Own a unit on Billyard Avenue, rent near Beare Park or sit on a strata committee off Ithaca Road? Our Elizabeth Bay specials for this season reach Macleay Street, Onslow Avenue and the lanes around Arthur McElhone Reserve. Name the offer on the phone and it goes on your booking.

This is apartment country in the strictest sense. The 2021 Census recorded 98.6 per cent of occupied Elizabeth Bay dwellings as flats, with separate houses at 0.3 per cent against 65.6 per cent across NSW. Studios make up 15.8 per cent of homes and one-bedders 41.4 per cent, so boards are small and circuits are few. We add power to cramped kitchens, swap failing breakers and plan renovation wiring for owners gutting interwar flats between Macleay Street and the water.

Commercial work in 2011 comes mostly through owners corporations and building managers, because the suburb is almost wholly residential. We maintain common-area lighting, lift lobby and basement circuits for strata clients, and take on commercial electrical work for small tenancies over the Potts Point side.

Our same-day service stretches from Macleay Point to the Kings Cross border. Urgent calls we expect here: a studio with no power after a kettle fault, a corridor or fire stair left dark in a large block, or water through a harbour-facing window reaching a light fitting.
Elizabeth Bay is Australia’s most densely populated suburb, packed into a quarter of a square kilometre, and nearly all of it lives in flats. Our clients here are unit owners, the 58.6 per cent of households renting, the agents who manage them and the strata committees who keep old blocks running. As a local electrician for Elizabeth Bay we deal with switchboards squeezed into entry cupboards, tired light circuits in 1930s buildings and smoke alarm checks between leases.
The suburb also holds some rare survivors: Elizabeth Bay House, finished in 1837, plus villas like Tresco and Ashton and the 1926 Boomerang estate on Billyard Avenue. Work around properties like these calls for patience and a light touch. Whether it is a quick fix or an emergency callout, this pocket of harbour is one of our regular runs across the City of Sydney.

Elizabeth Bay led Sydney's apartment boom of the 1920s and 1930s, then added more flats after 1945. We upgrade cramped unit boards, replace ageing cable in walk-ups and separate faults on common property from those inside each lot.
Elizabeth Bay House, Tresco, Ashton, Edgerley and Boomerang are State Heritage Register items. For listed and older homes we route new cable discreetly and keep original plaster, joinery and garden walls intact.
Over half of local dwellings have one bedroom or none. We fit compact switchboard upgrades, add circuits for induction cooktops and move power points where built-in furniture blocks the only outlet.
Blocks facing the bay take wind-driven rain and salty air. We choose weatherproof fittings for balconies and seawall lighting, and check corroded outdoor connections that trip safety switches after a storm.

Tight ceilings, shared risers and undersized boards are routine for our licensed crew in Elizabeth Bay, from art deco walk-ups to the post-war towers of Elizabeth Bay Road.

An Onslow Avenue studio and a three-bedroom harbour apartment need very different work, so each gets its own inspection and a single fixed figure written down before we begin.

If a Billyard Avenue unit loses power or a common stairwell goes dark, we reshuffle the day to reach you quickly, usually well before the building manager’s inbox fills up.

Among the 250+ people who rate us are Elizabeth Bay owners, tenants, agents and strata managers, many of them recommended by a neighbour in the same building or the block next door.

Whatever we wire into an Elizabeth Bay apartment is covered for labour for life, so a repair behind freshly painted walls stays our responsibility for good.

Give us the building’s name, your unit and whether we need a fob, a concierge sign-in or strata approval. We pick a slot that works for you and for building rules.

After checking the board and the cable routes in your unit, we explain what is needed in plain English and send a fixed written quote you can share with your committee.

Street parking near Ithaca Road and Elizabeth Bay Road is scarce, so we plan the van stop ahead and turn up within the window agreed, or phone early if we are delayed.

Drop sheets protect polished floors and lift carpets, rubbish leaves with us, and you get the compliance certificate plus a note of every change for your strata file.

When Spyro set up in 2017 he wanted a business that treated small jobs with the same care as big ones. That suits Elizabeth Bay, where a single studio may need only one new circuit but the building rules still matter. Our team of five-plus licensed electricians now handles board swaps, lighting and rental compliance across the harbour side of the city, and we know how strata managers here like work reported.

The 2021 Census found 58.6 per cent of Elizabeth Bay dwellings rented, against 32.6 per cent across NSW, and 98.6 per cent of them are flats. With that many leased units in multi-storey blocks, landlords and agents here need smoke alarm work far more often than in most suburbs.

