Own a unit off Balgowlah Road, lease out a townhouse near Hill Street or run a shop on the Sydney Road strip? Our current Fairlight specials stretch from Manly Golf Club down to Fairlight Beach and Edwin Street. Name the offer on the phone and we add it to your booking.

By northern beaches standards Fairlight is apartment territory. The 2021 Census counted 50.8 per cent of homes as flats and 22.4 per cent as semi-detached or townhouses, leaving only 26.4 per cent as separate houses. Blocks step down the slope from Sydney Road, once called Red Hill, toward the harbour, so plenty of boards live in shared meter rooms. We carry out board replacements, extra kitchen circuits, LED downlight swaps and fault tracing across units, townhouses and the remaining houses.

Commercial calls here centre on the Sydney Road shopping strip, where cafes and small traders operate below older residential floors, along with the clubhouse side of Manly Golf Club. We add circuits for espresso machines and cold rooms, replace tired shop lighting and handle commercial maintenance away from the busy trading hours.

Fairlight gets same-day service from our crew whenever a fault cannot wait. Typical urgent calls include a unit block losing its stairwell lights, salt air corroding a courtyard fitting until it shorts, a meter room breaker that refuses to stay on, or a townhouse kitchen suddenly without power.
Fairlight changes character as the hill falls toward the water. Near Sydney Road we mostly work for owners corporations and landlords, since 35.1 per cent of dwellings were rented at the last Census, while the streets running down to the Manly Scenic Walkway hold townhouses and harbour-view homes where owners want kitchens reworked and outdoor lights that survive sea spray. Acting as your Fairlight electrician, we sort out what the lot owner controls and what strata controls before a single cable is touched.
Families keep us busy too: couples with children made up 46.1 per cent of Fairlight families in 2021, so bedroom fans, more outlets for study desks and interconnected smoke alarms are frequent requests. When something fails without warning, such as a burning smell from a meter panel, we dispatch an emergency electrician from the same run that covers the rest of the Northern Beaches.

Flats made up 50.8 per cent of Fairlight homes in 2021. We work through shared meter panels, stairwell lighting circuits and unit boards, then give strata managers written findings on who owns each fault.
Another 22.4 per cent of dwellings are semi-detached or townhouses. Party-wall cable runs, shared garages and cramped laundry boards are regular jobs, as are new circuits when owners open up a kitchen.
Homes near Fairlight Beach and the Manly Scenic Walkway sit in onshore spray. We swap pitted outdoor lights for coastal-rated ones, seal exposed junctions and check earthing wherever rust has crept into terminals.
With 35.1 per cent of Fairlight dwellings leased, agents book us between tenants to test smoke alarms, replace expired units, trial each RCD and record the results for the owner's file.

Our licensed electricians regularly work inside Fairlight walk-ups and townhouse complexes and know how harbour-slope blocks from different decades route their risers, sub-mains and meter panels.

A unit upgrade off Balgowlah Road and a split-level house above Fairlight Beach involve different access and cable runs, so each receives its own inspection and its own written fixed figure.

If a Sydney Road cafe drops power mid-morning or a block’s hallway lights go dark, we reshuffle the day’s bookings so a licensed electrician reaches Fairlight quickly.

Strata managers, landlords and families across Fairlight sit among the 250+ customers who rate our work, and many hand our number to neighbours in the same building.

Circuits we install in a Fairlight unit, townhouse or harbour-view home carry a lifetime guarantee on labour, which counts for a lot where coastal air is hard on fittings.

Tell us whether your building has an intercom, a basement car park or a strata key for the meter room, and we will pick a Fairlight slot that works around you.

Once we have seen the board and the cable paths, you get a plain written quote showing one fixed number, sent well before any work in your unit or house starts.

Kerbside spaces on Sydney Road fill early, so we plan where the van will go, arrive inside the agreed window and phone ahead if Manly traffic slows us.

Drop sheets protect floors and stair carpet, offcuts leave in our van, and you receive the compliance paperwork plus notes on anything altered in common areas.

Spyro started the business in 2017 and the crew has grown to five or more licensed electricians, with Fairlight part of our regular lower northern beaches work. The mix here keeps us sharp: strata blocks that need clear written reports, older houses along the ridge with patched wiring, and Sydney Road shopkeepers who cannot afford a dark counter. One electrician stays across your job from first visit to certificate, so you never explain the building twice.

Spyro speaking. If the meter room in your Fairlight block keeps tripping, or the courtyard lights near the harbour have died again, ring me on 02 8999 3691 and I will send a licensed electrician for a proper look.

