Leasing a flat off Wilson Street, running a studio near Carriageworks or managing a tenancy in South Eveleigh? Our deals for the old rail yards precinct this month also cover Explorer Street and the offices around the Locomotive Workshop. Bring the offer up on the phone and we will apply it.

Eveleigh is tiny, with 606 residents across about half a square kilometre at the 2021 Census, and nobody here lives in a separate house. Flats make up 86.0 per cent of occupied dwellings and townhouses or terraces 11.3 per cent. Renting dominates at 74.0 per cent, more than double the NSW rate of 32.6 per cent, while only 2.6 per cent of homes are owned outright. For landlords, agents and strata committees we handle unit boards, lighting and smoke alarm compliance.

Commercial life outweighs housing here. South Eveleigh, the former Australian Technology Park, holds offices, tech firms, television studios and a Commonwealth Bank campus, while Carriageworks runs arts events in the old carriage sheds. We provide office fit-out wiring, tenancy maintenance and power for events, studios and small operators.

Same-day service is available anywhere in Eveleigh, from Wilson Street to the South Eveleigh campus. Urgent faults we expect here: a unit block corridor left dark, a tenant’s kitchen circuit that trips on every use, or an office floor losing power ahead of a client meeting.
Most of our Eveleigh work comes from two groups: the people who own or manage its apartments and townhouses, where three in four homes are rented, and the businesses that fill the converted railway workshops. As a local electrician in Eveleigh we fix tripping circuits for tenants, replace expired alarms for landlords, and wire desks, meeting rooms and kitchens for office tenants.
History is never far away. The Eveleigh Railway Workshops went up in the 1880s, began making steam locomotives in 1908 and employed more than 3,000 people before the locomotive workshop closed in 1988. Many of those brick buildings now house offices and studios, so our work often means threading modern data and power through heritage fabric with care. When something fails suddenly, our emergency electricians respond fast, here and throughout the City of Sydney.

With 74.0 per cent of Eveleigh homes rented, landlords and agents call us between tenancies to test safety switches, replace expired alarms and leave dated records for their files.
Every Eveleigh home is a flat, townhouse or terrace. We upgrade small unit boards, add kitchen circuits and separate common-property faults from those inside each dwelling for owners and managers.
The 1880s rail workshops are of great heritage significance. Inside adapted buildings we route new power and lighting along existing structure so original brickwork and roof trusses stay untouched.
Carriageworks, Australia's largest contemporary multi-arts centre, sits in the old carriage sheds. We supply temporary power, lighting circuits and equipment connections for tenants and operators working in such large spaces.

Licensed and experienced, our crew works in both Eveleigh apartment blocks and the adapted workshop buildings of South Eveleigh, where heavy masonry and high roofs change how cable is run.

A two-bedroom rental near Wilson Street and an office floor in South Eveleigh are priced separately, each with one written fixed figure agreed before any work begins.

If a tenant loses power or a South Eveleigh office trips before a busy morning, we move jobs around so an electrician gets to you as quickly as possible.

More than 250 customers vouch for us, among them landlords, property managers and office tenants who deal with Eveleigh’s mix of rentals and converted rail buildings.

Our labour on every circuit, board and fitting installed in an Eveleigh apartment or tenancy is covered for life, including work hidden above ceilings and behind partitions.

Tell us the building, any access fobs or loading dock rules, and whether the property manager needs to approve entry. We then set a time that suits tenants or office hours.

After checking the board, circuits and cable routes, we explain the work plainly and send a written fixed figure before we touch anything on site.

Around Carriageworks and South Eveleigh, parking and event days can make access tricky, so we plan the van stop ahead and turn up in the window we promised.

Offcuts and packaging leave with us, dust is cleaned up, and you get the compliance certificate plus a short note on what we changed for your records.

From one van in 2017, Spyro has grown the business into a team of more than five licensed electricians working across inner Sydney. Eveleigh shows why we like this part of town: rental flats that need steady compliance work, townhouses with compact boards, and heritage rail buildings turned into offices and studios. Whether it is a smoke alarm swap or a new office layout, the same crew sees your job through.

