Lewisham deals are running for flats near the station, homes along The Boulevarde, and properties by Lewisham West and Taverners Hill light rail stops. Owners beside the Long Cove Creek viaducts count as well. Say you saw the offer when booking and we will apply it.

Lewisham is apartment country by Inner West standards. The 2021 Census found 57.0 per cent flats, 28.6 per cent separate houses and 13.2 per cent semis or terraces, with nearly one in five homes having a single bedroom. Land was sold off from the 1850s once the railway came through, and the Lewisham Estate Heritage Conservation Area protects much of the older fabric. We look after compact unit boards, period house rewires and appliance circuits for kitchens being modernised.

Commercial activity is modest: small shops near the station, businesses facing Parramatta Road and New Canterbury Road, plus schools and churches such as Christian Brothers’ High School and St Thomas Becket’s. We service offices, classrooms and shopfronts with commercial electrical repairs, lighting upgrades and planned maintenance.

For Lewisham we offer same-day service from Parramatta Road down to New Canterbury Road. Typical calls: a unit block losing stairwell lights, a rented one-bedder with a burnt-out power point, or an older house on The Boulevarde tripping repeatedly after rain.
With 47.1 per cent of Lewisham homes rented, well above the NSW figure of 32.6, a lot of our work here runs through landlords, agents and strata managers. They need faults cleared quickly, alarms certified and switchboards made safe between tenancies. Owner-occupiers in the conservation area call us for careful rewires, and schools along The Boulevarde book routine checks. Acting as a Lewisham electrician means juggling all of those clients in one small postcode.
The suburb is squeezed between the Inner West railway and the light rail line, so many blocks sit close to the tracks and the old Long Cove Creek viaduct. That brings apartment switchboard upgrades, intercom and common lighting faults, and occasional emergency callouts when a building loses power. We serve these streets and the rest of the Inner West from bases a short drive away.

Flats make up 57 per cent of Lewisham homes. We upgrade small unit switchboards, repair intercom and common lighting circuits and separate lot faults from common property problems for strata.
Almost half the dwellings here are rented. Agents ask us to test RCDs, install hard-wired smoke alarms and supply signed reports so landlords can show compliance at the next lease.
The Lewisham Estate Heritage Conservation Area covers several precincts of older homes. We rewire behind original plaster and keep new fittings discreet so the street character stays intact.
Christian Brothers’ High School, Lewisham Public School and St Thomas Becket’s all sit locally. We handle lighting upgrades, test and tag, and circuit repairs timed around lessons and services.

Our licensed team handles Lewisham blocks of flats and period homes alike, from compact unit boards near the station to Victorian cottages inside the Lewisham Estate conservation precinct.

Every job gets a written fixed figure after we look. A one-bedroom flat near Taverners Hill and a two-storey house on Thomas Street will never share a template price.

When a Lewisham tenant reports sparking, or a block loses its stair lights at night, that call is lifted ahead of planned installations for the day.

Our 250+ customers include Lewisham renters, strata committees, schools and owners, and many came to us after a neighbour in the same building shared our number.

Our labour on every Lewisham job is guaranteed for the life of the work, including concealed runs inside heritage walls and new circuits for renovated apartments.

Let us know your building, unit number and how access works, whether that is an intercom, a strata key or a side gate. We then book a time that fits you.

After checking the board and the problem circuits, the electrician explains what is involved and emails a single fixed price for you or the strata manager to approve.

Parking around the station fills early, so we plan our stop in advance and arrive within the promised window, calling you if the New Canterbury Road traffic delays us.

Rubbish goes with us, common hallways are left clear for other residents, and you receive the compliance certificate plus a note of every circuit we touched.

Our crew began in 2017 when Spyro set up the business, and today five-plus licensed electricians carry the load. Lewisham has become part of our weekly Inner West loop, largely because of its rental blocks and older conservation-area homes. Clear reports for property managers, careful work around heritage fabric and punctual arrival at buildings with tight access windows are the things we focus on here.

Flats account for 57 per cent of Lewisham dwellings, more than two and a half times the NSW share, and many are older walk-ups near the rail line. Unit boards in those buildings are often tiny, crowded and missing residual current protection, which makes them our most requested job in 2049.

