Epping has changed fast. Flats and apartments made up 47.4 per cent of dwellings in 2021, up from 32.2 per cent five years earlier, while separate houses fell to 42.6 per cent against 65.6 per cent statewide. Houses built after World War II on former farm and orchard land still line many streets, but towers of 8 to 22 storeys now ring the station. Often, yes. We run jobs 7am to 5:30pm on weekdays and 7am to 2pm on Saturdays, with Sunday closed, and our base is only a few minutes away in Beecroft. Call 02 8999 3691 early with the address and the fault. Any sign of heat, smoke or sparking is treated as urgent and slotted in ahead of standard work.
It depends on the building, which is why we inspect before pricing. A power point in a new tower might need a strata-approved cable path, while one in an older brick house may mean crawling under the floor. Once we have seen it, you get one written fixed figure, and it only changes if you ask for more.
It depends where the fault is. Circuits from your unit board into your rooms usually belong to the lot owner. Main boards, risers, lobby and car park lighting are normally common property. With 47.4 per cent of Epping dwellings now apartments, this comes up often. We locate the problem, then email a short report to you and your strata manager so the bill lands with the right party.
Every level of a leased Epping home must have a working alarm. Once a tenant reports a faulty one, the landlord gets two business days to have it fixed, and any unit a decade past its stamped manufacture date has to go.
