Oatlands has an unusual housing mix. The 2021 Census recorded 61.0 per cent detached houses, but 33.3 per cent semi-detached homes and townhouses, almost triple the NSW rate of 11.7 per cent, and only 5.5 per cent flats. Established streets from the Dundas West years sit beside Burnside Gardens Estate and other newer builds on former Burnside Homes land. We rewire older houses, upgrade switchboards and add circuits to townhouses short on outlets.

Commerce here is small scale: a village strip with a supermarket, post office, chemist, butcher and newsagency, the function centre at Oatlands House and the Oatlands Golf Club. We look after shop lighting, refrigeration circuits and commercial maintenance around trading and event times.

Our same-day service covers Oatlands from Pennant Hills Road to Vineyard Creek and Kissing Point Road. Typical urgent jobs: a townhouse losing power across a shared wall, a tripping circuit in an older home after rain, or a shop fridge circuit failing on a hot afternoon.
Oatlands customers tend to be established families and long-term owners. The Census median age is 42, and 36.6 per cent of homes are owned outright, so many calls involve bringing older wiring up to date, adding outlets for modern kitchens and replacing tired light fittings. Townhouse owners, a third of local households, often ask us to sort shared-wall faults and add extra outlets. We are the Oatlands electrician many of these households keep on speed dial.
Work around Oatlands Public School and the older streets leans toward rewires and board upgrades; Burnside Gardens Estate brings newer homes wanting fans, EV charging and outdoor power. When a fault turns serious, like smoke from a switch or power lost to half the house, we treat it as an urgent electrical job, as we do throughout the Hills District.

Oatlands House dates from the 1830s and the area was known as Dundas West until 1991. We rewire and upgrade boards in established homes while keeping plaster, cornices and joinery intact.
New housing now fills much of the former Burnside Homes land. We install fans, extra outlets, outdoor power and EV chargers, and fix builder-grade fittings that fail early.
About 36.6 per cent of Oatlands homes are owned outright. Long-term owners ask us to modernise kitchens, improve lighting, add safety switches and prepare homes for sale or family changes.
The village shopping strip, Oatlands House function centre and golf club all rely on reliable power. We maintain lighting, refrigeration and kitchen circuits and schedule work around trading and events.

Oatlands houses and townhouse complexes are familiar to our licensed crew, including how shared walls, older meter panels and mixed-age wiring behave in the local stock.

We look before we quote, then give one fixed written price. A townhouse near Burnside Public School and an older house near the golf course are priced separately.

If an Oatlands home loses half its power or a village shop fridge circuit fails, we reorganise our run so a licensed electrician reaches you quickly.

Our 250+ customers include Oatlands retirees, young families in Burnside Gardens Estate and townhouse owners corporations, many referred by neighbours on the same street.

Labour on each Oatlands circuit, fitting and repair is guaranteed for life, so any issue with our workmanship is corrected free of charge.

Phone or book online with your street, any gate code or strata access details, and whether visitors can park inside the complex. We then offer a time that suits you.

After inspecting the board and the affected rooms, we explain what needs doing and email a written fixed quote so you know the figure before work begins.

We arrive within the agreed window, park considerately in narrow complex driveways, and call ahead if Pennant Hills Road traffic slows us down.

Dust sheets protect floors, old fittings and boxes go back in our van, and the compliance certificate follows along with a brief rundown of what changed.

The 2021 Census found 33.3 per cent of Oatlands dwellings are semi-detached homes or townhouses, nearly triple the NSW share. Shared walls, common driveways and strata-owned lighting make fault finding and upgrades in these complexes our most common local work.

An Oatlands job is not finished until you hold our Certificate of Compliance for Electrical Work, the document NSW asks for on all electrical jobs. Whether the board sits in an older family home or a townhouse garage, AS/NZS 3000 means any board we alter gets residual current protection over every final subcircuit. Since 1 May 2023 no fresh installation may use a Type AC unit, so ours are Type A or higher, and older wiring concerns are noted in writing.
We agree a fixed price in writing before starting. Oatlands jobs vary widely: adding an outlet to a newer Burnside Gardens house is often simple, while the same task in an older townhouse with a cramped roof space and a shared wall needs more time. We inspect, explain the work, then commit to one clear price.
Need a board upgrade in an older Oatlands home, extra outlets in a townhouse or outdoor power near Vineyard Creek? Book on 02 8999 3691 for an on-site look, a single price set down in writing, and workmanship we stand behind permanently.
Questions we field most from Oatlands homeowners, townhouse owners, strata committees and local businesses. If yours is not covered here, call us on 02 8999 3691.
Usually. Bookings run 7am to 5:30pm on weekdays and 7am to 2pm on Saturday; Sunday stays closed. Oatlands lies between several suburbs we service daily, so an early call to 02 8999 3691 often secures a same-day visit. Burning smells, sparking or loss of power move ahead of routine work.
We only quote after seeing the job. The difference between a newer home and an older townhouse can be large, depending on access, cable routes and the board. After inspecting, we give you a fixed written price that only changes if you request extra work.
Generally, wiring inside your townhouse from your own board is yours, while shared lighting, driveway gates and main supply equipment are common property. With a third of Oatlands dwellings being townhouses or semi-detached, we trace these faults often and give both owner and strata manager a clear written finding.
Usually yes. Many established Oatlands homes still have ceramic fuses and limited RCD protection. We test the existing wiring, replace the board with breakers and safety switches, and tell you honestly which circuits should be rewired. It is one of the most useful safety upgrades for an older house.
Yes. Houses with garages are straightforward, and many townhouses can take a charger with strata approval. We check capacity at your board, run a dedicated protected circuit and mount the charger near your parking space. Where needed, we prepare details for the strata committee.
Yes. Older Oatlands townhouses often lack enough outlets and fans for how people live now. We add power points where you need them, install ceiling fans with wall controls and run dedicated circuits for appliances, working neatly to minimise patching.
We do. The village shops, the Oatlands House function centre and the golf club all depend on steady lighting, refrigeration and kitchen power. We carry out maintenance, fault repairs and upgrades, booking noisy or disruptive work around trading hours, weddings and club events so customers and guests are not affected.
Each level of a rental needs a working alarm, tenant-reported faults must be sorted inside two business days, and alarms older than ten years from manufacture have to be swapped. Hard-wired units are a job for a licensed electrician only. We replace smoke alarms and provide dated records for your agent.
Heavy rain can let water into outdoor lights, garden outlets and older external fittings, causing safety switches to trip. We replace damaged fittings with weatherproof ones on protected circuits. If wires are down in the street, stay clear and call 000; network lines are not something we repair.
All of Oatlands 2117, including Burnside, Burnside Gardens Estate, Belmore Street, the streets off Pennant Hills Road and Kissing Point Road, the golf club and the village shops. We also cover Parramatta, Carlingford, North Rocks, Ermington, Epping, Winston Hills and Baulkham Hills.