NSW rules mean a Certificate of Compliance for Electrical Work goes on file for every Lewisham job we finish. In older walk-ups and conservation-area homes, defects we uncover are repaired or recorded in writing, never ignored. Board replacements and alterations trigger the AS/NZS 3000 requirement for RCDs on all final subcircuits, and because Type AC devices are no longer allowed in new work after 1 May 2023, we install Type A.
You will always see a written fixed price before we start. Guessing over the phone is unreliable here, because adding a circuit in a recent apartment with accessible risers is quick, while the same result in a Victorian cottage on Toothill Street means crawling under floors and working through hard plaster. We check the site first, then commit to the figure.
Need a unit board replaced, alarms certified before new tenants move in, or a careful rewire in a conservation-area home? Phone 02 8999 3691. A licensed electrician will inspect the Lewisham property in person, hand over a firm written figure and stand behind the labour for as long as you own the place.
Lewisham tenants, landlords, strata committees and owners in the conservation area ask us these questions most. If yours is not covered here, call us on 02 8999 3691.
Usually. Our electricians are working Monday through Friday from 7am to 5:30pm, and on Saturdays from 7am to 2pm, and Lewisham is close to several of our regular jobs. If you call 02 8999 3691 early, a same-day visit is likely. Faults such as smoke from an outlet, a warm board or a building with no power are handled ahead of standard bookings.
We never publish rates, because Lewisham jobs vary so much. Replacing a light in a modern apartment is quick, but running a new circuit through a nineteenth-century cottage with lath ceilings and brick walls takes far longer. We visit, look at the actual conditions and then give you a written fixed price that holds unless you ask for extra work.
Small, crowded switchboards with few or no safety switches are the biggest one. Many walk-ups were built long before today’s appliance loads, so we find overloaded kitchen circuits, tired light switches and cable that has been extended several times. Common lighting and intercom faults also appear regularly. We test the circuits, show you or the strata manager what we found and quote a sensible fix.
That turns on the fault’s location. Cabling downstream of the board inside your flat is generally yours to fix, while main switchboards, meter panels, risers and hallway lighting are usually common property. With 57 per cent of Lewisham homes being flats, we get asked this constantly. We find the fault first and report to both parties so there is no argument about who pays.
It affects how we work rather than whether we can. The Lewisham Estate Heritage Conservation Area covers several sub-precincts with shared heritage values, so external changes such as new meter boxes, conduits on the facade or prominent lighting may need council guidance. Internal rewiring is generally straightforward. We keep new work out of sight from the street and protect original ceilings and joinery.
You need a working alarm on every storey of the dwelling. Faults reported by a tenant must be repaired within two business days, and alarms must be replaced ten years after the manufacture date printed on them. Hard-wired units can only be installed by a licensed electrician. Nearly half the homes here are rented, so we do many of these jobs and can provide alarm testing with a dated certificate.
Possibly, but it depends on the building. Lewisham averages 1.1 vehicles per dwelling, and chargers in shared car parks need strata approval plus enough spare capacity on the building supply. We assess the main board, advise on load management and run a dedicated circuit to your space once approval is in place. Houses with a garage or driveway are usually simpler.
Water is getting into something. Outdoor lights, garden power points, old junction boxes and cable in damp subfloors are the usual suspects, and parts of Lewisham drain toward the Long Cove Creek valley. We isolate circuits one by one to find the leak, then replace or reseal the faulty part. Please avoid resetting a switch again and again, because it is warning you about a real fault.
Yes. Lewisham has several educational and church sites, including Christian Brothers’ High School and Lewisham Public School on The Boulevarde and St Thomas Becket’s on Thomas Street. We carry out lighting upgrades, emergency and exit light testing, repairs and additional power points, scheduling noisy work outside class times or services.
We cover all of Lewisham 2049, including The Boulevarde, Thomas Street, Toothill Street, the station precinct, the Lewisham West and Taverners Hill light rail stops, the Long Cove Creek viaducts and the Parramatta Road and New Canterbury Road edges. We also work every day in Petersham, Summer Hill, Dulwich Hill, Leichhardt, Marrickville, Stanmore and Newtown.