Almost three in four Fairlight homes are flats, townhouses or semi-detached dwellings, against roughly a third across New South Wales, so many boards sit in shared cupboards or basement meter rooms. Older unit boards with rewireable fuses and few RCDs are the upgrade we price most often in 2094.

Every Fairlight job closes with a Certificate of Compliance for Electrical Work, lodged as NSW law requires. In older unit blocks we also flag shared wiring that cannot be altered without strata consent. Whenever we change a switchboard, AS/NZS 3000 obliges residual current protection on its final subcircuits, and because Type AC devices have been barred from new work since 1 May 2023, we specify Type A units instead.
Before any tool comes out, we agree a fixed figure in writing. Phone estimates rarely hold up in Fairlight: adding a circuit to a newer unit with an accessible riser can be brief, while the same request in an older townhouse with concrete ceilings and a meter room two floors below takes far longer. So we inspect first, then commit to one number.
Tripping board in your Fairlight block, an agent chasing smoke alarm records, or a Sydney Road shop needing more power before a refit? Ring 02 8999 3691 and a licensed electrician will inspect in person, give you a written fixed quote and guarantee the labour for life.
Fairlight unit owners, landlords, strata committees and Sydney Road traders ask us these questions most. If yours is not covered here, call us on 02 8999 3691.
Most days, yes. Our electricians work 7am to 5:30pm Monday to Friday and 7am to 2pm on Saturday, and Fairlight sits on routes we drive across the lower northern beaches. Phone 02 8999 3691 in the morning and we can often attend that afternoon. A hot or buzzing switchboard, a sparking outlet or a complete loss of power counts as urgent and moves ahead of routine bookings.
We never guess a figure over the phone. A lighting change in a recent apartment near Sydney Road may be simple, whereas the same job in an older townhouse with concrete ceilings and long cable runs back to a basement meter room is a different task altogether. We inspect, explain the options, and send one fixed price in writing that only changes if you ask for extra work.
Nuisance tripping and overloaded circuits. Many older blocks on the slope below Sydney Road were wired when a unit ran a fridge, a kettle and a few lamps. Add air conditioning, an induction cooktop and a clothes dryer and a small board struggles. We measure the load, look for failing breakers and loose neutrals, and propose a fix that suits both the unit and the building’s supply.
Generally, anything from your unit’s own board onward serves only your lot and falls to you, while the main switchboard, meter panels, sub-mains, car park lighting and hallway lights are common property. By-laws can shift that line, and with more than half of Fairlight homes being flats we meet plenty of grey areas. We trace the fault and record where it sits for you and the strata manager.
It can. Homes close to the harbour foreshore and the Manly Scenic Walkway catch onshore breezes carrying salt, and budget external lights, garden spikes and weatherproof outlets can corrode within a few years. We pick fittings rated for coastal exposure, use sealed glands on outdoor connections and check earthing where terminals have rusted. Replacing a corroded fitting early costs less than chasing a fault once water gets inside.
Each storey needs a working alarm, a fault the tenant reports must be repaired within two business days, and alarms are replaced once they pass ten years from manufacture. Hard-wired alarms must go in via a licensed electrician. Just over a third of Fairlight homes are leased, so changeover visits are common for us, and we leave dated records your managing agent can file.
Often, with strata consent. Fairlight averaged 1.5 vehicles per dwelling in 2021, and many cars live in basement or undercroft garages rather than on driveways. We check whether your space is metered to your unit, measure spare capacity, and propose a dedicated circuit and charger. Where several owners want charging, we can brief the committee on load management before anyone installs.
Usually dedicated circuits for the oven, cooktop and dishwasher, extra outlets along the benches and new lighting. In Fairlight townhouses the board often sits in a garage or laundry cupboard with little spare room, so we check capacity before your builder locks in the layout. We work to the builder’s program for renovation wiring, roughing in first and fitting off once the cabinets are in.
Yes. The Sydney Road strip holds cafes, takeaways and service businesses, many in older buildings with limited supply. We add circuits for coffee machines and refrigeration, convert lighting to LED, install exit and emergency lights, and run data cabling for point-of-sale terminals and offices upstairs. Disruptive work is booked before opening or on a quieter day so you keep serving customers.
Each electrician on our crew holds a current NSW licence and carries insurance. Spyro founded the business in 2017 and we now field a team of five-plus. Labour on everything we install in Fairlight is guaranteed for life, and every job comes with a compliance certificate, so you have the paperwork ready when you sell or a strata manager asks.