South Eveleigh, renamed from the Australian Technology Park in 2019, houses tech companies, research groups, television studios and a Commonwealth Bank campus on the old railway yards. Offices there change layout often, so fit-out wiring is work Eveleigh needs far more than a typical residential suburb.

NSW law says no job is finished until a Certificate of Compliance for Electrical Work is issued, so every Eveleigh visit gets its own. In older unit blocks and in the adapted workshop buildings, opening a circuit can reveal earlier faults; we repair them or record them in writing. Touching a board triggers the AS/NZS 3000 rule that its final subcircuits carry residual current devices; ours are Type A or higher, since Type AC went off the approved list for new installs on 1 May 2023.
You receive one locked-in written number, but only after an electrician has walked the site. Two Eveleigh jobs can look similar on paper but take very different time: replacing lights in a townhouse with an accessible ceiling is quick, while the same change in an office inside a heritage workshop with high ceilings and brick walls needs lifts, planning and more hours. Looking first keeps the number accurate.
A tenant waiting on smoke alarms, a tired board in a Wilson Street unit, or a South Eveleigh office needing new circuits? Phone 02 8999 3691 to book an Eveleigh site visit; we inspect in person and send a fixed written price, with labour covered for life.
Eveleigh landlords, tenants, agents and South Eveleigh office managers keep coming back to these points. If yours is not covered here, call us on 02 8999 3691.
Usually, yes. Weekday jobs run from 7am until 5:30pm and Saturday jobs from 7am until 2pm, and Eveleigh is close to Redfern, Darlington and Erskineville where we are busy every week. Call 02 8999 3691 early and we can often get there the same day. Burning smells, sparking outlets or a main switch that keeps tripping are treated as urgent. We are closed Sundays.
We look first and then give you one fixed price in writing. Jobs vary a lot here, from a quick circuit in a modern townhouse to work in a heritage workshop building with high ceilings and solid walls. The price covers the agreed work and only changes if you ask us to add something.
NSW rules require a working smoke alarm on every storey, repairs within two business days of a reported fault, and replacement within ten years of manufacture. Hard-wired alarms need a licensed electrician. With about three in four Eveleigh homes rented, we do this work often and can provide smoke alarm testing and dated records for landlords and agents.
It depends where the fault is. Wiring within your own dwelling is usually the owner’s or landlord’s responsibility, while main boards, car park lighting, corridors and shared paths are common property. We trace the fault, explain which side it falls on and give a written finding to the owner, tenant or strata manager as needed.
Yes, for tenants and managers of adapted spaces. The Eveleigh Railway Workshops were built in the 1880s and are of major heritage significance, so new work must avoid damaging original brickwork, timber and steel. We run cables along existing structure, use surface trays where needed and coordinate with building management on any heritage requirements.
We can install and test fixed circuits, outlets and lighting for studios, galleries and event tenancies, including spaces near Carriageworks. For large productions, we work with the venue’s own management to connect equipment safely to approved supply points and make sure protection is suitable for the load.
Yes. Older blocks can still carry original wiring, few safety switches or overloaded circuits. We test the building’s circuits, prioritise the unsafe ones and can stage the work so residents keep power most of the day. Common-area lighting can be upgraded to LED at the same time to cut running costs.
Where there is off-street parking and the owner or strata agrees, yes. The Census counted one vehicle per Eveleigh dwelling on average. First we confirm how much headroom the board has, then a separate feed goes to your space and the charger is mounted. Chargers on public streets are not something we can install.
Yes. We run data cabling to desks and meeting rooms, install wall plates and patch panels, and label every run at the rack. In workshop buildings with exposed structure we use neat cable trays so the space keeps its industrial look.
Every corner of Eveleigh 2015 is on our map, including Wilson Street, Explorer Street, Carriageworks and North Eveleigh, plus South Eveleigh, the Locomotive Workshop, the Large Erecting Shop and Vice Chancellor’s Oval. Our vans are also out daily in Redfern, Darlington, Macdonaldtown, Erskineville, Alexandria, Newtown, Waterloo and Chippendale.
