Housing in 2100 is mostly apartments: the 2021 Census found 63.5 per cent flats against 21.7 per cent across NSW, plus 16.2 per cent townhouses and only 18.3 per cent separate houses. One-bedroom homes made up 27.9 per cent. Many blocks near Condamine Street and Harbord Road share meter rooms and tight risers, so we fix unit boards, add circuits in small kitchens and sort common area lighting for strata. The older cottages around Roger and Cross Streets get full rewires when their original cabling fails.

Brookvale is the Northern Beaches’ main industrial pocket, with car dealerships, printers, sign makers, the Pittwater Road bus depot and Westfield Warringah Mall at its southern end. We supply three-phase circuits to workshops, rework factory lighting and complete tenancy fit-outs for new occupiers.

Our same-day service handles Brookvale breakdowns such as a spray booth circuit dying mid-job, a burnt-out outlet in a Harbord Road unit, or a failed meter room light in a strata stairwell. Call early and we route the nearest licensed electrician your way.
Brookvale gives us two very different customer groups. Renters and first-home buyers fill the apartment blocks, with 44.4 per cent of dwellings leased at the 2021 Census, while the streets west of Pittwater Road are packed with factories, trade counters and panel beaters. As a Brookvale electrician we split our days between smoke alarm changeovers for agents and machine circuits for fabricators and signwriters.
The area began as Greendale farmland in the 1830s and turned industrial after the Second World War, which is why so many older brick factory units still run switchgear from past decades. Jobs we see often include adding capacity for a new press, relocating power after a tenant moves, and an urgent fault call when a workshop board trips on a deadline. The same crew covers the rest of the Northern Beaches too.

About two thirds of Brookvale homes are flats. We work on unit boards, stairwell lighting and shared meter rooms, and tell owners and strata clearly which parts are common property.
West of Pittwater Road the streets are lined with manufacturing and warehouse units. We install three-phase outlets, machine isolators and bright LED lighting for work benches and loading docks.
Car dealerships and trade showrooms line the main road. We handle signage circuits, display lighting, workshop power and tidy upgrades when a new brand moves into an existing site.
With 44.4 per cent of dwellings rented, agents book us between leases to replace expired smoke alarms, test safety switches and leave dated records for landlords.

Our licensed electricians regularly work inside Brookvale factory units, where old three-phase boards, long conduit runs and mezzanine offices call for someone who has seen those layouts many times before.

After inspecting, we issue a written fixed quote. A lighting swap in a Condamine Street studio unit and a machine feed in a Chard Road workshop are costed separately, reflecting the real labour.

A Brookvale workshop that loses power halfway through an order can lose a day’s income, so trade calls with dead circuits get pushed forward and we aim for a same-day visit.

Our 250+ customers include Brookvale landlords, strata managers and small manufacturers, and many were referred by the business next door or a property manager who already uses us.

Every cable run we install in a Brookvale unit or factory carries a lifetime labour guarantee, including new submains to mezzanine offices and circuits added for heavy equipment.

Call with your address and whether it is a strata block, a factory unit or a shop. For industrial jobs we can start early before your shift or machines are running.

Once we see the board and the site, we write up a fixed quote. For factory work it lists each circuit, so your accounts team knows exactly what they are approving.

We arrive in the slot you chose. Brookvale’s loading bays and busy Pittwater Road kerbs are part of the plan, so we sort parking with you before the day.

Offcuts and packaging leave with us, the floor is swept, and you get the compliance certificate and a labelled board schedule for your Brookvale unit or workshop.

Nearby suburbs we also serve

Spyro founded the business in 2017, and Brookvale quickly became one of our steadiest Northern Beaches suburbs because it mixes homes with real industry. The team is now five-plus licensed electricians. On any week we might be fitting LED high bays in a unit off Mitchell Road, sorting a strata stairwell near Brookvale Park and replacing an old board in a cottage by Brookvale Public School. Brookvale suits people who like practical, well-documented work, and that is how we operate.

