The apartment blocks facing Coogee Beach take the worst of the weather on the outside, and that is where their electrical problems start. Balcony lighting, external fittings, car park and stairwell circuits and façade lighting all sit in the salt, and they fail years before the same gear would inland.

Every job we complete in Coogee is tested before we leave, and where the work is notifiable we lodge a Certificate of Compliance for Electrical Work, which NSW requires within seven days of the electrical test. Pricing depends on access, the age of the installation and what we find once panels come off, which in Coogee flats varies enormously between a 1930s block and a recent build. Wiring and fittings serving more than one lot, and the fuses and fuse board in a shared meter room, generally sit with the owners corporation. We inspect, tell you which side of the line the fault falls on, and quote the right party.
Often yes, but it depends on your space, the available supply and the owners corporation. The charger needs its own protected circuit with the correct residual current protection, Type A or Type B depending on the equipment, because Type AC devices are no longer permitted in new work. In a strata block the cable run usually crosses common property, so approval is needed. We assess the board, the sub-main capacity and the route first, then quote a fixed price.
Specify for the exposure rather than replacing like for like. Balcony and façade fittings, external isolators, car park and stairwell lighting all need correctly rated sealed enclosures, stainless fixings and proper gland sealing, and the terminations behind them usually need redoing too. We survey the building, photograph what we find, and give the strata manager a defined scope and schedule rather than a running repair bill.
Yes, and more than a sheltered harbour address would. Under the Australian corrosivity standards, surf coast frontage sits in the harshest bands, with the most severe categories applying within roughly the first few hundred metres of breaking surf and easing back further inland. Sheltered bay water only produces those severe categories within about the first 50 to 100 metres. Coogee faces open ocean, so outdoor fittings, terminations and fixings need marine grade specification.
NSW requires at least one working smoke alarm on each storey of a rented home, in a hallway outside bedrooms or another suitable location. You must check them annually, repair or replace a faulty alarm within two business days of finding out, and replace alarms within ten years of manufacture. Hard-wired alarms must be repaired or replaced by a licensed electrician. That obligation cannot be passed to the tenant in the tenancy agreement.
