Renovating a cottage off Lamb Street, living near Orange Grove Plaza or walking the Bay Run past Leichhardt Park most mornings? Lilyfield specials apply from Callan Park across to Whites Creek and the light rail stop on Catherine Street. Say you saw the offer when booking.

Lilyfield has more freestanding homes than most inner suburbs: the 2021 Census put separate houses at 49.9 per cent, with 22.8 per cent semis or terraces and 27.0 per cent flats. Plenty date from the 1880s, when the Brenan’s, Orange Grove and Leichhardt Hill estates were carved into allotments, and many of those workers’ cottages have since been bought to renovate. We rewire tired originals, plan circuits for rear extensions and new kitchens, and fit switchboard upgrades sized for a family of four.

Business activity here is modest and local: the shops, market and pub around Orange Grove Plaza, plus home studios and small offices run from converted cottages. For those operators we look after tenancy boards, small business electrical repairs, lighting upgrades and extra outlets, fitting work around opening hours.

Lilyfield gets same-day service on both sides of the City West Link. Urgent calls we see: a safety switch that will not hold after a storm soaks an outdoor light near Iron Cove, a smoking outlet in an old cottage kitchen, or a renovation that left a circuit half connected.
Owners outnumber renters in Lilyfield, with 34.3 per cent paying off a mortgage and 28.3 per cent owning outright in 2021, so most of our calls come from families improving homes they intend to keep. Typical requests include rewiring an 1880s cottage before the plasterer arrives, adding circuits for a rear kitchen extension, or moving the meter box during a facade restoration. As a Lilyfield electrician we also handle outdoor lighting for gardens backing onto Whites Creek and power for granny-flat style studios.
The City West Link cut the suburb in two during the 1990s, and the halves feel different. North toward Callan Park and Iron Cove the blocks are larger and quieter; south toward Leichhardt it is tighter rows near Balmain Road. Chasing a nuisance trip, installing an EV circuit in a rear garage or answering an urgent electrical call are regular jobs for us here and throughout the Inner West.

Separate houses make up 49.9 per cent of Lilyfield dwellings and 59.0 per cent have three or more bedrooms. Those homes carry heavier loads, from ducted air to home offices, so boards and circuits need room to grow.
About half of Lilyfield homes are attached or in blocks. We sort shared walls, separate supply for each side of a semi and work with strata managers when a common board or meter panel is involved.
Homes close to Iron Cove, Leichhardt Park and the Bay Run often want garden, pool and deck lighting. We specify weatherproof fittings and put outdoor circuits on their own RCD protection.
Rentals account for 36.1 per cent of Lilyfield homes. Landlords book us to check smoke alarms, test safety switches and fix tenant-reported faults before a new lease begins.

1880s Lilyfield cottages are familiar ground for our licensed people, including the brick and timber quirks that make cable routes awkward once the original lath ceilings stay in place.

After inspecting, we give one written figure. A single-storey semi near Orange Grove and a two-storey family home near Callan Park are priced separately, since the labour is not alike.

When a board fails mid-renovation or a storm knocks out garden lighting near the Bay Run, we rearrange the day so Lilyfield households are not stuck without power for long.

More than 250 customers have trusted us, and in Lilyfield many arrived through builders, renovators and neighbours along Lilyfield Road who saw our work in a friend’s extension.

Every hour of labour we put into a Lilyfield home carries a lifetime guarantee, whether it is a new kitchen circuit or a complete cottage rewire before plastering.

Mention which side of the City West Link you live on and whether a builder is on site. We line our visit up with your trades so walls stay open when we need them.

Board, roof void and renovation drawings all get checked, then send a fixed written figure. You approve it before a single cable is pulled.

Lilyfield streets usually have kerb space, but we still confirm arrival windows with you. If traffic on Victoria Road or the Anzac Bridge approaches delays us, you get a call first.

Floors and new joinery stay covered while we work, debris leaves in our van, and your certificate plus a clear circuit schedule are handed over at the end.

