Usually. Vans roll out at 7am on weekdays and work through to 5:30pm; Saturday is a 7am to 2pm shift and Sunday stays shut. Rosebery sits between suburbs we visit daily, so booking by late morning usually gets someone there that afternoon. Tell us straight away about scorch marks, hot switches or a main switch that trips instantly, because those are safety calls.

Access and the age of the wiring matter most. An apartment built on former industrial land in the last twenty years usually has tidy cable routes, while a bungalow north of Gardeners Road may need roof work and replacement of old cable. We inspect, explain what is needed and confirm a fixed written price, which stays put unless you add to the job.

Not always, but it is worth testing. Some garden suburb homes still have sections of rubber or cloth insulated cable from their early decades, often joined to later additions without earthing. We test insulation and earth continuity on each circuit. If most circuits pass, a new board and targeted repairs may be enough; if not, we quote a staged or complete rewire.

Responsibility follows the wiring. Your unit’s own board and circuits generally belong to the lot owner, while the main board, submains, basement lighting and common areas fall to the owners corporation. Because 71.0 per cent of Rosebery homes are flats, we often trace faults through shared meter rooms and give owners and strata managers a written report on where the problem sits.

Yes. Rosebery households averaged 1.3 vehicles per dwelling in 2021, so chargers come up often. Where a house has a driveway or garage, we check spare capacity, run a dedicated circuit and mount the charger. In apartment basements we need strata approval and often a load management plan so several owners can charge without overloading the building supply.

We do this regularly. Rosebery’s old factory buildings around Dunning Avenue and Botany Road now host restaurants, shops and studios. We plan three-phase supply for ovens and refrigeration, separate circuits for coffee machines, feature and task lighting, exit signs and emergency lights, and coordinate with builders and landlords so the fit-out opens on time.

A working alarm is required on each level. After a tenant flags a faulty one, the repair or replacement is due within two business days, and alarms past ten years from their date of manufacture must be swapped out. Only a licensed electrician may fit hard-wired alarms. With half of Rosebery’s homes rented, we often combine alarm work with a safety switch test between leases.

Yes. Garden suburb blocks near Turruwul Park and Crete Reserve often have space for entertaining areas that the original wiring never reached. We install weatherproof outlets, garden and path lighting and LED downlights under patios, all on RCD-protected circuits, and position fittings to avoid glare into neighbouring yards.
