Lighting, power points, ceiling fans, switchboard and safety switch upgrades, smoke alarms, rewiring and fault finding – we look after every part of a home’s electrical system. Annandale was laid out as a single planned suburb from 1878, to a competition-winning plan, and the housing reflects it: 47.2 per cent semis and terraces, 28.8 per cent flats and only 22.8 per cent separate houses. Council dates the stock 1880s to 1930s, from boom-period Italianate villas on Johnston Street down to pre-war walk-up flats.

Johnston Street is the civic and retail spine, with Booth Street shops and the Parramatta Road frontage. The old industry at the creek edges and around Booth Street, including the jam factory that later became Raycophone and Kodak, is now apartments and retail. We cover fit-outs, three-phase supply, data cabling, emergency and exit lighting, and maintenance planned around your trading hours.

We provide same-day service across Annandale, Johnston Street, Booth Street and the Rozelle Bay foreshore. Failed switchboards, dead common-property lighting, tripping circuits in a subdivided terrace and water-affected wiring all get the same response: we make the site safe first, then quote.
At Olympic Electrical, we are proud to be the electricians Annandale families, strata committees and business owners trust. Every job is handled by fully licensed tradespeople with years of experience behind them and a standard of work we stand by.
Whether it is a straightforward installation, a switchboard upgrade, power out to a shed or studio, or an emergency electrician at short notice, we are equipped for it. We are more than just electricians – we are the local electrician experts across the Inner West, for every job big and small.
We are just a call away – wherever you are in Annandale, from the Johnston Street boulevard and Booth Street through Annandale Street, Collins Street, Nelson Street, Trafalgar Street, Whites Creek Valley Park and the Rozelle Bay foreshore, we get an electrician to you fast.

Almost the whole suburb sits inside the Annandale conservation area, with the Parramatta Road area alongside it. Internal work proceeds normally, but we plan routes so nothing new is surface-mounted where it reads from the street.
Much of the 28.8 per cent flat stock is a subdivided villa or a 1920s walk-up, not modern strata. Shared original supply and legacy circuits are common, and we sort out who is on what.
Nearly half of Annandale dwellings are semis or terraces built between the 1880s and 1930s. Narrow plans make cable routes awkward, so we work through roof, subfloor and rear elevations and keep patching small.
Around 42 per cent of Annandale homes are rented. We repair or replace hard-wired alarms inside the legal window, check one is fitted on every storey and leave dated records for your agent.

All our electricians are fully licensed, insured, and continuously trained to stay current with industry standards. We bring years of hands-on experience to every project, making sure your electrical work is done safely and to the highest possible standard.

From the first quote to the final invoice, you’ll know exactly what you’re paying for. Our clear communication and honest approach help you plan your project with complete confidence.

When something goes wrong, it goes to the front of the queue. Our electricians respond quickly and offer same-day service, so power and safety are restored without a long wait.

We’re proud to be a top-rated Sydney electrician, with 250+ happy customers and a long list of five-star reviews behind us. That reputation is built on turning up, doing the job properly and standing behind it.

We back the quality of our workmanship with a lifetime labour guarantee. This means you can have total confidence knowing that if any issues arise due to our work, we’ll return promptly to make it right — no extra cost, no hassle.

Booking us is easy — call, send an email, or fill out our quick online form, and we will find a time that works around your day. Our friendly team responds promptly and takes the time to understand exactly what you need.

Once we understand the scope of your project, we’ll provide a detailed and transparent quote outlining all costs upfront. We believe in honesty and clear communication, ensuring there are no hidden fees or last-minute surprises.

We turn up inside the window we promised, and if anything changes you hear from us first. Our electricians are punctual, prepared and respectful of your home or business from the moment they arrive.

Our electricians treat every property — whether it’s a home or business — with the utmost respect. We work efficiently, maintain a tidy workspace, and thoroughly clean up after the job is completed.

Olympic Electrical started in 2017 with one van, a licence and a simple promise: turn up when we say we will, and charge what we quoted. Spyro still runs the business the same way today, and the team has grown to five-plus licensed electricians working across Sydney and through Annandale and the Inner West every week.
You deal with tradespeople, not a call centre. The electrician who quotes your job is the electrician who does it, the site is left clean, and the workmanship is backed by a lifetime labour guarantee. That is how we have built a base of more than 250 happy customers and thousands of completed jobs.

A lot of Annandale addresses are not what they were built as. The suburb was subdivided from 1878 with large villas and generous lots, and over the following century many of those houses and the pre-war walk-ups behind them were divided into flats. What often did not change was the supply: one original point of entry, one board, and tenancies quietly sharing circuits that were never meant to be shared.

