A new apartment looks finished at handover, and then the faults show up: a power point that never worked, a bedroom light on the wrong switch, an exhaust fan wired to nothing, a switchboard with no useful labelling. We test, photograph and document what is actually wrong, then either rectify it or give you a report that stands up when you take it to the builder, the developer or your strata manager.

Every job we complete is tested and covered by a Certificate of Compliance for Electrical Work, which NSW requires and which we issue to you for your records. Where a switchboard is replaced or altered, AS/NZS 3000 calls for RCD protection on the final subcircuits, so we bring the board up to standard rather than reusing old protection. Type AC devices have not been permitted in new NSW electrical work since 1 May 2023.

Yes, in most cases. We work 7am to 5:30pm Monday to Friday and 7am to 2pm Saturday, and we hold slots for faults such as dead circuits, tripping safety switches and burnt power points. We do not publish prices, because a fault in a Bourke Street apartment and a rewire of a Coward Street cottage are very different jobs. We look at the work, explain the options, then quote the job with a fixed price agreed before work starts. No hourly meter running, no surprise invoice, and no charge for the quote itself.
Apartments. In the 2021 Census, 74.3 per cent of occupied private dwellings in Mascot were flats or apartments, and most of that stock went up in the last two decades around the station. The common faults we see are nuisance tripping from a shared circuit, failing LED downlights and drivers, undersized laundry and kitchen circuits, and defects left behind at handover.
Inside your lot, the wiring, power points, lights, oven circuit and your own switchboard are usually your responsibility as the owner. Anything serving more than one lot, such as riser cabling, car park lighting or the main switchroom, normally sits with the owners corporation. We tell you which side of that line the fault falls on before we quote, so the bill goes to the right party.
Most Mascot buildings can take a charger, but the answer depends on the spare capacity in the riser and on owners corporation approval for cabling through common property. New chargers must be protected by a Type A or Type B device, because Type AC is no longer permitted in new NSW electrical work from 1 May 2023. We check the supply, apply load management if needed, and install to standard.
Defect work is any electrical item in a new apartment that was never finished or never worked properly, such as dead points, unlabelled boards, lights wired to the wrong switch, missing RCD protection or exhaust fans that do nothing. We test, document what we find with photographs, and either rectify the work or give you a report you can hand to the builder or your strata manager.
Sydney Airport and the Bourke Road business strip sit right on the suburb boundary, so Mascot carries a large amount of office, warehouse and hotel work alongside its housing. That means after-hours access, security passes and tight fit-out deadlines are normal for us. We plan shutdowns around trading hours so a tenancy is not left without power during business time.
Rented homes in NSW must have at least one working smoke alarm on every storey. If a tenant reports a faulty alarm, the landlord has two business days to repair or replace it. Hard-wired alarms must be fitted by a licensed electrician, and alarms must be replaced within ten years of manufacture. Given how much of Mascot is rented, we do a lot of this work for investors and managing agents.
If we are already on site for a booked job, we will run a free safety check while we are there. We look at the switchboard, RCD and circuit breaker protection, visible cabling, smoke alarms and any obvious hazards, then tell you plainly what is fine, what should be watched and what needs attention.