Each Elizabeth Bay visit ends with us lodging a Certificate of Compliance for Electrical Work, which NSW law demands for all electrical jobs. Elizabeth Bay was one of Sydney’s main flat-building areas in the 1920s and 1930s, so opening a circuit can uncover old cable joined to newer work; we repair it or record it in writing. When a unit board is replaced or altered, AS/NZS 3000 says its final subcircuits must gain residual current protection, and since 1 May 2023 no Type AC device may go into fresh work.
Our price arrives as one written, fixed number, and only once the job has been seen. The spread here is wide: adding a power point in a post-war block with accessible ceilings is quick, while the same point in an art deco walk-up with solid walls and a board in the entry cupboard takes far more time. Pricing each unit on its own conditions keeps the figure fair and stops surprises on the invoice.
Old fuse board in a Billyard Avenue flat, an agent chasing smoke alarm records, or a stairwell light circuit that keeps failing? Ring 02 8999 3691 to have one of our licensed team visit Elizabeth Bay, inspect the fault on site and give you a fixed written price, backed by lifetime labour cover.
Elizabeth Bay unit owners, tenants, agents and strata managers raise these points with us time and again. If yours is not covered here, call us on 02 8999 3691.
Most days we can. The team is on the road from 7am to 5:30pm Monday to Friday and from 7am to 2pm on Saturday, and Elizabeth Bay sits right beside our regular Potts Point and Kings Cross work. Call 02 8999 3691 as early as you can. A hot switch, a burning smell or a unit without power gets moved ahead of routine bookings. Sundays we are closed.
It depends on what we find, so we inspect before quoting. Two units in the same building can differ: one may have a modern board and open ceiling space, while the next still has original wiring and no access above. After looking, we put a single fixed figure in writing, and it stays that way unless you ask for extra work.
Generally, wiring from your own unit board into your rooms belongs to the lot owner, while the main switchboard, risers, lobby, corridor and stair lighting are common property. In a suburb where 98.6 per cent of homes are flats, this question comes up constantly. We locate the fault first, then send you and the strata manager a short written report showing whose side of the line it sits on.
Yes. Many Elizabeth Bay blocks were built between the wars, and their original rubber or cloth insulated cable is often brittle now. We test each circuit, replace the unsafe runs and fit a modern board with safety switches. Where walls are solid and ceilings low, we plan cable paths carefully so the flat’s decorative plaster and joinery survive the job.
In NSW every storey of a rented home needs a working smoke alarm, a reported fault must be repaired within two business days, and alarms have to be replaced within ten years of their manufacture date. Hard-wired alarms can only be installed by a licensed electrician. With most Elizabeth Bay homes leased, we handle these checks for agents regularly and leave dated records.
We do, carefully. Elizabeth Bay has several State Heritage Register properties, including Elizabeth Bay House on Onslow Avenue, Tresco and Ashton on Elizabeth Bay Road, and Edgerley and Boomerang on Billyard Avenue. For older or listed homes we avoid cutting original fabric, reuse existing cable paths where possible, and check with the owner about any approvals needed before external changes.
Usually water is getting into the fitting, the cable joint or an outdoor power point. Harbour-facing blocks take heavy wind-driven rain and salt, which corrodes contacts over time. We isolate the circuit, find the leaking point and replace it with a properly rated weatherproof fitting. Please do not keep resetting the switch while the fault is still there.
Often, if your building has a car space and the owners corporation agrees. The Census counted 0.7 vehicles per Elizabeth Bay dwelling, and many older blocks have limited basement parking. If there is a bay, we measure what the main board can spare, lay a separate feed to your spot and mount the unit. We can also advise committees planning shared charging.
Yes, and it is one of our most common requests here, since the Census counted 15.8 per cent of local homes as studios. Old studios often have one or two outlets and a mess of power boards. We add new power points where you actually need them, including USB outlets near beds and desks, without overloading the existing circuit.
All of Elizabeth Bay 2011, including Elizabeth Bay Road, Billyard Avenue, Onslow Avenue, Ithaca Road, Wylde Street and the Macleay Street edge, plus the streets around Beare Park, Arthur McElhone Reserve and Macleay Point. We also work daily in Potts Point, Rushcutters Bay, Kings Cross, Darling Point, Woolloomooloo, Darlinghurst and Edgecliff.
