Waitara has one of the highest apartment shares we cover. The 2021 Census found 89.3 per cent of dwellings were flats, only 8.8 per cent separate houses against 65.6 per cent statewide, and 59.9 per cent of homes had two bedrooms. Land here was carved into one-acre orchard blocks from 1902 around Myra and Romsey streets, and today unit blocks fill much of it. The 2021 Census found 50.0 per cent of Waitara dwellings were rented, well above the NSW figure of 32.6 per cent, and 89.3 per cent were flats. With that many leased units, alarm deadlines, RCD checks and quick kitchen repairs shape much of our work here.

NSW requires a Certificate of Compliance for Electrical Work after every job, and we issue one for each Waitara visit, whether it is a unit board or a highway workshop. Once a switchboard is altered, AS/NZS 3000 calls for RCD protection across the final subcircuits, and Type AC devices have been barred from new installations since 1 May 2023, so we use Type A or better.

Often, yes. We work weekdays from 7am to 5:30pm and Saturdays from 7am to 2pm, and Waitara sits right on the Pacific Highway, which we travel constantly. The earlier you call 02 8999 3691, the better the chance of a visit before close. Sparks, smoke or a building without power moves to the head of our run sheet.
We do not quote blind. Two similar jobs can take very different time here: a power point in a modern unit near the station is quick, while the same in an older walk-up with solid ceilings and a shared meter room takes longer. We inspect, explain the work and give you a fixed written figure that holds unless you change the scope.
Nuisance tripping. With 89.3 per cent of dwellings being flats, we see many compact boards where an aging RCD, a faulty oven element or water in a balcony fitting keeps cutting power. We test each circuit, find the actual cause and replace only what is faulty, rather than guessing and swapping parts.
It depends where it sits. Wiring from your unit board into your rooms usually belongs to the lot owner. Main switchboards, risers, car park lighting and corridor circuits are generally common property. We trace the fault, then give you and the strata manager a written finding so the right party pays.
Under NSW rules, a landlord has two business days to repair or replace a faulty alarm once told about it. Each level needs a working alarm, and alarms reaching ten years from manufacture must be replaced. Hard-wired units need a licensed electrician. With half of Waitara’s homes rented, we do these calls often and can book smoke alarm testing at every lease change.
It is possible with strata approval. The Census shows 1.1 vehicles per dwelling here, and with nine in ten homes being flats, most chargers go into a shared car park. We check how much spare capacity the building supply has, plan a cable route to your space and install a charger, with metering if the scheme asks for it.
