Jannali has a far more mixed housing stock than most of the Shire. The 2021 Census recorded 50.9 per cent separate houses, 25.4 per cent semis, villas or townhouses and 23.0 per cent flats, and 27.1 per cent of dwellings have two bedrooms. Much of the housing followed World War II, when blocks were offered to returned servicemen, so original cottages sit beside later units. Most businesses cluster near the station, along Railway Crescent, Box Road and White Street on the eastern side, with a smaller group in Jannali Avenue to the west.