From one van in 2017, Spyro has built a crew of five-plus licensed electricians, and Lilyfield renovations fill many of their weeks. It suits us: renovators here plan carefully, builders want a sparky who turns up on cue, and old cottages reward patient work. We rough in extensions, rewire originals, fit EV circuits in rear garages and sort rental compliance, with the same electrician seeing each job through.

Residential streets in Lilyfield grew through the 1880s as estates were subdivided, and many of those original workers’ cottages have since been bought to renovate or extend. That makes renovation wiring the job we are asked about most in 2040.

No Lilyfield visit closes without its CCEW, the state’s compliance paperwork for electrical work. In cottages from the 1880s we regularly find old cable spliced to newer runs during earlier renovations; anything we touch is brought up to the current wiring rules, and any hazard we spot elsewhere is recorded for you. A board replacement or alteration adds RCD protection to every final subcircuit, using Type A or better.
Quotes here are fixed and written, prepared after we see the site. The spread between jobs is wide in Lilyfield: fitting lights in a modern flat near the light rail is quick, while the same work in an 1880s cottage with original ceilings takes careful access and patching. Once we have walked through, you receive one number, and it only moves if your renovation scope does.
Ready to open the walls on a Lilyfield cottage, add a rear extension or finally replace an ageing fuse board? Phone 02 8999 3691 to arrange a walk-through; the fixed quote comes in writing, and our workmanship stays guaranteed while the house is yours.
Lilyfield renovators, families near Callan Park and landlords in 2040 keep raising the following. If yours is not covered here, call us on 02 8999 3691.
Often we can. Monday to Friday our day spans 7am to 5:30pm, Saturday 7am to 2pm, Sunday off, and Lilyfield is only a short hop from our regular inner west runs. Ring before mid-morning for the best chance. Scorch marks, a humming board or a main switch refusing to stay up are treated as priority.
By looking first. Lilyfield jobs vary a lot: a few outlets in a recent townhouse is simple, while running circuits through an 1880s cottage with lath ceilings and brick internal walls takes longer. After the inspection we put a fixed figure in writing, and that figure stands unless you ask for extra work partway through.
Before the walls close. We like to walk the site with your builder at framing stage, mark outlet, switch and light positions, and rough in cables while everything is open. Fit-off comes after painting. Getting the order right saves you from cutting into new plaster later, which is a common and costly mistake in Lilyfield cottage renovations.
If the home dates from the 1880s subdivisions and has never been fully rewired, the answer is usually yes. We often find old cable joined to later work, circuits without earths and boards lacking safety switches. We test what is there first, tell you which parts are sound, and quote a full or partial rewire that suits your budget and renovation timing.
Callan Park and Broughton Hall sit on the State Heritage Register, and Inner West Council sets heritage controls for older streets. For private homes, internal wiring rarely needs approval, but new external lights, meter boxes and conduit on a street-facing wall may. Check with council before visible changes, and we will position fittings to keep facades tidy.
Yes, provided you have a garage, carport or driveway. Lilyfield households average 1.4 registered vehicles, so off-street parking is common. First we measure the headroom left in your supply, then lay a circuit reserved for the charger and fix the unit where the lead reaches the car comfortably. If the board is old or full, we explain the upgrade needed before quoting the charger itself.
Gardens and decks near the Iron Cove foreshore get plenty of weather, so we use fittings with a suitable IP rating, stainless fixings where exposed, and cable in conduit underground. Outdoor circuits go on their own RCD so a wet fitting does not knock out the house. Timers and sensors keep paths lit without wasting power.
A working alarm on each level, repair inside two business days when a tenant reports a fault, replacement at ten years from manufacture, and a licensed electrician for any hard-wired unit. About 36.1 per cent of Lilyfield homes are rented, so we regularly do smoke alarm checks between tenancies and give landlords a dated record.
Frequently. In a semi or terrace the two halves sometimes share old cabling in the roof space or even a supply route. We identify which circuits belong to your side, isolate safely without cutting power to next door, and separate anything that crosses over. Where the neighbour needs to know, we explain what we found.
