. With 52.2 per cent of Como homes already at four or more bedrooms, families often build up or out rather than move. We work out whether the existing supply and board can carry the extra load, install a sub-board where needed, and wire lighting, power, air conditioning and hot water to suit. We coordinate with your builder so inspections are passed on time.
We do. In a multi-level Como home, an alarm in the lower rumpus room may not be heard in upstairs bedrooms, so interconnected smoke alarms are worth considering. We install hard-wired units that all sound together, position them on each level and near sleeping areas, and replace any older alarms past their ten-year life.
Yes, within your property. Many Georges River frontages in Como have jetties, pontoons or boatsheds that need lighting and outlets. We run a protected circuit from the house, use cabling and fittings rated for wet locations, and fit RCD protection so a fault near the water cuts power immediately. Anything on public land or Crown waterways may need separate approval.
