Little Bay housing splits three ways. The 2021 Census counted 55.2 per cent flats, 28.9 per cent separate houses and 15.5 per cent townhouses or semis, and a quarter of homes hold four or more bedrooms. Much of the flat stock followed the release of the old Prince Henry Hospital grounds for housing after 2001, while older streets trace back to 1950s War Ballot blocks given to returned servicemen. We add circuits, swap tired switchboards, fit LED downlights and fix sea-air corrosion on outdoor fittings.

Commercial work here is small in scale but specific: two golf clubhouses, The Coast and St Michael’s, plus the Spinal Cord Injuries Australia centre and an Aboriginal health college on former hospital land. Little Bay mixes 1950s War Ballot houses with townhouses and apartments built after the hospital site opened to housing in 2001, so RCD coverage varies a lot from street to street. Coastal moisture makes earth leakage more likely, and a working safety switch is what cuts the power before a fault becomes a shock.

A Certificate of Compliance for Electrical Work is issued for every Little Bay job, as NSW law demands, and it is lodged in your name. Most days, yes. Crews are out from 7am to 5:30pm Monday to Friday and from 7am to 2pm on Saturday, and we run down Anzac Parade to Little Bay regularly. Only after an inspection. Little Bay has new apartments, heritage conversions and 1950s houses side by side, and the labour for an identical task differs a great deal between them. Once we have seen the job, you receive a written fixed price. It only changes if you ask us to add something while we are there.

Salt carried in off the ocean eats into outdoor power points, garden lights, balcony fittings and exposed terminals, which leads to safety switches tripping after wet weather. Interior rewiring is usually possible, but we plan cable paths to avoid cutting into original brick and detail, keep new fittings discreet on facades and check with Randwick City Council or the owners corporation when approval questions arise.
They can. Strong southerly and south-easterly seas push spray well up the headlands, and wind-driven rain finds its way into outdoor boxes and poorly sealed lights. The usual symptom is a safety switch that trips overnight and resets by morning. We check seals, replace fittings with higher IP-rated gear and move exposed outlets to sheltered spots where the layout allows.

Many ballot-era homes here still carry original cable in parts of the roof and subfloor. During a renovation we usually recommend replacing any rubber-insulated wiring, upgrading the board to full RCD coverage and adding kitchen and laundry circuits sized for modern appliances. Doing it while walls are open avoids patching fresh plaster later and keeps the finished rooms clean.