Every job we complete is covered by a Certificate of Compliance for Electrical Work, as New South Wales requires. Where we replace or alter a switchboard, AS/NZS 3000 requires RCD protection on the final subcircuits, so that work is brought up to standard rather than patched around. Type AC safety switches have not been permitted in new electrical work since 1 May 2023, so we fit Type A or Type B as the circuit demands.
We quote the job, and the fixed price is agreed before work starts. Published rates mean little in Annandale, because a lighting circuit in a converted villa on Johnston Street and the same job in a single-fronted terrace off Nelson Street involve very different access, cable runs and making good. So we look at the property, explain what the work involves, and put the figure in writing.
Whether it is a switchboard upgrade, new lighting or a full rewire at home, or a fit-out, three-phase supply and planned maintenance for your business, our licensed electricians handle it end to end. You get a fixed price agreed before we start, a tidy site when we leave, and a lifetime labour guarantee on every job across Annandale and the Inner West.
The questions we hear most from Annandale homeowners, apartment residents and strata committees. If yours is not covered here, call us on 02 8999 3691.
Yes, in most cases. We work Monday to Friday from 7am to 5:30pm and Saturday from 7am to 2pm, and Annandale is a short run for our vans. Call 02 8999 3691 early and we will usually get someone to you the same day. If the fault is a safety risk, such as a burning smell or a dead switchboard, it goes to the front of the list.
We do not publish prices, because no two Annandale jobs are the same. A power point in a converted villa on Johnston Street and a rewire in a single-fronted terrace off Nelson Street carry very different labour, access and making good. We attend, look at the actual work, and give you a fixed price agreed before anything starts. The quote covers materials, labour, testing and the compliance certificate.
Old boards and informal subdivisions. Council dates the housing here from the 1880s to the 1930s, so brittle cabling and rewireable fuses are still common, and a large share of the flats are converted villas or pre-war walk-ups where the original single supply was split without ever being properly separated. We replace the board, sort out the metering, test every circuit and fit RCD protection where the standard requires it.
Around 29 per cent of Annandale dwellings are flats, and many are conversions rather than purpose-built strata, which makes the line harder to see. As a rough guide, wiring inside your lot from the point it branches off common property is usually the owner responsibility, while the shared switchboard, rising mains, meter panels and stairwell lighting are common property. We attend, identify which side of that line the fault sits on, and write it up so your strata manager has something clear to act on.
Often yes, but off-street parking is the constraint here rather than the electrical work. More than one in eight Annandale households has no car at all and most terraces have no garage, so where there is a garage, hardstand or a strata car space we check the supply, the board capacity and the cable route, then quote a compliant install. Type AC safety switches have not been allowed in new electrical work since 1 May 2023, so the charger gets Type A or Type B protection as the installation requires.
Usually yes. We start by tracing what is actually connected where, because informal splits rarely follow the lot boundary. Then we set up individually metered sub-mains from a proper point of supply, give any shared lighting or power its own common board with RCD protection, and assess whether the incoming supply can carry the separated load. You end up with an installation that a tenant, an agent and a future buyer can all make sense of.
It affects how, not whether. Essentially the whole suburb sits inside Inner West Council’s Annandale heritage conservation area, with the Parramatta Road conservation area along the southern edge, and the guidance is to retain original detail and avoid changes to original form. Internal rewiring, switchboard and metering work generally proceed normally. We route new cable through internal risers, roof spaces and rear elevations, and anything visible from the street is worth checking with council first.
In New South Wales a rented home needs a working smoke alarm on every storey. Landlords must repair or replace a faulty alarm within two business days of being told about it, and alarms must be replaced within ten years of the manufacture date. Hard-wired alarms must be worked on by a licensed electrician. With around 42 per cent of Annandale homes rented we do this work constantly, and we leave you dated records.
When we are already on site for a booked job, the safety check costs nothing. We look over the switchboard, test the safety switches, check the smoke alarms and look for obvious hazards such as scorched outlets, loose fittings or perished cabling. You get a plain summary of what we found, what is urgent and what can wait. There is no obligation to book any of it.
Every electrician on the team is licensed and insured. We have been trading since 2017 under founder Spyro, with more than five licensed electricians on the tools, over 250 customers and more than 7,000 projects behind us. We back our workmanship with a lifetime labour guarantee, so if something we installed fails because of our work, we come back and fix it.
