Leasing a unit on Studio Drive, running a shop in Westfield Eastgardens or living beside Pagewood Green Central Park? Our Eastgardens specials also reach Banks Avenue and Tingwell Boulevard. Bring up the promotion while booking and we take it off your job.

Eastgardens is an apartment suburb. The 2021 Census recorded 82.2 per cent of dwellings as flats and only 15.3 per cent as separate houses, with two-bedroom homes making up 44.2 per cent. Most units sit in recent towers around Pagewood Green, Studio Drive and Banks Avenue, while a scattering of older houses remain from before Eastgardens split from Pagewood and Hillsdale. Inside units we add extra power points, swap tired lights and sort tripping circuits; for the houses we upgrade dated boards and wiring.

Retail defines local business here. Westfield Eastgardens opened in 1987 on the old Pagewood bus depot site, and the Pagewood Centro precinct adds a supermarket, specialty shops and an open-air dining laneway. For tenancies we handle shop fit-out wiring, lighting changes between leases, and repairs timed around trading.

Apartment towers bring their own urgent faults: a unit board that will not reset, a dead kitchen circuit in a new build, or a failed corridor light in a stairwell. Our same-day service covers Eastgardens from the Bunnerong Road interchange to the Wentworth Avenue side.
Renters make up 59.1 per cent of Eastgardens households, so property managers and landlords generate much of our work here, alongside owner-occupiers in the Pagewood Green tower and the shopkeepers trading near Westfield. As a Eastgardens electrician, we test and replace alarms between tenancies, fix appliance circuits that trip under load and swap old halogen fittings for efficient LED downlights in compact kitchens.
The mix is unusual for the south-east. A median age of 31 means many young households who work from home and run a lot of equipment off a handful of outlets, so we add dedicated circuits and USB points. Shops want quick repairs so the doors stay open, and residents want someone who understands strata access. When a fault cannot wait, our emergency callout team can usually attend the same day, and we then continue across the Eastern Suburbs.

Pagewood Green includes a 16-level residential tower on Studio Drive, with more stages planned. We work inside individual units and help strata managers with corridor lighting, intercom faults and common-area boards.
Westfield Eastgardens and the Pagewood Centro laneway hold dozens of shops and eateries. We rewire tenancies between leases, change display lighting and fix faulty circuits outside peak trading periods.
Separate houses are only 15.3 per cent of local dwellings. Older ones can still have ceramic fuses or partial RCD cover, so we upgrade those boards and replace brittle cabling.
Almost two in three homes have one or two bedrooms. Small kitchens run induction cooktops, dishwashers and air fryers together, so we check circuit loads and add dedicated supply where the unit board allows.

Eastgardens throws a real mix at a licensed team: modern apartment towers on Studio Drive, older brick homes from the Pagewood and Hillsdale days, and busy retail tenancies near Wentworth Avenue.

Before any tools come out you receive a written fixed amount. A light swap in a Banks Avenue unit and a board upgrade in an older house get separate, itemised quotes.

If a tenant loses power in a Pagewood Green apartment or a shop near the bus interchange goes dark, we shift our schedule so Eastgardens calls are reached quickly.

Landlords, strata managers, young renters and retailers around Eastgardens feature among our 250+ customers and many first rang us after a neighbour in the same tower passed on our number.

Any circuit our team installs in an Eastgardens unit, house or shop comes with a lifetime guarantee on our labour, so a repair made between tenancies stays covered for good.

Share the building name, unit number and how the concierge, lift booking or visitor parking works. We then offer a slot that suits you, your tenant or your trading hours.

Once we have seen the board and fittings, the job is explained in everyday language and a fixed figure arrives by email for you to approve before we begin.

Parking near Westfield and Pagewood Centro fills quickly, so we plan loading and lift bookings ahead and arrive inside the window. If traffic delays us, you hear from us.

Drop sheets protect carpets and lift lobbies, packaging goes with us, and you get the compliance certificate plus a brief note ready for the landlord or strata file.

