The 2021 Census found Coogee homes were 79.9 per cent flats and apartments, while separate houses made up only 10.6 per cent, against 65.6 per cent for NSW. Most days, yes. We work 7am to 5:30pm Monday to Friday and 7am to 2pm on Saturday, with Sundays off, and our vans pass through the eastern beaches constantly. Burning smells, a hot switchboard or an RCD that refuses to reset are handled as urgent and slotted ahead of routine bookings.
By seeing it first. Access, masonry walls and board condition vary from block to block here, so a phone estimate is guesswork. After inspecting, we write down one fixed amount covering labour and parts. It stays put unless you ask for more work partway through, and any optional extras are listed separately so you can choose.
Not always, but it does need testing. Coogee has flats from every decade since the 1930s, and older ones often carry original rubber-insulated cable mixed with later additions, with little or no RCD protection. We check insulation, earthing and the state of each circuit, then tell you which parts are sound and which should be replaced first. Owners can stage the work over time if the budget calls for it.
That hinges on where it sits. Generally, cabling from your own unit board into your rooms belongs to your lot, while the main board, sub-mains, stairwell lights and car park lighting are common property.
