The appliance is the easy part, and the real work is making sure the switchboard, the mains and the circuits behind it can actually carry the new load safely.

Often yes. We are on the road across the Inner West from seven in the morning, Monday to Friday until five thirty, and Saturday until two. Leichhardt is a short run for our vans, so if you call early with no power, a tripping board or a burning smell, we will usually get an electrician to you the same day. We do not publish prices, and we would rather not guess over the phone. An electrician attends, looks at the actual board, the cable condition and how hard the access is, then quotes the job. The fixed price is agreed with you before any work starts, so what you approve is what you pay. If something hidden turns up once a wall or ceiling is open, we stop and requote.
The switchboard. Most of Leichhardt was built out during the Federation period, and a lot of those single-storey cottages and semis are still running boards that were only ever sized for a light circuit, a power circuit and a stove. Add a dishwasher, air conditioning, an induction cooktop and a home office and the board trips constantly. The fix is a properly sized board with RCD protection on the final subcircuits.
As a general rule, wiring and fittings inside your lot boundary are yours, and anything serving the building as a whole is common property and sits with the owners corporation. A dead power point inside your apartment is usually a lot owner job, while stairwell lighting, car park lighting, the common area board and the mains feeding the building are usually not. We attend either way and write the scope clearly.
Yes, and it is worth doing properly. An EV charger needs Type A or Type B protection depending on the unit, and a dedicated circuit with enough capacity behind it, which is where a lot of older Leichhardt boards fall short. Off-street parking here is often tight or shared, so we look at the cable route, the meter position and the board first, then quote a charger and circuit that actually suit the property.
More than swapping an appliance. An induction cooktop and a heat pump hot water unit each want their own correctly sized circuit with Type A RCD protection, and the outdoor heat pump needs a lockable isolating switch next to it. Many Leichhardt homes need the switchboard and sometimes the mains upgraded first. We assess capacity before you buy anything, so you are not stuck with equipment the house cannot run.
It changes how we do it, not whether we can. Leichhardt has conservation areas such as Albert Street and the Leichhardt Street and Stanley Street area, where face-brick frontages, decorative detail and original ceilings matter. We plan cable routes through roof spaces, floors and internal walls rather than chasing visible brickwork, keep surface conduit off street elevations, and flag anything needing Council approval before we start.
NSW rules require a working smoke alarm on every storey of a rental property. If an alarm fails, you have two business days to repair or replace it, and hard-wired alarms must be worked on by a licensed electrician. Alarms also need replacing within ten years of manufacture. We install hard-wired interconnected alarms, test what is already there, and give you documentation your managing agent can put on file.