Brookvale grew from farmland into manufacturing and warehousing after the Second World War and is now described as a major industrial area, hosting printers, sign makers and vehicle businesses. Those units run heavy machinery on boards that often predate their current tenants.

A CCEW is lodged for every Brookvale job, as NSW law requires, and you receive a copy. That matters in factory units, where landlords and insurers ask for proof of compliant work. On older boards in post-war factory units or surviving cottages, any alteration brings residual current protection onto final subcircuits under AS/NZS 3000, and we fit Type A or better, since Type AC was ruled out for new work in May 2023.
You receive a written fixed quote after we inspect. The range across Brookvale is wide: swapping a few lights in a one-bedroom apartment off Harbord Road is a short job, but running a new three-phase feed across a Chard Road factory to a machine means cable trays, isolators and testing. Both are costed separately, and neither number moves unless you ask for more.
Moving into a new factory unit, getting your rental ready for inspection, or dealing with a board that trips every time the compressor starts? Call 02 8999 3691 and a licensed electrician will check the site in Brookvale and give you a firm written price.
Brookvale unit owners, renters, strata committees and industrial tenants ask us these questions most. If yours is not covered here, call us on 02 8999 3691.
In most cases. We work weekdays from 7am to 5:30pm and Saturdays from 7am to 2pm; Sundays we are closed. Brookvale is central to our Northern Beaches runs, so calling early in the day usually lets us fit you in. Tell us straight away if a workshop is down or you can smell burning, because that goes ahead of routine jobs.
We quote only after seeing the job. A Brookvale apartment and a Brookvale factory unit are completely different in size, access and load, so a phone estimate would not be reliable. We inspect, explain what is needed and send you a fixed price in writing. It does not change unless you add work.
It depends on where the fault is. Your unit’s own board and the wiring inside your walls normally belong to the lot owner, while the main switchboard, risers, stairwell and car park lighting are usually common property. With 63.5 per cent of Brookvale dwellings being flats, we trace faults and report findings to both the owner and the strata manager.
Yes, where three-phase supply is already available to the unit. We install outlets, isolators and dedicated circuits for machines, compressors and spray booths, and we can upgrade the internal distribution board. Network connections and service mains are handled by an accredited service provider, and we coordinate with them when required.
NSW landlords must keep a working alarm on every level, repair one within two business days of the tenant reporting it, and replace any alarm more than ten years past its manufacture date. Hard-wired alarms must be installed by a licensed electrician. We run smoke alarm testing between tenancies and leave dated records for your agent.
We do. We handle lighting design, power and data for new tenancies, relocate outlets for new layouts and install exit and emergency lighting. Brookvale also has growing office space, so we often wire meeting rooms and workstations and label the board so future changes are simpler.
Common causes include a failing motor, worn insulation, a safety switch shared by too many circuits, or a board that has simply run out of capacity. Old factory units in Brookvale often grew machine by machine without a redesign. We test each circuit, find the cause and quote a fix, whether that means separating loads or replacing the board.
Often, yes. Brookvale averages 1.5 vehicles per dwelling and many units have a basement space. We check capacity at the building’s main board, get strata approval sorted, run a circuit to your bay and install a charger. In larger blocks, we can plan wiring so more chargers can be added later.
Yes. A few older cottages survive among the units and factories, some dating from before the area industrialised. These may still have cloth or rubber cabling, missing earths and fuse boards. We test first, keep what is sound, and replace failing wiring room by room so the house stays usable during the job.
We do. We run data cabling to desks, meeting rooms and printers, terminate it at a patch panel, and label everything so IT changes are painless. For mixed factory and office units we keep data and power runs separated and install neat outlets on partition walls.
All of Brookvale 2100, including Pittwater Road, Old Pittwater Road, Condamine Street, Harbord Road, Winbourne Road, Roger Street, Cross Street, Chard Road, Mitchell Road, Orchard Road, Warringah Mall and Brookvale Oval. We also work every week in Dee Why, Beacon Hill, Curl Curl, Narraweena, Allambie Heights, Balgowlah, Queenscliff and Manly.