Local pockets we cover in Eastgardens
Nearby suburbs we also serve

Eastgardens has been on our weekly map almost since Spyro launched in 2017, and today five-plus licensed electricians share those visits. The suburb has shaped how we work: courteous with building managers, organised with keys and lift bookings, and quick for retailers who lose money each minute a tenancy is dark. Alarm changeovers for agents, new circuits for home offices and lighting refits for shops are all handled by the same crew, from inspection to certificate.

It is Spyro here. Got an Eastgardens rental needing alarms before the next tenant, or a shop circuit that keeps dropping out? The number is 02 8999 3691, and I will find a slot for someone from the crew to get there.

With 59.1 per cent of Eastgardens homes rented in 2021, almost double the NSW rate of 32.6 per cent, landlords here face smoke alarm obligations far more often than most. Tenant turnover in the apartment towers keeps changeover testing a steady part of our week.

Each Eastgardens job ends with a CCEW, the NSW Certificate of Compliance for Electrical Work, which landlords and strata managers keep on file. In new towers that usually covers small changes inside a unit; in older houses it can mean a full board replacement. Touch a switchboard and the wiring rules oblige RCDs across its final subcircuits; we choose Type A models, because the older Type AC style has been off limits for new installations since 1 May 2023.
You get one fixed price, written down, after we inspect. Eastgardens shows why that matters: replacing a light fitting in a Studio Drive unit with easy ceiling access is simple, but rewiring an older brick house with a cramped roof space can take a full day or more. Seeing the property first lets us quote accurately and stick to it.
Tenant moving out next week, a Westfield tenancy that needs new lighting, or a circuit in your Pagewood Green unit that keeps tripping? We can be there soon after you ring 02 8999 3691. You get an honest look at the problem, a written fixed figure and our lifetime cover on the labour.
Eastgardens landlords, renters, unit owners and retailers ask us these questions most often. If yours is not covered here, call us on 02 8999 3691.
Usually. Vans roll out at 7am six days a week, finishing at 5:30pm on weekdays and 2pm on Saturdays, and Eastgardens is on a run we drive most days. Calling 02 8999 3691 in the morning gives the best chance of a visit before close. If there is scorching around an outlet or the main breaker drops straight back off, say so, because those faults get priority.
It depends on what we find, so we look before we quote. Units in the newer towers usually have accessible boards and modern cabling, while older houses nearby can hide surprises in the ceiling. After inspecting, we email a written fixed price. The figure only changes if you ask us to add something extra.
It turns on where the fault is. Anything from your own unit board into your rooms generally belongs to the lot owner, while corridor lights, lifts, car park lighting and the main switchroom are usually common property. With 82.2 per cent of Eastgardens homes being flats, we see both regularly. Our first step is tracing the fault; both parties then get the result on paper, so the bill lands with the right owner.
Yes, with the owner’s permission. Many young renters here work from home and end up relying on power boards. We can add outlets or USB points on the existing circuit where capacity allows, or run a new circuit from the unit board. Landlords receive the compliance certificate, which is useful at the next inspection.
Yes. We handle lighting changes, power for new counters and equipment, and repairs for retailers in the centre and around Pagewood Centro. Shopping centre work involves management approvals, contractor inductions and set work hours, and we plan around those rules so your fit-out or repair does not clash with trading.
Frequent tripping in an older Eastgardens house usually points to moisture in an outdoor fitting, a failing appliance or deteriorating insulation on original cable. Resetting it repeatedly is not a fix. We isolate each circuit, test insulation resistance and find the cause. If the board has no RCD protection on some circuits, we will recommend an upgrade as well.
Often, but it needs owners corporation approval because supply usually comes from common property. We check the building’s spare capacity, the distance from the switchroom to your bay and whether a load management system is needed. Then we give the committee a written proposal so they can decide before any cable is laid.
We do. Agencies with Eastgardens rent rolls send us alarm tests, safety switch checks and small repairs between tenants. We coordinate keys and access with the agent, report by property with photos and dates, and flag anything that needs the landlord’s approval before we proceed, so paperwork stays in order.
Yes. Many units still have older halogen or fluorescent fittings in kitchens and bathrooms. We swap them for LED units that run cooler, use less power and fit the existing cut-outs where possible. Dimmers, under-cabinet strips and bathroom exhaust fans can be added in the same visit.
